Welcome to Broken Compass, where time stands still, and all sense of direction is lost. Come home again, to a time when you used to run around barefoot for the summer and nothing else mattered. Come home to a magical island in the middle of Maine that time forgot, and which has remained the same since your parents were kids. Welcome to Frye Island, welcome to your unforgettable summer vacation, welcome to Broken Compass.

Broken Compass is one of only 450 homes located on Frye Island in popular Sebago Lake in Southern Maine. The island is a seasonal resort destination that is only open from May through October.

The cottage, although renovated, is still an older cottage that is described as perfectly imperfect. If you are looking for a brand-new house, this is not the place, rather this is a place where kids can run around with a little sand on their feet and parents can relax and unwind with their favorite beverage on the covered front porch as they soak in the summer. Cook like a pro in our kitchen and after dinner gather the family for an epic board game night or just relax and watch a streaming movie on the 65" smart TV with ROKU and DirecTV. Gather around the firepit at night and enjoy s'mores and your favorite songs or stories with the kids and their best friends.

This summer cottage is a 2-bedroom 1 bath home with small lake views in the summer and expansive lake views in the Spring and Fall. The cottage has been completely renovated and updated with modern decor and amenities. Who wants to have to bring all of their linens, blankets and towels? Not our guests. We subscribe to the everything included model where we supply everything that you would reasonably expect and need during your stay. Towels, linens, toiletries, soap, laundry detergent, propane BBQ and a wide assortment of cooking supplies.

Another glorious week at the broken compass. Our kids (6 and 7) love being able to ride their bikes the 1 minute down to the community center. We had mixed weather during our late August stay and the cottage had everything we needed for comfort and fun. Thank you

Perfect! (Aug 19-26)

We had in an incredible week at this beautiful home. Clean, cozy, comfortable, everything we needed. We explored just about everything the island has to offer with our dogs and kids ages 5&7. We particularly loved the short walk to the Rec center with our kids. Highly recommended and would love to stay again. Thank you!

An OK Dog Friendly Cottage

Overall the place was OK but the pics on-line were from a while ago so the furniture was older than the pics showed. The mattress on the queen bed should be replaced and it had a plastic cover and no mattress pad so was noisy when you moved and too warm. The twin bed mattresses are newer and did have mattress pads. It is an older cottage (as noted in the description) and as such it was damp and musty (it was warm and humid during the day while we were there) so keeping the AC on was a must. The screened in porch was nice and I would have liked to have spent more time out there but it had not been cleaned and the screen door didn’t fit securely so it wasn’t bug proof. The positives: cottage is conveniently located near the community center and beach 6, the kitchen had everything we needed (except a dishwasher; but not many people in our group so no problem washing dishes) and the owner was very nice and responded promptly to questions and concerns. I primarily rented this place because there were only 2-3 in our group and it allowed us to bring our dog which many rentals don’t do.

Frye oasis

This home is clean and bright. The kitchen has everything you need and tons of counter space. Communication was excellent from the moment we booked. Loved the ease of check-in. Linens provided was so helpful for our family. We had a rainy day but enjoyed the awesome TV and screened in porch. Great spot on the island close to the rec center. Good quality stuff throughout the home. Grrat stay!

Nice Place

Excluding food, everything we needed was provided. Unfortunately it rained a lot, fortunately it didn't matter as the cabin was so pleasant, and when the rain stopped we could enjoy the out doors. There are many small beaches, we explored them all.

Great location for a family!

The cottage was the perfect size for our family and the location was ideal (walking distance to the playground, tennis courts, and rec center; short drive to beaches, general store and restaurant). There were plenty of towels, the grille was easy to use, and the washer and dryer were a great convenience. We had some trouble at check in—didn’t receive the door code at 4:00pm and the one we received after a call didn’t work. The property manager solved the problem for us after a few phone calls. The disappointments were the queen mattress quality, the wireless not working, and access to the fire pit area.

Perfect Fall Escape!

We had a great weekend at Broken Compass - it was perfect for our group of three. We cooked all our meals in the efficient kitchen, enjoyed playoff baseball on the excellent TV, and relaxed and enjoyed some walks around the island. We even saw a sunset that looked just like the photo in the listing! It was quiet and cozy, just what we were looking for.

Cozy little camp/cottage

This cottage was cute and had everything you need. It smelled a little musty would be my only critique. The one thing I would say needs to be stated is that you have to catch a ferry to access the island. There is not a bridge. The ferry is $35 round trip (for you and your car) which can add up quick if you are planning on going on and off the island during your stay. I would stay there again.

Perfect for Singles, Couples or Families

From beginning to end, everything was as smooth as glass. This adorable cottage was recently renovated and has whatever one may need for a wonderful vacation on Frye Island. It was sparkling clean and cozy. The cabin is snuggled in the woods but the beaches aren’t far, so you won’t miss one single sunset. There’a even a fire pit to sit around - bring firewood. This dog-friendly get-away is perfect for a single person looking to escape reality or for a family seeking pure Maine fun. I went after the summer, so the recreation center was closed but I knew that from the start. Some general things in case you missed them: The Golf Course was open. It has a driving range and putting green with clubs you can borrow. $5 & $10 a bucket. Pickleball and tennis courts were also open. Pick up FIN when you arrive at the dock because it gives you all kinds of Island News, including the ferry schedule. The ferry isn’t cheap ($35 rt for non-owners) so figure it into any trips you’re making off the island during your stay. But it’s fast and efficient and my dog, TJ, got a snack each time from the awesome crew members, so he loved it. Make sure you stop for supplies before heading to the ferry because it’s about 20 minutes or so to the nearest store. The FI General Store has a few grocery items (and not over-priced) but I don’t think enough for a week away. They have a nice selection of reasonably priced FI gear and souvenirs. The Cafe has delicious food and the blueberry BBQ sauce is beyond words. Everyone I met on Frye Island was so nice and The Roys are excellent hosts. Thank you so much!

Nice island, nice place, great porch!

Loved the screened in porch for the bugs. House sits on the west/sunset side of the island, best side. Wish some trees were cut more for the view, but overall nice place, nice trip. Every item was well stocked. Dish/satellite tv with a lot of channels. Great amenities. Location is right next to tennis courts and golf Course which had live entertainment. Communication with owner was fantastic!
