Magnolia House
Hidden in the heart of Hot Springs, NC, our majestic 3 acre, private estate makes a glorious space for gathering. Once the manor house of Hot Springs, the Magnolia House is a gorgeous, historic, victorian home that sits amidst tall trees, manicured gardens & fantastic mountain views. Luxurious spaces throughout the house and gardens blend modern luxury with old world elegance for an exquisitely unique destination retreat.
Our 7 bedroom, 6.5 bathroom home is ideal for a large family or for a family reunion, friend reunion or retreat gathering. We also do elopements and weddings. It feels secluded and away from things, amongst the mountain views and curated gardens, however you can walk in to the heart of town in less than 5 minutes.
For groups who may have more than 14 guests coming to Hot Springs, we have another home that sleeps up to 6 guests next door. Please inquire for details.
Large groups, events and retreats require pre-approval from us. Please do not book the place without speaking to us about details first.
Originally known as the Rutland, the Magnolia House is loaded with Hot Springs history and was built in 1868 by Colonel James Rumbough for he and his family. Colonel Rumbough practically owned all of Hot Springs around this time and was the purveyor of the original Hot Springs Resort, a place well known for its healing waters and mountain tranquility.
FEATURES OF THE HOME:
Renting the property includes a 5 bedroom, 5.5 bathroom main house and the separate, but attached 2 bedroom, 1 bathroom with living room Cottage suite. Property sleeps up to 14 guests, the home features 7 bedrooms and 6.5 bathrooms.
A fully equipped chef's kitchen featuring an 8 burner gas wolf stove, convection double oven and all the amenities to cook a great meal.
Formal dining room with seating for up to 12. Dining room has a beautiful gas fireplace.
Elegant living rooms and hallways featuring beautiful, old plastered ceilings and yet the place has a modern and updated feel to it.
Comfortably furnished living room with fireplace, 75 inch smart tv and plenty of space for relaxing and connecting.
Front parlor - just adjacent to the main living room is a great space to play chess, read a book or strum your guitar. A gas fireplace is also featured in this room.
Office space - opens to the large kitchen and doubles as a comfortable open kitchen lounge spot. . The office has a small desk and chair for working. A printer can be accessed if requested prior to arrival. High speed fiber optic internet makes working from here easeful.
Sonos speakers in the dining room and living room. (Guests connect to sonos through wi-fi and must have their own sonos app). Digital guest guidebook provided upon booking the estate, makes hooking up to speakers easy.
Front porch - Guests spend a lot of time on the front porch gazing at the exquisite mountain views whilst listening to the birds, nature and even a faint sound of the river in the background. Outdoor dining for up to 14 is available at the long table on the front porch or under the outdoor pavilion. If you're anything like us, you'll be spending a lot of time hanging out in these spaces.
Large Outdoor Covered Pavilion - for outdoor dinners and gathering,
Fire Pit - stocked fire pit with seating for your group.
Laundry room is also available for guests during their stay.
BEDROOMS
Upstairs you will find 2 luxurious king bedrooms with ensuite bath and 2 lovely queen bedrooms with ensuite bath. 3 of the upstairs bedrooms also have their own private balcony overlooking the gardens or mountains.
Downstairs is an additional queen bedroom with ensuite bath and access to a back patio in front of the Magnolia Tree.
A mentioned above, the Magnolia Cottage, attached to the back of the house is an adjoining but separate suite space with 2 king bedrooms, its own living room, bathroom and kitchenette.
GARDENS
The estate is gated and guests have privacy in what feels like your own secret garden.
The spectacular gardens feature a classic boxwood maze, shaded grassy areas with large hammocks underneath the massive walnut trees, flower beds galore and an outdoor pavilion with gorgeous views & a stocked fire pit with seating around it.
One of the best things about the house is that it feels remote and away from everything and yet you are just a few minutes walk to town - down a beautiful lane and across the red bridge. As you walk over the bridge, you'll be at the Big Pillow Brewery in minutes. From there, you can also walk to other restaurants and shops in town. You can easily hike to the Appalachian trail from the house as well as to the Hot Springs tubs.

** No parties or gatherings are allowed at the house for anyone other than the 14 registered guests, unless discussed & planned prior with the Magnolia House team.
Additional provisions will need be applied should you intend to have an event or host more than 14 people.

HOUSE RULES
Our rules are created with your safety and the preservation of our home in mind. Thank you for treating our home as well as you would treat your own home.
We do have a camera at the gate of the house and a ring doorbell with camera at the front door to ensure our guests easy access to the property. Property is self check-in and so its important that we can communicate at check-in time if need be. Any unregistered parties or gatherings that exceed registered guest count will be grounds for immediate termination of a booking.
NO pets are allowed on property. Any evidence of pets will be grounds for immediate cancellation without refund and/or an additional pet cleaning fee of $300.00. We do have a neighboring property that allows for dogs.
NO smoking indoors at the property. Any evidence of smoking will result in an additional $350.00 cleaning fee. Any outdoor smoking must be cleaned up - any cigarette butts must be placed in a trash receptacle and placed in outdoor trash cans prior to check out in order to avoid additional cleanup fees. Please, love our property in the way that we do and do not throw cigarette butts on the grass or in any bushes or trees. This is also a fire safety concern.
Please do not move any indoor furniture outside.
** No persons who are not registered to stay on property may come on to the property at any time during your reservation unless first authorized with the Magnolia House team.
We ask that our guests do not climb the trees. This is a safety measure for you, our guests, and for our beloved trees. Our trees are hundreds of years old and we work hard to preserve their beauty and grace. That said, children should be monitored in the gardens.
Fire pit safety - Magnolia House provides firewood for you to start a fire. At the end of the night, please fully extinguish the fire with one or 2 buckets of water (placed next to the wood log shelving). No children under the age of 18 should be out by the fire without a chaperone.
There is a first aid kit located in the kitchen on the shelf next to the dishwasher.
Fire extinguishers are located throughout the upstairs and downstairs of the house.
Estate gate codes are not to be shared with anyone other than emergency responders. (Town emergency responders do have our codes already.) If you have an emergency please call 911 immediately.

Why they chose this property
This property is a stunning historic home set in the quiet and quirky town of Hot Springs, NC. It feels away from everything and yet its just a few minutes walk down our gorgeous driveway and over the creek in town.
We are meticulous with our details and the curation of the space. The beds are comfortable and the furnishings luxurious. THere's plenty of space to spread out and relax, play or gather.
