Welcome to Cedar Pines. A true cabin feels in the heart of Big Bear city. Walking distance to Thelma’s and Community Market. Flat large lot with well-established pine trees.
The Home- 660 Sq Ft all waterproof wood looking flooring. Two bedrooms, one bath, fenced back yard with gazebo.
Kitchen- Full sized fridge, gas stove, microwave, toaster, and Keurig drip combo coffee maker. Fully stocked with utensils, cookware, and dishware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, coffee grounds, and sugar.
Dining- In kitchen, bar height table with seating for 4.
Living Room- Plush leather couch and love seat. Wood burning fireplace, and smart tv/roku to stream all your favorite shows.
Bathroom- Shower/Bath combo. We provide shampoo, conditioner, body wash, cotton rounds, cotton swabs, and floss picks. We do provide limited hand towels and wash cloths. 4 Bath towels are provided. (Not for lake use, please bring extra for lake use.)
Bedroom 1- Full sized bed, 42’ television, closet, dresser, and side table.
Bedroom 2- Full/twin bunkbed, 32’ television, dresser, and futon chair.
Yard- Fully fenced backyard with 5ft chain-link. Large gazebo with dining chairs for 4. Propane grill for outdoor cooking.
Parking- Flat surface, parking for 2 cars.

We believe that expectations for both host and guest are met, when things are clear. Just some things to note.
Please respect our neighbors. It’s a very quiet street. We know most our neighbors.
Reminder- This is the mountains. We do our best to control what we can. We hire Terminix to spray and leave bait for pests, do our best to prevent rodents. Annual removal of weeds. Most of our homes do have sap
producing trees.
Violation of the restrictions will result in eviction without refund.
All requests to change date, must be done a minimum of 14 days before your stay. Prices may change due to change of date.
San Bernadino County Good Neighbor Policy
We want you to have the best experience possible so you’ll come back to visit us again soon. Here are some tips on how to avoid some of the common complaints we get about short-term rentals. The number one rule to remember is being a vacation home renter also means being a good neighbor.
PARKING
All short-term renters must park on the rental property. No street parking is
allowed. The number of approved spaces for your rental can be found on the information posted inside the unit.
NOISE
We know you have good taste in music, but your neighbors might not. So turn down the volume and keep all noise to a minimum. Guests are advised to adhere to quiet hours between 10 p.m. and 7 a.m.
PETS
Pets are required to be leashed or kept in an enclosed area on the property at all times. Dogs are required to be licensed. Barking or other animal noise may result in noise complaints.
TRASH
Please place all trash in approved containers. Ensure containers are closed to
keep animals out. Do not place trash bags or other uncontained trash anywhere on the property. (This home does NOT allow animals)
OCCUPANCY
Exceeding the occupancy limit could result in expulsion from the rental, fines, or both. The approved number of people allowed in the unit can be found on the information posted inside the unit.
PROHIBITED USES
Short-term rentals may not be used for commercial purposes, such as filming, corporate retreats, conferences, or wedding receptions.
COMPLAINTS
The County operates a 24-hour hotline where residents can report short-term rental violations. All complaints are investigated and can result in a $1,000 citation.
REGISTRATION/CHECK-IN
Review the rules closely to ensure you understand your responsibilities while renting the property.
License-
Occupancy (4 including children & infants) and car limit (2) are set by the county. They will enforce these. If found to have more than we are licensed for at any time, you may be evicted with no refund. So please adhere to these limitations. Many of these rules are set by the city and should be taken seriously as fines up to 5,000 and eviction can be placed upon you.

Trash day is Thursday. Please pull trash bin to the street Wednesday night. ALL excess trash must be taken to local trash dump site. It’s a city rule for short term rentals. Address included in check in details. Failure to do so will result in a per bag charge. No exceptions. (our homeowners abide by this rule when they stay).
Keypad code- Big Bear requires their Good Neighbor Policy to be signed prior to gaining access to the home. The person booking the home MUST sign, no exceptions. Declining to sign will result in no access to the home, & cancellation of reservation with no refund. GNP can be found in our listing along with the break down of our agreement. Agreement is sent in a link for virtual signature in welcome message.
Code will be sent day of check in. Once the home is ready or at 4pm, whichever is first.
Animals- This home allows ONE dog. No other animals are allowed. No fee unless damage, extra cleaning, or not picked up after.
Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, or cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.
Early check in- No guarantees will be made. Do not show up to the home until given the code. This rushes the cleaners and tends to assure something is missed.
Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.
Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled. Shovel and salt is provided in the home for your convenience.
The home does have 3 cameras that are checked periodically to ensure occupancy and car limits are adhered to. The cameras view the front door, driveway, and sides of home
If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.
No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours of check in time. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental.
If all house rules are followed, then no extra charges will occur! Ultimately be respectful to the home, town, people.
