NEWLY INSTALLED CENTRAL A/C

➣ Welcome to our 2048 sqft water-front cottage. Just 2.5 hours from Toronto, our place is perfect for couples, and families looking to spend a relaxing and lively trip.

➣ Pass your time relaxing inside our clean and comfortable cottage, cozying up near the fire pit, dipping your feet on the dock, taking a kayak or paddle boat into the water or enjoying the amazing views and unwinding by spending an hour in the wood-burning barrel sauna.

THINGS TO LOOK FORWARD TO:

➣4 comfortable bedrooms with 4 queen size beds and one bunk bed
➣2 Living areas. One with a sectional sofa and one with 3 large couches and a love seat. Each living area has its own TV and Blue-ray player/Netflix
➣1 bathroom with a standing shower and 1 bathroom with a jacuzzi tub (the second bathroom does not have a shower)
➣open concept kitchen with walk out onto patio and outdoor diner area + BBQ grill
➣1 acre of grass going down to the water and fire pit
➣lots of space for lawn games which is entirely visible from the deck to keep an eye on little ones.**
➣private wood-burning sauna with porch and half-moon window providing breathtaking views of the lake while you sit and enjoy
➣private dock with 2 kayaks, a canoe, a 4-person paddle boat, and half a dozen life jackets
➣public sandy beach with playground and picnic tables just 8 minutes walk from the property which is ideal for swimming
➣public boat launch right around the corner for those who wish to bring their own boat
➣2 HDTVs with Cable television on one, and Netflix and Blue-ray players for both + Tons of board games
➣in the winter, Snowmobile trails are two minutes away for those that wish to bring their own snowmobile

Our water source is a well and there is a filtration system so you are able to drink and cook with the water.

We do provide linens and towels so there is no need to bring your own.

There is both a fire-pit with seating provided for your enjoyment near the lake and a wood burning sauna near the cottage. We do not provide firewood but it can be purchased at a local store. Practically all gas stations north of Barrie sell firewood. Simply pick up 2-3 bags on your way to the cottage.

There are watercraft for your enjoyment and some life jackets. As per the rental agreement, personal safety when using the kayaks, paddle boat or enjoying the sauna is your own responsibility and we assume no liability in case of accidents or injury.

The lower-level (basement) of the cottage is above grade. So basically all 2048 sqft of living space is above ground. The 3 couches in the basement are long and wide. They can be slept on, even though they are not technically "sofa beds".

At the end of your stay, you may leave one large bag of household garbage, and one recyclables bag for plastic and tins. If you have more than that, you will need to take it with you. Additional fees ($20 a bag) may be incurred if you leave behind more than the above mentioned limit.

GUEST ACCESS

The whole space is for your use. We have one room Locked in the basement along with the garage for our personal items.

The tub in the upstairs bathroom is functional. You may fill it during your stay. However, please only fill the tub once or twice per day. Filling the tub more than twice per day will deplete the treated water supply thus causing you discomfort. See below for guidelines on how to manage the water.

REGARDING WATER AND LAUNDRY

As mentioned above, the water is from a well and is filtered. It's perfectly safe to drink. HOWEVER, the water filtration system can only treat so much water in a given period of time. So if you're a large group, please spread out your showers and laundry/dish washer usage.

If you run the washing machine and someone uses the shower *at the same time*, there is a chance the water will become orange and this can stain your laundry (though it will eventually wash off). In the event that water does become orange, just let it settle for half an hour and it will be back to normal.

NOTE ON WIFI

Rural wifi is not as reliable as wifi in major cities. 25 Mbps internet with a monthly cap of 450 GBs is the best internet money can buy in these areas. It can accommodate 3-4 devices at once with no problem at all. In case of any issue, the instructions for how to reset the modem are posted on the wall in the kitchen beside the fridge. Restarting the modem will fix the internet issue 99% of the time.

Since 450 GB is the amount of data available for any given month, guests will be required to limit usage to 15 GB per day (especially during peak summer months). We'll give you a heads up if your usage is trending high so you're able to control it. An overage charge of $5 per GB may be incurred if you use more than the stated amount.

This much data is normally enough. If you're accustomed to more heavier usage, we recommend augmenting the cottage wifi with your own cell carrier data. Cell reception at the cottage is excellent, especially with Bell.

**Please keep in mind that the state of the lawn is subject to the weather. If there's a thunderstorm and heavy rainfall, the lawn will be wet and not ideal of outdoor play. In this case, you can take advantage of the many indoor activities.

Great spot, with some important caveats
The cottage was comfortable and and had room for everyone, we really enjoyed the sauna, fire pit, and boats. Great rec room, large well stocked kitchen, large TV well stocked with games and entertainment. Some issues I do have to note though, the lawn and dock is completely filled with Geese poop, so it's essentially unusable. The dock/lake area is also in a swamp, so you cannot swim off the dock if this is what you are hoping for. However, the host provides boats so you can paddle out to a nearby island to go swimming, so it's nice to have that option on a sunny day, however there should be enough life jackets for full house capacity (there were only 6, for safety they really should have 8-10). The rule book is also quite long and onerous. The man-made bridge to access the cottage was also a little scary to driver over and looked borderline unsafe, and the deck facing the parking lot had a column post (closest to the sauna) sinking into the driveway and as a result is twisting and separating the stringers, it should really be looked at for structural safety. The group did complain that the beds were uncomfortable, and the AC unit was extremely loud when it would start up, waking up people in the middle of the night multiple times. The water also would sometimes turn a rusty orange.

Excellent spot for a big group!
We were a group of eight friends staying for a weekend of lawn games and relaxing. The place itself is pretty spacious, with two separate living room areas and a well equipped kitchen. The whole place was clean when we arrived, beds were comfy and the extra couches/bunk bed are handy for hosting big groups. There were plenty of blankets, bedding and towels available for all. The outdoor space is what we really came for though! We used the wood-burning sauna every day and loved it, the lawn is huge and perfect for games, the deck is spacious and equipped with a BBQ, some shade cover and plenty of seating. While it isn't a good place to swim, the water access at the cottage is great for paddling around in the kayaks/canoe/paddle boat and there is a beach nearby. I didn't visit the beach personally, but a couple friends made the quick walk over and said it was great for swimming. We also paddled out to a little island close by that has a picnic table and some good rocks to swim off of. Yusuf was an excellent host! Communication was quick and easy, and the paper guide left in the cottage had all the info we needed. He went above and beyond to make sure we had everything we needed for a comfortable stay. Highly recommend this place if you're looking for a relaxing weekend with plenty of activities!

October Long Weekend
Yusuf was a fantastic and gracious host from beginning to end; very responsive, accommodating and truly wanting our stay to be enjoyable. The cottage is well appointed and comfortable with all the amenities needed for a relaxing, stress free getaway. Beautiful colours and views this time of the year and also managed to get out onto the lake with the paddleboat. Would absolutely recommend and visit again. Thank you Yusuf!
