Our 6,000 sq foot mountain home, Oso's Overlook, is located on a high point above Fraser. It boasts the most spectacular 270 degree distance views in the Winter Park area! Through three walls of giant windows you'll see Byer's Peak, the slopes of Winter Park, the Devil's Thumb, and the Indian Peaks all around while you gaze down upon the Devil's Thumb Ranch cross country ski terrain. High-end details in this home that was completely remodeled include designer bedding; and art, baths with stone tile, copper bar tops, and radiant in-floor heating. Host your cocktail party, family reunion, or corporate retreat of 40 people or less here! This house is ideal for entertaining, business meetings, groups of couples, and family gatherings. The 30x30' great room has a dining table that seats 12 comfortably, a bar table for 4, and a kitchen bar area that seats another 6. Caterers can bring extra tables and chairs for large outdoor gatherings. Seating groupings within the open area and grand entry allow for quieter conversations and relaxing by the fireplaces. A large balcony and fireplace greet you as you enter. Glass doors open from the great room to a covered patio with outdoor furnishings for eating or relaxing and enjoying the unbelievable views. We have five gas fireplaces, radiant in-floor heating and a spa to warm you. Huge vaulted ceilings with designer furnishings throughout will impress your guests. The huge open kitchen is gourmet quality with six gas burners, two ovens, three sinks, and two dishwashers making catering, cooking, and cleaning up a breeze, even for large groups.

Tired of sharing bathrooms? This house was formerly a bed and breakfast that underwent a total remodel and addition of a big Great Room. The 2 king and 4 queen bedrooms have internal private baths and closets (except for one queen upstairs that has its own dedicated bathroom in the hall). 3 bathrooms have a tub and a shower and 4 have shower stalls. Each bedroom has its own balcony or a separate exit at ground level. The 'Wild West owner's suite' is four rooms -- one office with a computer, one sitting room with a private fireplace, a sleeping area and a private 5-piece bath with a steam shower. The basement was remodeled in a 'mining' theme. It has four twin-sized beds in a bunk room. Also in the basement is a media room equipped with a big screen TV and two daybeds for TV watching or using the Wii. A 3/4 bath serves bunk room and media room sleepers. The king bedroom on the first floor is accessible to wheelchairs, but help to use the shower or tub would be needed. Two complete sets of washers and driers keep the vacation laundry moving.


The Winter Park area has lots to do. In the winter, ski at Winter Park and Mary Jane, or snowmobile and cross country ski. Great fishing and almost limitless world-class mountain biking is available in the summer. We have a gas grill, a two-car garage, a spa, and seven acres your kids can roam around on. Our kids like to set up bike jumps in the summer and bobsled courses in the winter. Within 45 minutes are Lake Granby for waterskiing or sailing, and Grand Lake with its water sports and classic boardwalk. For such a small town, the Winter Park area has casual and fine dining, and the 5-star spa at Devil's Thumb Ranch is just a short drive away. Come play, dine and reconnect.

This home was perfect for our large family. Enough room for everyone. We wanted for nothing in the kitchen, they thought of everything! Games and activities for every age group in the house! Our host Lisa was accommodating in everyway. Even helping us get home in a snowstorm!

Amazing Home!
What an awesome house! The host is very good at communicating and responding to all contacts via email or phone. The house is 7 bedrooms & 7.5 bathrooms with an additional media room that could be an 8th bedroom. Lots of room in the kitchen for multiple people cooking and a well stocked kitchen. We had 13 people stay at the house for our annual ski trip and everyone was quite comfortable. Super happy we found and booked this house. We will definitely be back!

Family Vacation 1st Time In Colorado!
Wow! This beautiful retreat was stunning! The views, the space, the detail to everything we needed and wanted in a Colorado adventure was here! Awesome Family Ski Trip
Booked Oso’s overlook for our large family ski trip and it was awesome (me, my husband, our 3 daughters, their spouses, their kids, and infants). The house was close to perfect for our needs, plenty of bed and bathrooms, spacious living area, and well stocked kitchen! Very close to shopping, dining, tubing and skiing (15 minutes from Winter Park, 20 minutes from Granby). We had numerous items shipped (FedEx/UPS) no problems. Lisa was very informative and easy to work with. The views from every window in the home were breathtaking. Definitely booking again!

Exceptional family gathering accommodations
Oso’s Overlook was beyond our expectations. Great setting and base for our bi-annual extended family vacation. The home easily accommodated our group of 18 (8 adults, 5 teens, 5 younger).. Of particular note: amazing views in every direction, a super, well equipped kitchen and a very large living/dining area for meals and just enjoying our group and the surroundings. Absolutely Perfect!
Our entire family gathered at Oso's Overlook to ring in the new year and everyone was overly impressed with this home! The house itself is gorgeous and extremely accommodating for large groups. There are areas large enough to congregate and plenty of spaces to slip away to if you need a moment alone. The bedrooms are comfortable and each has an incredible view. We couldn't have selected a better place to stay. We are already planning our return to this very house!

Awesome - Fabulous - Relaxing
Dates of stay: August 24, 2016 to August 30, 2016 = an A++ property! Communications with Lisa Mahoney, the owner of this fabulous property, began in June of 2015, as our son and now daughter-in-law were to be married on the grounds of the property. This was to be a "location wedding," for us - and Lisa was there to answer questions about the house and property throughout this tedious process. The summer mountain backdrop from the house and property were just stunning which added to the allure of this special day! The house has a COMPLETELY equipped gourmet kitchen; and every room in the house has been custom decorated to suit this beautiful mountain setting. The photos on VRBO are accurate, but do not do the property justice - the rooms are well equipped and the living area is a very large, spacious area. We hosted a Rehearsal Dinner at the house the night before the wedding, and were thankful for the expanse of this area! I could go on and on about the comfort and accommodations at the OSO House. It is the PERFECT place for large family gatherings. The fact that all but one room is ensuite ( in all fairness, that room has a hall bath just outside the door) and each has access to a private patio - if guests want to have quiet time - their room will afford this! We were visited each morning by a resident red fox, and two young deer - and of course, the chipmonks. The property is a short 15-20 minute drive to the Winter Park ski area where family and friends met to take on the challenge of the summer toboggan slide, the maze and of course shopping in the Village. 45 minutes north of the property is Grand Lake and the Adams Falls hike. The falls hike is an easy hike, but keep in mind, the altitude in this area... Do plan to stop for lunch in Grand Lake, walk the wooden boardwalks, and enjoy this quaint mountain town. We took a day trip loop through the Rocky Mountain National Park. The entrance to the Park is just outside of Grand Lake. We drove all the way to Estes, Colorado through the park, stopping to take the hiking trail at the 12,000 foot level ; had lunch in Estes, and then made our way back to Fraser, stopping in Grand Lake before heading back to the OSO House. WOW! This drive is majestic folks! We saw moose, elk, deer, fox and yellow marmots - most from the comfort of our vehicle. We were gone from 10:30am to 5:30pm - plan for a day trip, because you will be stopping frequently. Fab Wedding & Fab stay!

Perfect Location
This was the perfect location for our family holiday celebration. We had a total of 17 individuals, including infants, and not one complaint about the property. It is relatively close to town and lots of activities, yet removed enough for privacy. 10/10, would recommend!

Beautiful home and equally beautiful view!
We had multiple generations staying at Oso’s Overlook ranging from 68 to 4 years old. We all felt it was the perfect home for our 5 families. It was well stocked, very spacious and close to Rocky Mountain National Park. We played games inside and outside., soaked in the hot tub, watched a little tv and hung out on the porches. We were able to cook multiple meals in the gorgeous well equipped kitchen. There was an issue with the septic system and the beds were a bit uncomfortable., but given all the other wonderful things about this property all of us all said we would stay again in a heartbeat!

Wow- the views!
My extended family stayed here for a long weekend a couple of weeks ago. This house is gorgeous and so comfortable and the pictures don’t quite do it justice, especially the views. It is great that it’s set a little bit away from the crowded part of Fraser. There are basically no neighbors close by. The kitchen had absolutely everything we needed, and three or four of us could be cooking and not getting in each other‘s way. The beds were all comfortable, and the host was super responsive. It’s great to have so many bathrooms. If you want to stay there with very small children, you’ll maybe want to think about giving them a room upstairs, as the bunk room is in the basement and while it was fine for my teenagers, younger kids might find it a little too separated from the rest of the house. This would be an awesome option for a bunch of couples, too!

This home was just as it was advertised. It was just as beautiful in person as it was online, inside and out. If your plans are to prepare most of your meals at home this is the place to do so. It's like having a gourmet kitchen at you finger tips. It was just like being at home, the kitchen was very well equipped with every pot, pan, dish, knife, serving spoon, or small appliance you would ever need. Plenty of games and movies also. We had 16 family members here with our stay and we had plenty of room. The views where spectacular from every side of the home day and night. I am not sure you could find a home that offers anymore than this home has to offer. JDY Texas.

Oso Overlook was a wonderful spacious house with AMAZING VIEWS.
We viewed Elk herds and coyotes at a distance in the valley below us. Bring binoculars! We had elk and fox in the yard. Great hiking. Great food in nearby mountain towns. Breweries and distilleries too. All family friendly

Amazing Home and Scenic Views
We had a group of 14 adults staying at this property. The home was amazing. More than enough room for everyone. The property was fully furnished and stocked with everything you can think of. 2nd time just as good as 1st
This was our second time to stay at this fabulous house. We had just gotten checked in when Winter Park announced they were closing. This is such a fabulous house and location we decided to stay. There is a hill in front of the house that we used for a little skiing. It was short but fun. Great for sledding too. Lisa was so helpful in suggesting things to do and overall concern for our group. We will return!! There's no doubt about it.

A View with Every Room
I highly recommend this house if you have a big group with you. It was amazing views and so spacious. I loved speaking with the owner and she was so helpful. Super easy to get ahold of, as well.

July 4th week with 3 generations
This property is perfect for hosting a large group. We had 18 in our group, and this house has a wonderful combination of plenty of private bedrooms with bathrooms, but also a huge common area with a well equipped kitchen, and plenty of dining seating. The balconies on the upper bedrooms have stunning mountain views! It also had numerous small seating areas on the main floor for games or reading. The huge covered patio had plenty of tables and seating for dining and sunsets, and a nice flat grassy area for yard games. The mountain views in every direction are truly awe inspiring. Because we stayed over the 4th of July, we had a nice view of the Winter Park fireworks. The house feels very private, yet is only minutes from grocery stores. We went whitewater rafting, rented pontoon boats on Lake Grandby, hiked, and went to the rodeo all well within an hour of the house. The house is well maintained and the owner was very easy to work with. We highly recommend it!

Beautiful Christmas for 18!
We had three generations with 18 people stay over Christmas. (Loved the Christmas tree and decorations!) Everyone had plenty of room and the kitchen/dining area was great for all our family meals. The drive to Winter Park to ski was easy and for those who didn't ski the wonderful views, games, and sleds were a lot of fun. We even had a couple of moose wander through the yard. Great time!

We've lived in the mountains around Winter Park for 15 years. We rent this house rarely because we're usually in it ourselves, but we do like traveling, so we do rent this house out occasionally. When we're out we like to use short term rentals ourselves, so we know how important it is that the house and owners live up to your expectations. We have never let any group down, nor cancelled on a family.

Why they chose this property


We love the skiing, hiking, and biking nearby. Also, Winter Park still retains some small town attributes - don't expect high end shopping here, but do expect some of the best, closest outdoor activity access in the country. Hunters, rafters, ranchers, and skiers are comfortable in this county.

What makes this property unique

Even people who live in Grand County invariably exclaim upon arrival, 'Wow! What views!' It's really a treat to sit in the great room by the fire with a hot coco and watch snow falling while you're surrounded on three sides by enormous windows. French doors that open onto the patios and front lawns allow for excellent flow in summers.
