Almost Heaven - Inverness 1001 Pamper the family with spectacular Gulf sunrises to bay side sunsets while vacationing in this 3-bedroom/2-bathroom condo with the luxury of a 9 ft. wide L-shaped balcony, boasting wraparound 535 sq. ft. of breathtaking views for sophisticated entertainment or breeze swept evenings of wine & star gazing "on top of the world." Balcony access through 3 sliding glass doors off kitchen, living room & 3rd bedroom. Like no other around the area, it has been upgraded with high end materials and offers a mini-bar, master & guest baths- Travertine showers with vessel sinks. Our beachfront unit is all about the views but also offers a well-stocked kitchen great for family gatherings and much more. SMALL DOGS CONSIDERED IN A ONE TO ONE BASIS. PLEASE KNOW THAT YOU WILL BE REQUIRED TO PROVIDE MORE INFO ON A SIGNED AGREEMENT.

IMPORTANT: You are booking a private beach home. As much as we like to please your every need, we DO NOT work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be look after the next day. If there is an emergency that threatens a persons life, please call 911.

The owners of Inverness #1001 welcome you to their beach home! While staying here, we ask that you follow a few requests that will make everyone’s stay more enjoyable and keep the property looking good year after year.

1. Parking ~ is limited to 2 vehicles. Vehicles must be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners’ expense.

2. Occupancy ~ Maximum capacity per unit is NO MORE than 6 guests. There must be at least one adult 25 years of age or older, registered, present and residing in the unit through the duration of the tenancy.
3. Wheelchair accessible is for standard door front entrance and elevator only.

4. Pets ~ We do not accept pets in our property. The knowledge or trace of unauthorized pets will mean a fine of $400.

5. Noise ~ Loud noise of any sort; music, loud talking, boom boxes, etc. is not allowed.

6. Garbage and Tidiness ~ Garbage should all be disposed inside the dumpster on through the trash chute located in your floor. Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.

7. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended and observe pool hours.

8. BBQ ~ BBQ pit is not included.

9. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.

Important: All our vacation properties come with a "starter kit" including several items such as hotel style soaps, shampoo, dishwashing soap, new sponge, toilet paper, paper towels, trash bags, etc. Once these items are gone, please visit the local supermarket to replenish your needs.

Note: The owners of this property will allow Spring Breakers under the strict rules of the premises. Break the rules and be evicted without a refund.

Check in is easy and available 24 hours a day with a smart lock on the entrance door.

The smart door keypad code will be provided to the guest about 48-24 hours before arrival.

Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.
Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.

"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.

Child's highchair & pack & play on request at $25/each, billed on a separate invoice.

For special requests outside our scope of work, please message us to get our Concierge's contact.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.

Cancellations for nightly reservations will receive a 96% refund if they are made more than 30 days before the scheduled arrival date. Please note that a service fee of $25 will also be charged for all cancellations, regardless of the timing. There will be no refund if the cancellation comes is made. This policy does not extend to bookings that are eligible for monthly discounts.

The views of the beach and bay were beautiful!

Great location! Great views! Having 2 king size beds was perfect traveling with another couple. Our big ranch truck even fit in the parking garage. Easy access to beach and enjoyed very quiet evenings on patio.

Elevator issues

The condo is dated but clean, but the property is horrible, it took 30-45 to just get on the elevator, one elevator was broke. The owner did allow us a refund where we were able to move. Oh also the front desk woman spoke barely any English and the parking garage, the parking was super tight which made it difficult to park.

The city of South Padre Island has many activities for all age groups. We wanted to be a part of this wonderful vacation spot where there’s deep sea and bay fishing, dolphin watch tours, and many other water activities. There are dozens of fantastic restaurants to choose from and nothing compares to the seafood of the Gulf of Mexico! Watching the amazing sunrises and sunsets over the Gulf of Mexico and the Laguna Madre Bay are a special treat! There’s always something to do here, no matter what time of the year. We hope you’ll come choose to stay in our relaxing “Little piece of South Padre Island”, down in the Rio Grande Valley of Texas!
