* THE ESTATE *
This home is not just a stay; it is a lifestyle. Designed by Colbourn Currier Noll architects of San Diego, it is reminiscent of French chateau design with bilateral symmetry, a front courtyard and arrays of double French doors.
The open single level plan provides huge open space perfect for entertaining and family gatherings. It is also ideal as a spacious luxury retreat for couples or up to 8 adults. We can accommodate up to 16 people with bean bag mattresses, if guests (particularly families) are comfortable sharing.

Our outside pool and yard features include:
• An immense half-olympic size salt water lap pool, 4'6" depth. Heated for free to at least 80 degrees March-October, and with a fee of $40 per degree of heat in winter.

• Outside dining for 12 in our lanai, with an additional table for 4.

* POOL AND SPA HEATING *
Pool heating is provided for free by our electric heat pump from March to October, with temperatures ranging from 75-85 degrees depending on season. In the winter we generally run our heat pump November and December keeping the pool at a still-swimmable 70 degree base temperature, and turn heat off January and February. To heat our pool additionally, we must use propane which is unfortunately expensive for a 35,000 gallon pool. We charge $40 for every 1 degree change in temperature (for example, $400 to raise the temperature from 70 to 80 degrees). Heating in winter must be requested prior to arrival. Heating the spa up to 104 is always free of charge. Guests are responsible for operation of pool controls and hosts can make no guarantees for pool temperature or equipment use.
* EVENTS AND RETREATS *
The house and grounds can be set up to accommodate small private events, such as retreats, intimate weddings and rehearsals. We have a limit of 60 people for outdoor events and 12 vehicles maximum. Parking is limited and we especially cannot block the private lane for fire safety. Please take care not to damage grounds, landscaping and irrigation. Please contact hosts with specific event plans. We are happy to recommend personal chefs and local caterers for your special day.

- HOUSE RULES -
- LIABILITY WAIVER - By booking the home, all guests and participants in events must agree to waive all liability for injury related to use of equipment including but not limited to pool, spa, grill, kitchen and gas appliances; and assume all risk for use of facilities. If this is not agreeable, the booking is void, the organizing guest must cancel immediately and notify the host.
- Smoking, vaping, drugs (including marijuana) and excess use of alcohol are strictly prohibited. In particular, smoking outside can pose severe fire hazard. Absolutely no fireworks, fire pits, or anything flammable on grounds, especially in the back yard.
- We strictly prohibit loud parties, excess noise over 70 Db (60 Db after 9 PM), and all outdoor music unless specifically allowed by the host. If a neighbor complains, you will be asked to stop. On repeat complaints you will be asked to leave, by hosts or police if necessary. Tampering with the noise monitor is also grounds for removal.
- The top bunk of the bunk bed should be used at guests' own risk, and by only one person, maximum weight 180 lbs. Please use the provided rail guard.
- Pool heating is provided for free by our new electric heat pump from March to October, and at host discretion November-February depending on winter booking (please inquire). Base temperatures range from 70 to 85 degrees depending on season and prior guest use. We charge $200 for every 5 degree change in temperature (for example, $400 to raise the temperature from 70 to 80 degrees); this must be requested in advance of arrival. Heating the spa is free of charge. Guests are responsible for operation of pool controls and hosts can make no guarantees for pool temperature or equipment use.
- Please inquire before bringing pets. We request that owners clean up after their pets themselves, both waste and any hair. Additional cleaning due to pet-related mess may be deducted from the security deposit, as warranted and at the discretion of the host and co-host.
- Small private events such as yoga retreats, professional gatherings, vow renewals, small weddings and receptions are allowed. Generally we charge $50 per person beyond 30 people for special events, but this may be waived depending on use. We request that events abide by noise rules and respect that this is a residential neighborhood. Please inquire if you are planning an event.
- For events, we request guests bring their own additional seating and tables, and use either the flat area of the back yard or the area under the wisteria pergola (where the ping pong table currently is). Parking is limited to 12 vehicles total. Please do not park on the pavement on Chandelle Ln, park on the grass instead or carefully along the private driveway. Please take care not to damage irrigation systems, and put everything back the way you found it when finished. Most importantly, ABSOLUTELY NO SMOKING OUTDOORS DURING EVENTS -- especially no smoking in the back yard. NO FIREWORKS, NO FIRES, and NO FLAMMABLE DEVICES AT ALL. Guests are responsible for all cleanup (garbage, temporary furniture, etc.) for the event; our co-hosts are *not* equipped to clean after large events. Event trash must be disposed by guests and not left on premises.
- EXPECTATIONS ON HOME MAINTENANCE AND PESTS:
This is a large home in the countryside. It was built in 1987 and last renovated in 2022. We strive to keep it ship-shape, but be aware there may be defects during your stay that we have not yet addressed. Please occasionally expect rough edges, dust in tough-to-clean pleaces, imperfect window seals, non-functioning blinds, and unpainted trim. There will occasionally be bugs and wildlife. Hosts cannot guarantee a 100% pest-free experience at all times. We ask that guests set reasonable expectations for our home. Unless there is a matter of safety, any refunds will be entirely at host discretion. If you are not comfortable with this, please book elsewhere.
