Large covered back deck overlooking the river & dock for amazing views and all day sits watching as the waters are filled with fun.
Bring your kayaks and fishing poles for some fun. The fishing is great and there is no better place to enjoy beautiful Tennessee while kayaking the Caney River. the dock offers good fishing too. You can bring your boat and tie off on the dock. The boat ramp is across the 4 lane Hwy directly across from the neighborhood.
The location is private yet very convenient only a few miles from local amenities.
Sparta is a fun town. With more caves, waterfalls, and scenic overlooks per square mile than anywhere else in the United States, Sparta TN is a great adventurous destination. We have over 100 miles of paddleable water including world-class whitewater and serene flat water. We are minutes to multiple hiking trails which range from easy to strenuous.
We are bordered to the north by the Falling Water River, to the South lies the Caney Fork River which offers amazing kayaking and fishing. To the west we have over 40 miles of shoreline on Center Hill Lake which offers great boating, fishing and skiing. And to the east we are bordered by the Cumberland Plateau and Bridgestone Centennial Wilderness Area which offers excellent hunting and hiking opportunities. Sparta and White County are bisected by the Calfkiller River which runs through the center of town and offers yet another place to paddle and fish.

We have stayed here several times and will continue to do so. The location is perfect for us - close to family. The property is well maintained (thanks for fixing some of the steps) and the house is super clean. Clay is so responsive and friendly.
Home was clean, spacious, and overall a great experience! We traveled from South Carolina to Sparta to spend thanksgiving with family, and we will definitely stay at this home next year!
Our stay at the cottage was excellent. Everything was very clean and modern. The host provided plenty of clean towels which isn't always a given at many places. All of the amenities were great. We stayed at this location to see several waterfalls and hike Brady (bluff) Mountain. It was a huge success. Shout out to Rise & Shine Cafe in Sparta for a perfect 5-star, inexpensive breakfast.
The purpose of our stay on this trip was to catch some of the beautiful state parks in the area. We visited Burgess Falls, Rock Island and Fall Creek. This property was a perfect central location since to do that. We didn't use the river on this trip, but there is a dock below and I wish I would've remembered my fishing pole. The house was very clean, and well maintained and beds comfortable. We will definitely stay here again on our next trip to the area.
We have stayed here for the past 3 years and hopefully will again next year. The location is close to our family and shopping. The house is in excellent shape and very clean! Clay is excellent to work with.
My husband and I spent the weekend at this river house. The home was well appointed and very clean. We paddle this river often and brought our paddle boards with us. We had a nice, relaxing weekend on the river.

Very clean!
Overall very pleased. I feel certain I have bed bug bites. Numerous red itchy bites on legs feet and arms. Symmetrical lines. Slept on window side of master. No one else has noticed anything. Did not have before stay. Haven’t been anywhere else.

Really nice house and very close to Falls Creek St. Park, Burgess Falls, and Rock Island St. Park. The house is well appointed and very comfortable. The stairwell down to the dock had one completely broken step and another was rotten and looked to be ready to give way at any time. The dock is close to the highway bridge so the traffic can be loud at times, especially from the big 18-wheelers. Overall, it was great value for the money and we plan to stay there again.
My husband and I rented this beautiful house to serve as base camp as we traveled to look at property in the area. It worked out perfectly. It was so easy to get to and relax at. The back porch served as a perfect sanctuary for reading a bookbok orenjoying a glass of wine.
If you want a clean and functional house central to great hiking, swimming, kayaking or canoeing this is it. House is very accessible from road and highway 111. You do hear highway noise but it is not bad. River is deep. We made our kids wear their vests. It is probably 30 feet deep at dock and the edge from land drops straight down. We were close to major parks and hit all the waterfall trails we could during our stay. The area is phenomenal with breath taking views. Rock island was our family’s favorite but falls creek was a close 2nd. Falls creek could be best done over several days. It is a little further away but a must.
House is very functional. We were there for 4th of July and were able to watch plenty of fireworks from our back porch. We ate out several days but cooked most of the time. Kitchen supported so we could pack our lunches during hikes.
We don’t do repeats as we try to hit new places but strongly suggest if you are active and can handle the steep hill and walk to river as mentioned by others. The fire pit area would be better if leveled.
We enjoyed our stay at this house. Our son especially loved fishing from the dock. The house was perfect for the five us. Thank you for sharing your house with us.
This property was perfect for our family. The back porch was so nice for the beautiful weather that we had. We had no maintenance issues and overall it all went very smoothly.
The River House was very clean and comfortable. It had everything you'd need. We especially loved the back porch. There are neighbors but they are not really visible from the back of the house and it feels really private. We loved the view of the water. I think it's important to note that the water is not extremely easy to reach if you have limited mobility. It's down a hill and then two flights of stairs and then a steep dock. It was fine for us but some may have a problem navigating. I don't have any complaints though. We enjoyed our stay and loved the house.
Our stay was very peaceful and beautiful. Although we didnt catch any fish from the river. We did enjoy all the natural sites around and parks that are all a very short distance away. The way to the river is a little rough. Didnt know it was so many stairs lol. However we greatly enjoyed our stay. Clay was awesome and very helpful.
The property was fantastic. We fished from the dock and enjoyed relaxing on the back porch looking out over the river. We based out of the River Cottage each day. We enjoyed Fall Creek Falls State Park, Rock Island State Park, and checked out Burgess Falls one day as well. This property was perfect for having short drives each day to see the waterfalls in all those locations. Sparta is very close by for restaurants as well. Our family had a great time here and hope to be back in the future.
We had a most enjoyable stay. The rental was very well furnished, exceptionally clean, and comfortable. Loved sitting on the back deck “catching up” with old friends. We would highly recommend this rental for anyone looking for a great getaway!
