This potentially charming house could be vastly improved with badly needed maintenance and updates. The floor was sandy. The towels were ragged and threadbare. Screens had holes. Several lights had dead bulbs. The upstairs bathroom wiring could not run a hairdryer. Some of the furniture was broken or sprung. The house is conveniently located but its condition is run down.
My family had a wonderful week in the lovely town of Sandwich. The house fit our family very well (adults and small children) with plenty of space to gather or to have some quiet time. The yard down to the mill creek is wonderful. We enjoyed our daily walks in town and to the Sandwich beach boardwalk. Sandwich was also convenient to other parts of the Cape. We visited Chatham, Falmouth and Woods Hole were the towns we visited. We highly recommend this home for a beautiful Cape stay.
We came for a relaxing time at a quaint cottage where we could walk, bike, read, play games, go to the beach, and enjoy time together at home or out and about at a local cafe, seafood restaurant, the beach or on a day trip to another Cape town and this was exactly what we got and more. This location and home had it all, including plenty of space for a fabulous Cape vacation for a family of 5 (including 3 adult children) : an easy location with walking distance to several Sandwich bakery/cafés, biking distance to the Cape Cod Canal, great seafood restaurants, ice cream shops, and the oceanfront Tree House Brewery as well as the Sandwich boardwalk, marsh, inlets, and rocky but swimable Sandwich beaches. Additionally, it was an easy car drive to beautiful sandy beaches in Dennis, Falmouth and even a nice daytrip to Wellfleet and Provincetown for biking on the rail trail and seeing the cape cod national seashore. On top of all this we had a stream for cooling off right in our back yard - just be aware of the changing tide- and a deck with beautiful zinnias to enjoy morning coffee or while grilling and enjoying dinner at “home”. Bob was easy to communicate with when we had questions, and the place provided everything that we needed and more.
I can’t say enough about what a wonderful stay we had at this charming home. The house has tons of space and the yard was great. We were there with our four kids and there was plenty of space for everyone. Bob was amazing - kind, very responsive, and easy to work with. We’d happily stay there again!
We had a great stay. The house was very big. My grandkids loved the playroom. The pond was also a hit with my grandson who wanted to fish back there even tho we didn’t see any fish. 🤣 The location was excellent - close to beaches, restaurants, and shops.
Older (rennovated), comfortable, spacious, family home well suited to family with school age children and grandparents. Children enjoyed the playroom upstairs whereas grownups enjoyed the extensive book and eclectic art collection. BBQ handy for cooking. Convenient location for interesting historic spots locally and day trips to other parts of the Cape. Best beach is Sandy Neck is about 10 miles away ($20/day/car; no charge after 5 or before 8). Old shoes/water shoes are helpful for the rocky shore line. Our weather was very hot so hard to keep windows open for ventilation. The upstairs was quite warm even with fans and window airconditioners. Owner easy to contact and responded promptly to a minor plumbing issue. We enjoyed our stay and the flexibility of scheduling for less than a week due to other commitments.

Comfortable home with relaxing outdoor spaces
Our 8 person crew, adults and kids, really enjoyed this home in sandwich. Location is excellent; around the corner from all the shops, cafes, sights. The home had everything we needed...no disappointments. We loved the creek and yard. The owner is very responsive and service oriented.

Charming, delightful house
What a lovely house from which to base a Cape Cod getaway. We were so glad to be able to bring our dog. The back yard was big enough for our Aussie to run around, and although the yard isn't fenced, the thick brush & vegetation that run on either side of the property down to the stream in the back were enough of a deterrent to our dog to be able to let him run off leash while we were outside with him. Kids had fun playing the stream when the tide was out. Back yard is spacious, private, and tranquil. We toasted marshmallows over the fire pit in the evenings as we relaxed by the stream. The house is bigger than you might think, and seven of us (3 adults, 4 kids) had plenty of space to spread out. House décor is a charming mix of old and new. Beds were comfortable. Sandwich--the oldest town on the Cape--is historic and charming. Be sure to get water from the spring right around the corner. Don't miss Sandwich Glass Museum and Heritage Gardens. Fish hatchery is fun; Beth's Bakery has good muffins. Canal bikepath is nearby, as is Seafood Sam's for excellent fish & chips. Bodfish Beach & Sandwich boardwalk are very short drive away. So much to do that we never made it to Provincetown. Next time! Bob, the owner, is friendly and helpful. :)

Truly lovely home away from home
This was the perfect house for a group ranging from 14 months to 84 years old. Perfect location, great kitchen, very comfortable beds and places to sit with a cup of tea. I will return in the future if I can and recommend it to others friends who love the Cape. The back yard and river are very special!

Wonderful location and plenty of room!
At the last minute we were trying to plan an escape with the whole family after graduations and before starting jobs. What a lucky find this house was. The location is fantastic on a side street next to the Daniel Webster Inn directly across from the library and walkable to the Shawnee Pond, Dunbar Tea House, Brown Jug, Beth's Bakery, and a few cute shops on Jarvis Street. Sandwich has so much to offer and this home itself was a serene retreat due to the babbling brook in the backyard and sweeping lawn and perennial gardens. Lots of birds including an egret that briefly landed in a tree by the brook as if on schedule. The kitchen is bright and sunny and well outfitted. The linens and towels are plenty as are many books and movies in the event of a rainy day. My husband actually put the kayak in the brook and paddled out to the Boardwalk although on the way back due to high tide he had to exit before the underpass on River Rd. Great House! Great Location!

Great location in Sandwich Village
Stayed here during the July 4th week when local festivities (Sandwich Lighted Boat Parade) were within a short walk. Of course everyday the house is right in the historic part of Sandwich and it's a quick walk to dozens of shops and restaurants. There is also a water pump at the nearby gristmill that many people stopped to fill their water jugs, and once we caught on, we walked up there to fill our bottles too.
The house was comfortable and we liked the big open kitchen living area which led to the master bedroom. The house is equipped with almost everything you would need for entertaining, and owner was responsive to questions. Upstairs bedrooms were quite separate, which might be a problem with a very young family but worked great for us (youngest was 16) and offered even more room for socializing in the upstairs "den". We didn't spend too much time in the yard, but enjoyed relaxing on the deck - a few more chairs there would be great. We also grabbed a chair from the office to make more seating by the TV in the family room. We were a family of 5 that varied from 3 to 7 during our stay and had plenty of room even for our mini-dachschund who we limited to the main floor using a child-gate on-hand. Although we have stayed on the Cape many times, this was our first time in Sandwich and we appreciated the small town charm that is reminiscent of Martha's Vineyard. It has some rocky beaches which were nice if a little chilly, but we also drove to Nauset and Old Silver Beaches to get sandier beach days and took a great boat trip on the canal out of Wareham.

A wonderful family retreat!
This 5 bedroom home has plenty of room for an extended family to spread out and enjoy their vacation. the location is amazing as it is private but it located in the village of sandwich and is an easy walk to anything in the historic area. The beaches are beautiful, a little rocky but breathtaking! The back yard is expansive and green with many plants and trees and a stream, a personal stream right in the backyard. Relaxing and beautiful. My husband even took a dip. I would highly recommend the house and the area. Its quaint and charming and not overcrowded!

A Treasure !
My husband and I recently spent one month in this lovely home in Sandwich, Mass.
First of all, I can't recommend the location highly enough. Despite being mobility challenged I found it an easy walk to an historic church for Sunday services, the Sandwich Glass Museum, the one hundred year old (parts of it) Sandwich Library, Tea Room, Coffee Shops, Dexter's Grist Mill, the Hoxie House, Shawme Pond to swan gaze, the Daniel Webster Inn and other restaurants for meals. It's only about an hour twenty to the furthest point on the Cape and approximately the same to Boston. Day trips abound from this location, but you are poised to be off Cape in a matter of minutes!
The House. Very large and comfortable (great mattress on the King downstairs) with an interesting and eclectic collection of books, music and furnishings. This house just feels good. I spent many happy hours on the back porch with a book, watching the mill stream flow past. Large, lush, green backyard, and I adored the stream and its residents.
The Owner. We have found Bob to be a delight to work with. One time in our entire month long stay we had some concerns about the washing machine. Within a couple of hours Bob and his handyman were out and answered my concerns. Done.
I would highly recommend this home and the town it is located in. I am already planning on going back next fall with my grandchildren in tow!
