1. Check-in is at 5 pm. A key code will be sent to you up to 48 hours prior to check-in.
2. Pets not allowed.
3. No smoking in the house. Fees will be assessed for in-house smoking.
4. Please do not use the fireplace at time.
5. No parties or third-party visitors allowed. Registered guests only.
6. Please leave used towels in the bathroom.
7. Report any damages immediately. Any damages that exceed the damage waiver value must be paid for by guests and will be reported to Airbnb or other booking platform.
8. Guest must fill up a Tenant registration form and be sent back to us prior to their stay.
9. We follow the Good Neighbor Policy! Quiet hours are between 10PM and 8AM.

VACATION RENTAL DAMAGE PROTECTION
Guest Verification: I give permission to SafelyStay, Inc., to verify my identity, and check criminal databases in order to confirm my reservation. Trust & Safety:As part of our effort to help you relax and enjoy your stay, we have partnered with Safely.com to provide you with the below protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damages during your stay.The SafelyStay, Inc. Trust and Safety Fee includes up to $3,000 of accidental coverage for property and contents damage. Complete terms regarding the Trust and Safety coverage can be found at safely.com/stay-nh The Trust and Safety Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date.
THE NON-REFUNDABLE PROTECTION PLAN - THIS PLAN PROTECTS YOU FROM ACCIDENTAL DAMAGE WITHIN THE UNIT UP TO $3000. YOU MUST NOTIFY STAY-NH OF ANY DAMAGE TO THE UNIT DURING YOUR OCCUPANCY. PURCHASING THE PLAN IN LIEU OF A SECURITY DEPOSIT DOES NOT NEGATE YOUR RESPONSIBILITY AS A TENANT. ANY DAMAGES THAT EXCEED $3000 WILL BE CHARGED TO THE CREDIT CARD ON FILE. IN THE EVENT THAT THE CREDIT CARD LISTED IS DECLINED, YOU AGREE TO PROVIDE STAY-NH WITH AN IMMEDIATE ALTERNATE FORM OF PAYMENT.
CANCELLATION AND REFUND POLICIES
50% OF THE TOTAL RENTAL IS NON-REFUNDABLE UPON BOOKING.
50% OF THE TOTAL WILL BE TAKEN AT TIME OF BOOKING.
RESERVATIONS CANCELED LESS THAN 60 DAYS PRIOR TO ARRIVAL WILL BE CHARGED IN FULL OF THE TOTAL AND ARE 100% NON-REFUNDABLE.
HOLIDAY BOOKINGS (WHICH INCLUDED CHRISTMAS, NEW YEARS, PRESIDENT’S WEEK AND HOLY WEEK) ARE 100% NON-REFUNDABLE IN TOTAL AT TIME OF BOOKING (50% DEPOSIT WILL BE TAKEN BUT TOTAL RESERVATION IS NONREFUNDABLE).
WE ARE UNABLE TO REFUND OR PRORATE BASED ON ANY ISSUES OR DELAYS INCLUDING BUT NOT LIMITED TO WEATHER OR HEALTH (INCLUDING BUT NOT LIMITED TO COVID-19), HOWEVER WE DO OFFER TRAVELERS INSURANCE.
SMOKING IS NOT PERMITTED AND PETS ARE NOT ALLOWED IN MOST HOMES. VIOLATION OF THIS POLICY WILL RESULT IN ADDITIONAL CHARGES TO RETURN THE PROPERTY TO AN ALLERGY-FREE ZONE, INCLUDING BUT NOT LIMITED TO; STEAM/DRY CLEANING ALL CARPETING, AREA RUGS, DRAPES, BEDDING AND LINENS IN THE ENTIRE HOME. WE RESERVE THE RIGHT TO REQUEST THAT THE PET BE BOARDED IMMEDIATELY OR THE RENTAL CONTRACT WILL BE TERMINATED IF PETS ARE FOUND TO BE IN A PET FREE HOME.
HOUSEKEEPING SERVICES
A housekeeping checkout fee is applied to every reservation. This fee is to clean the rental home after departure. We do not restock these amenities during your stay so please plan accordingly. Some homes provide laundry soap. Each bathroom is stocked with towels. Used towels will be replaced during your optional scheduled mid stay clean, if applicable and for an additional fee (prior arrangement required). Additional towels can be provided for a small additional fee.
Daily or additional housekeeping service is available to the guest at an additional charge, prior arrangements required.
Please note our housekeepers drive to each of our properties and are not located on-site. If housekeeping is turned away by your party on their scheduled day & time, there will be a fee for housekeeping to return at another time. There is no guarantee that housekeeping will be able to return on that same day.
SUPPLIES AND FURNISHINGS
Properties are fully furnished including bedding, pillows, towels, equipped kitchen unless otherwise specified. At some homes, a limited starter supply of paper products, bath and dish soap may be provided, but will not be replaced if consumed during your stay, so we recommend bringing additional personal items with you. If there is a special type of item, you are accustomed to using, please provide for those items by bringing them with you.
ADDITIONAL PERSON CHARGES
Each property has a maximum occupancy. Exceeding this may result in minimum additional charges of $250 per day charged to the credit card on file or eviction of some or all the party.
NOISE AND EVENTS “GOOD NEIGHBOR” POLICY
I understand that out of courtesy to neighbors, quiet hours are from 10 pm to 8 am (including but not limited to: Loud Music or other loud noises). Out of respect for our neighbors, large social events or gatherings (i.e. birthday parties, ceremonies, weddings, and receptions) at any of our rental properties are prohibited unless prior arrangements have been discussed and confirmed through our office. I understand that not adhering to the quiet hours or violating the events policy may result in immediate eviction and that no refund will be given for unused nights.
INTERNET / TV SERVICE
Properties use one or a combination of the following vendors for Internet and/or Television services; Comcast, Spectrum, Atlantic Broadband, Direct TV, Dish Network or other provider. As these are 3rd party vendors not part of STAY-NH, we can make no guarantee that they will be working all the time especially given the weather conditions. We make every effort to do what we can to make sure they are functioning. If there is an issue, you can contact our office during normal business hours, however this is NOT AN EMERGENCY. Additionally, no refunds for the stay will be given due to one or more of these not working. If there is a technical issue with your personal equipment (computers, phones, iPad etc.), STAY-NH can dispatch a technician at the cost to the renter in full billed to the credit card, but does not provide technical support for devices that are not part of the unit.
AIR CONDITIONING
Some homes provide Air Conditioners for summer months. STAY-NH can make no guarantee that Air Conditioning will be working all the time, especially given the weather conditions or capacity of each unit. We make every effort to do what we can to make sure they are functioning. If there is an issue, you can contact our office during normal business hours, however this is NOT AN EMERGENCY. We can make every effort possible to fix or replace during your stay, but failure of an air conditioning unit is not reason enough for refund of any part of your stay.
RISK AND LIABILITY
There are risks associated with the use of any property which may include but are not limited to risks of injury to person or property, or death especially in a water access location, or mountain location. Call STAY-NH immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Given the extreme winter conditions, risks around the properties may include; wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool, bathtub or hot tub including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or "freshening" products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical device; risk of injury in the use of garbage disposals, trash compactors, steam showers, saunas and other similar appliances. Also, at all times please be aware of your surroundings and the wildlife associated with the wilderness we are in. It is not uncommon to see deer, foxes, coyotes, racoons and even bear (especially at night). Renter and all persons in the rental group will assume all risk and liability. Renter agrees to the foregoing and waives all right to claim damages.
KAYAK/BOAT/HOT TUB/POOL/AMENITY USAGE BY GUESTS/WAIVER OF LIABILITY: All rental Unit/Home occupants under the age of 18 must have a parent or guardian sign their form and assume responsibility for the minor.
In connection with any use of the kayaking, boating, hot tub, pool, paddle sports amenities, or any of the above-referenced or other amenities/services provided by STAY-NH A DBA OF HOMESTEAD MANAGEMENT LLC in connection with or appurtenant to the use of the rental Unit/Home, I hereby agree to and acknowledge the following:
I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such hazards also exist in connection with any use of paddle sport equipment and my participation in paddle sport activities, and (b) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability.
By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any loses and/ or damages, and hereby waive any claims against and fully release STAY-NH A DBA OF HOMESTEAD MANAGEMENT LLC, from any claims which may arise in connection with the foregoing.
I also verify that I am in good health, not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession, and am capable of pursuing paddle sports, and that my participation in any of the above-referenced activities is voluntary. In connection with any water-borne activities, I/we also agree to a properly secured USCG approved personal floatation device, of type 3 or better, at all times.
I, on behalf of myself, my personal representatives and my heirs, hereby voluntarily agree to release, discharge, hold harmless, defend and indemnify STAY-NH A DBA OF HOMESTEAD MANAGEMENT LLC and its owners, officers, and employees from any and all claims, actions or 4 losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of any of the amenities within or appurtenant to the rental Unit/Home (and/or as specifically described/referenced in this Agreement. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have at present time or in the future for the negligent acts or other conduct by the owners, agents, officers or employees of STAY-NH A DBA OF HOMESTEAD MANAGEMENT LLC.
I HAVE READ THE WAIVER AND RELEASE AND BY SIGNING IT, AGREE IT IS MY INTENTION TO RELEASE AND WAIVE ANY CLAIMS AGAINST STAY-NH A DBA OF HOMESTEAD MANAGEMENT LLC (AND ANY AND ALL OWNERS, OFFICERS AND EMPLOYEES OF SUCH ENTITY) FROM LIABILITY FOR PERSONAL INJURY, PROPERTY DAMAGE OR WRONGFUL DEATH CAUSED BY NEGLIGENCE OR ANY OTHER CAUSE.
I understand that the electronic signature below shall have the same legal effect as if written manually. I also understand that I will be asked to provide identification prior to receiving equipment and/or service.
GUEST AGREEMENT
STAY-NH provides rental management services on behalf of homeowners who rent their properties (including the associated fixtures and furnishings) to guests seeking accommodations on short- or long-term basis. We are the Owner's authorized rentals agent and will perform services related to your reservation. By using the home and the services you agree to comply with and be legally bound to the terms and conditions of this agreement.
INDEMNITY
Neither Owner nor STAY-NH assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and STAY-NH from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and STAY-NH free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
SALE CONTINGENCY OR UNAVAILABILITY
In the rare event the Home that you have reserved is for sale, is sold or is otherwise unavailable, STAY-NH reserves the right to find a similar home, however at no charge to the guest.
BY SENDING THIS FORM, I HEREBY AUTHORIZE STAY-NH, A DBA OF HOMESTEAD MANAGEMENT LLC, TO CHARGE MY CREDIT CARD FOR THE FOLLOWING ITEMS BELOW:
Repair costs for damage beyond normal wear and tear.
Repair or replacement cost of broken or missing items.
Any requested incidental charges incurred by me or my party during our stay.
$25 for each unit key NOT returned upon my departure. I understand keys can be left in the unit. (Most properties do not have keys)
$75 for each garage opener not returned upon my departure. (Not all units have garages or garage openers).
$750 minimum should smoking occur in the unit.
Steam cleaning of carpet and furniture should I or any of my guests or party bring a pet or pets into the property. I understand that no pets are allowed inside the property being rented by me.
A fee will be charged for last minute, and/or unapproved early check-ins or late check-outs.
If any expenses do arise, STAY-NH will contact you via email as to the amount of the charges and the reason any such costs were incurred.
$500 minimum fee for any lost Beach Pass
