Jacki is a tremendous host! 6-stars! Here's what happened to me: I showed up at her beautiful, spotless, Llano River rental home exactly one week earlier than my booking. Panic. I got in touch with Jacki while idling in the driveway. Fortunately, her home was available. Jacki immediately arranged cleaning and I stayed as though that was the plan all along. Thank you Jacki!
The bed was so comfortable! The house was so clean! The location was perfect. We were an hour away from all sorts of state parks. We visited three state parks.
The house had everything you needed, loved the style and felt so at home. King bed was so cozy. Doesn't have anything to do with the homeowner, but, beware during hunting season there might be deer hunters on the river bank.
This house was so cute! The decor and furnishings are so well done. Very clean and comfortable. As a family of 5, it was so nice to have space to spread out and be comfortable. My 3 girls loved it and can't wait to go back! Jacki was a superb host and very easy to communicate with. ans
It was amazing!!! Super clean house! Two amazing showers!! Bed was so comfortable!! Do not hesitate to book this house. It was a little walk to the river but it was worth it! Beautiful and peaceful!! It was a very private river spot which we loved!!! My husband and I stayed without our kids this time but we are definitely planning on bringing them next time so they can see the river! Plenty of beds for the kids as well! Loved our stay. Thank you for having us!
We had a great time at the beautiful little cottage. View was great and it had everything we needed! Host was phenomenal with some last min changes to our group and very gracious and responsive. Would love to come back when the weather is a little cooler to better enjoy the hike down to the river!
Just three girlfriends wanting to get away for an evening. The house was adorable! Very clean and exactly as described. The owner was amazing! I had to change the date of our reservation and she was able to accommodate us. Then, my husband was trying to cancel a different reservation, but accidentally cancelled this reservation. The owner was so kind about all of our craziness. I would absolutely book this property again. It was peaceful and the views from the back porch were beautiful. Thank you so much for a great stay!
Pretty, neat, comfortable home. Had everything we needed. Enjoyed our stay on the Llano river. This home is just up the road from the Slab, which is very convenient. Jacki is a great host and very responsive.

We stayed here for the solar eclipse, and I can tell you that the pictures of this property don’t do it justice. Yes, from the front it looks like an overgrown shed, but I assure you it’s so much more than that! Inside it’s airy and spacious with room for everyone to hang out together. Where it really shines is on the multiple level deck off the back of the house which overlooks the river in the distance! Incredible views of the sunset from the comfort of your own rental property! Such wonderful and thoughtful hosts as well!

The cottage is a clean, updated lodging with ample space for the two of us. We enjoyed having two bathrooms and a huge king bed and no noise above us. It has a lovely view down to the river and of the sunset from the back deck. Fine dining can be found in Kingsland at the Junction Prime upscale steak house.
Cute, clean place to stay. Has all kitchen items you need. Small TV in living room, bigger TV in bedroom. Great backyard to see the sunset and rise. 5 minute walk to the water. Great place to bird watch. H E B close by.
I used this home to gather my closest girl friends the night before my wedding. We didn't want to do anything crazy, so it was perfect for us to just sit and catch up all night! Since most of my ladies are out of town or out of state, this was the perfect opportunity to just gather and enjoy each other's company! And the bunk beds made it so that only two of us had to share a bed. All in all, it was a wonderful stay!

This was my first time getting a home for a rental instead of a hotel, and let me just say the pictures DO NOT do this home ANY Justice. The home was prepared beautifully, the cleanliness was off the charts, and very family friendly! We enjoyed our time exploring the river behind the home, had us a BBQ for dinner, and finished the night off with the fire pit. Ms. Jacki was very helpful as I did not know how to use the propane grill. Please do not hesitate to book this property for a getaway. I cannot wait to book again, watching the sunset on the balcony was to die for.
My sisters and I stayed here just for one night. We were all impressed with the property. It’s extremely clean, nicely updated, beautiful location near the river. We didn’t have time to sit outside near the fire pit but enjoyed the morning walk to the river. The owner have thought of everything to make sure you're comfortable during your stay. Speaking of comfort, we stayed in the bunk room. (Four women in their 50’s). They are well built with no wobbling, no cracking and the mattresses are very comfortable.
Communication was easy and timely. They’ve also left restaurant recommendations and house info by the front door.
We would definitely stay here again but next time for a longer period of time.
This place is wonderful and we plan to come stay here again. Very relaxing and quiet neighborhood along with being right by the river. Host kept us updated and was helpful for local activities.
We had a girls weekend visiting wineries. The location was perfect. The house was modern and comfortable. Jacki, our host, was very friendly and replied quickly.

About the host
Hosted by Jacqueline Duncan
I am a real estate broker from Austin who loves to travel and when I saw this cottage on the Llano and saw all of it's potential, I just knew it would become a favorite spot.
Why they chose this property
This little house just has a happy vibe. Not to mention that you can walk out your back door and you are on one of the prettiest rivers in Texas. This section of the river feeds into Lake LBJ so deep water is just steps away. From here you can swim, kayak, fish, tube all to your hearts content. The 400+ year old oak tree is one of my favorite features and houses many avian residents.
What makes this property unique
This is a quiet section of the river without boats blasting past. That enables you to enjoy the scenery and the wildlife to it's full potential. I've seen white pelicans fishing in the river right from the back patio as well as fox, deer and a variety of birds. Sunsets and star gazing are great from here as is the view of Packsaddle mountain from the rivers edge.
