Beautiful, sprawling 1.5 acres with nature, large trees, quiet tree lined streets to enjoy on long walks in this wooded area.

We have 2 very large rooms (close to 400 sq ft each) that make up the second floor, each for rent, separately. One full bath with tub and shower upstairs- it’s Private if only one room rented, shared if both are.
No one lives on second floor.
If you would like to book both rooms they are named Fox Knoll 1 and Fox Knoll 2.
There is also a listing called just ‘Woodland Hideaway at Fox Knoll’ which lists/rents the entire upstairs.
You would have entire second floor and almost 1000 sq feet of space.

Queen beds for 2 guests to each room, but if you have more people, message me and we can figure something out! We also have air mattresses.

Hardwood floors, large windows, queen beds, table / chairs or desk and chair -work space, ( small kitchenette upstairs with fridge, Keurig, microwave), wireless high speed internet, SmartTVs with Netflix, Hulu, Prime included.

Quiet property makes for relaxing stay-and great for sleeping!
A favorite here is Outdoor space to sit and read or enjoy a drink under the trees. Corn Hole game, basketball hoop, Bocce Ball set.
Outdoor dining, bird feeding stations and fire pit.

This place was awesome in a wonderful community with a wonderful host. I would greatly recommend anyone coming to Indianapolis who does not want to stay in a hotel and is seeking a stay in a place that feels as if they were staying with good friends or family to stay here.

Lovely home with welcoming hosts

I recently stayed at Fox Knoll for an extended weekend. It was perfect for me. Lovely home in a beautiful neighborhood. Close to amenities in northern Indy. Sandra is a great host and made sure I had everything to ensure my stay was comfortable. I will happily return if I am back in Indy.

Fox Knoll Stroll

Darling and spacious, this meticulously quaint room boasts a serene setting in one of Indy‘s most prestigious neighborhoods. Our host greeted us on the porch with a smile and an open door. Smooth jazz playing softly inside the entry welcomed us warmly and soothed our minds. Sandra was attentive to my fiancé‘s fondness of a particular coffee creamer and had it available during both our first and second stays. When our next adventure requires another overnight stay in the greater Indy area we won’t hesitate to visit Fox Knoll and take a stroll. ⭐️ ⭐️⭐️⭐️⭐️

An enchanted forest stay!

I highly recommend this property. I stayed here while my son played at Grand Park, and it was very convenient to get to everything...the games, restaurants and shopping for food and snacks. The setting was absolutely beautiful...walks in the neighborhood left me feeling like I was in an enchanted forest, and the property itself was exactly as described. I stayed in one room on the second floor, and had the bathroom to myself as the guest using the other room was away for the weekend. Sandra was the perfect host...very responsive to questions and available when I arrived to show me around. My son stayed in another house with all his teammates but there was plenty of room and a blow up mattress if he'd decided to stay with me. It was a wonderful place to stay. Very relaxing and hospitable. Thank you Sandra!

Hostess was very hospitable. She provided recommendations in the local area, checked in w me to make sure all was well, and her husband even helped remove snow from my car. They went over and above. The room was clean, bed comfortable, house so quite, great location. Would definitely stay there again if I am ever in that area again.

AMAZING!

On a 7 day road trip alone, I found myself at Sandy and Rich's home in Indy and of the 6 total places I stayed on my trip this was hands down my favorite. Rich and Sandy are lovely people with a beautiful home in a very serene neighborhood. I felt right at home here - they've truly made a place for travelers of all kinds. I'd go back again just to visit with these two individuals. Thanks Sandy and Rich for a great stay and your wonderful hospitality. I sure hope our paths cross again.

The hosts were very gracious and so accomodating. We had several campfires and enjoyable conversations with them...but if you wanted privacy...they respected that. Very close to Grand Park which is what we needed...Our daughter and 3 granddaughters stayed in the other large bedroom. worked out great for us....

Great Stay!

We were visiting our daughter who lives in Indy, but has a very small place. We just needed somewhere to crash. Sandy's place was a short distance away and in a beautiful neighborhood and it served our needs wonderfully. And was a great price. I've never stayed in a bread and breakfast before, but I feel like this had a very similar feel. You do come through their front door and go right up their steps. Our bedroom was on the left at the top of the stairs, and there is another rental to the right. The bathroom is in the middle. No one was in the other room when we stayed there, so the bathroom was not an issue. If both were rented to different groups, that might be odd, but Sandy clearly listed this in her description, so it was not a shock. Better yet, if your group is a bit larger - rent both rooms! It was an older beautifully decorated home. Sandy was a wonderful host and wanted to go out of her way to make the stay enjoyable. Highly recommend if you are aware of everything listed above. Thanks Sandy!

Great VRBO

I would 100% recommend. Their home is beautiful & very clean. Our large room was stocked with snacks & games & the bed was very comfortable. The other room on the 2nd floor was rented out at the time so we did have to share the bathroom with the other renter, but that was not an issue for us. I’m sure they would rent out the entire 2nd floor if desired. Sandra is so sweet & accommodating. My son enjoyed playing in their beautiful large yard, they had footballs & basketball for him & even offered to start a bonfire for us. Their neighborhood is charming & quiet. We will be staying again on future trips to Indy.

When they left the nest, we realized we have so much space for just us.
Our friends tell us It feels so relaxing and peaceful in our space and on our property, that we decided to share the natural beauty we get to enjoy, by being hosts.
We turned our second story into 2 huge private bedrooms (and a full bathroom). Kitchenette.
(No one lives upstairs, just for guests)
We love wildlife, and this property is awesome for the nature, bird watching and beauty all around.
There is plenty of outdoor areas guests have access to, to relax or play yard games, or enjoy a meal.
Corn hole, basketball hoop, badminton, bocce ball. Bird watching. You may see a fox or two, deer, raccoons, Bard owls, Great Horned owls and lots of squirrels and chipmunks!
We hope you love your stay, and the spacious, charming, quiet room you would be staying in.

We have a unique property, especially when you consider our proximity to all the great attractions in the city. We are centrally located, and check out all of the attractions within .5-8 miles around us!
Our neighborhood and location is considered one of the best in the city, and we are fortunate to have 1.5 acres that has been certified by the Wildlife Federation as a Wildlife Habitat. We are in the city limits, but once you get inside our neighborhood, you would never realize you are in a city area!!! Large trees, woods, quiet, wildlife.
