Summary:
Located on one of the most serene sections of Lake LBJ. Opting for a clean and uncluttered energy, you’ll find this property equipped for the most discerning guests. A fully stocked, gourmet kitchen, gorgeous primary suite, a electrifying game room and ample sleeping and living space for the whole family. While the indoor space is sublime, the outdoor amenities are what truly set this home apart. A sparkling pool, massive hot tub, full outdoor kitchen, fire table and breath taking views.

The Space:
Conveniently located on Lake LBJ next the area’s best coffeeshops, restaurants, grocery stores (HEB is just a couple miles away!) and local shops. You are minutes from all the outdoor activities you are seeking, and just a short jaunt to two boat ramps, with many recreational opportunities nearby.

Kingsland is a lakeside paradise, and this area is dotted with the cutest shopping and restaurants. Great drinks, great food and great times is what the area is known for. In addition the home is only 30 minutes from Spider mountain.

With 6 bedrooms and 3 full baths, there’s space to comfortably accommodate everyone in your group. The primary suite is massive and offers incredible lake views. Sunset inside the primary suite is MIND BLOWING. There is an additional ensuite on the first level of the home. The pool is awesome and is perfect for lounging and family fun.

Each additional bedroom offers resort level comfort. Three bedrooms upstairs share the large hall bath. The game room beds and downstairs bedroom share a full bath and a half bath downstairs as well. The bunk room offers 4 queen beds and 4 twin beds.

The outdoor amenities are absolutely spectacular, with a large covered area offering both a lounge area and outdoor kitchen. The outdoor space not only offers all of the fun with a pool, 12 person hot tub and kitchen with a grill but you also get ample seating to enjoy the views with your favorite drink in hand.

Other Things to Note:
1. This home is animal free. We do not allow pets NOR service animals. This is due to a severe allergy from the homeowner. This has been cleared and approved with Airbnb.
2. The home does have a slip but it can only be used to park jet ski's, kayaks and canoes. If you need to tie your boat up, there are bumper board and cleats as we do not get much wake in this area typically. There are several boat rental companies in the area and two public boat ramps nearby. Rental boats can typically be delivered.

Not Clean!

Very disappoint! Could have had a much newer and cleaner property for half the price. The couch is also so uncomfortable and the window was hanging out on the wall UPSTAIRS in the kids bunk room. Dirty socks all outside by the pool area. Most showers didn’t drain. Needs a good clean and some new furniture. The bed were comfortable.

Summer at the lake

Beautiful home. Extremely well stocked with everything you need. Teenagers loved the pool and the pool table. Adults loved the porches and outdoor kitchen. Plenty of comfortable beds for everyone. Would stay again!

Perfect for our family vacation

Our family of six adults, two teenagers and four children thoroughly enjoyed our stay at The Big Blue. There were plenty of beds, and plenty to do, from fishing to paddle boarding to swimming to playing games in a great game room. The kitchen was as spacious and well stocked. The home was clean and comfortable. We hope to come back very soon.

Family Christmas

Our large family gathered at this beautiful home on the lake. The house was spacious and comfortable. We spent most of our time outside on the large decks overlooking the lake. Great memories, laughter and fun!

Easter Getaway

House was beautiful and spacious, kids and family loved lay out. Our only complaint was it was filthy. Feet black and socks too if walked without shoes, microwave and toaster oven covered in food and grime. Someone spilled red wine all over bed skirt and wall and left it and windowsills filled with dust and dead bugs and kitchen table nasty with sticky residue and legs covered in food and dust. The house would be amazing with a deep cleaning !

When we booked this house, we saw they had a covered dock for our boat and jet skis. Owners had their boat in there so we had to tie ours on the side. Pool waterfall didn’t work but showed on the picture that it worked. WiFi didn’t work and the code given to us to check-in didn’t work until we called the number on the email. Had been outside in the heat for a while trying to get in. This information is for anyone wanting to book this house so they’re aware of these things.

Weekend on The Lake

We arrived at the property, entered and we were extremely pleased with the lake view. We arrived just before dinner and decided to dine in. The stove had a few burners that didn't quite work well, so we contacted out host Shalla and she came right over. Unfortunately, the issue remained, but we made due. While our host was there, we made note of a few small things, but nothing to impact the great weekend we had planned. As the other couples arrived, they too were impressed with the location and the layout of the property which invites you to enjoy and relax. We brought our boat where able to tie off next to the slip as we knew it would be in use. Another issue we encountered, which we do not know if the property management was given a headsup, is that the lot under construction a few lots down had been given approval to burn the near by brush. So for a few hours we endured smoke. We chose to move forward regarding the few small things and enjoy the property. We enjoyed the hot tub, having breakfast on the decks, the gameroom, the lake, and much more. We even met the neighbors and had fun with them too. This is a great find. We definitely will stay here again.

BEST YET!!

Would give higher than 5 stars! The online pics do not do justice to this home. It is beautiful! I often rent on vrbo and have had wonderful experiences. This has been the best yet! The owners were wonderful and very attentive to any need or question we may have had. But, they literally thought of everything. Our greeting was wonderfully welcoming. The home is beautifully decorated, immaculate, comfortable and PERFECT LOCATION! We love skiing on the LLANO side of the lake, docking at the sand bar and floating. The water was perfect every day! The location puts you in calmer water with less boat traffic, centrally located to all branches of the lake. H.E.B. Is a 5 minute drive. splash town a five minute boat ride. The home is Located in a Very quiet neighborhood and just a walk away from boat town burger bar, pizza, and live music. We rented a boat, water toys and two jet skis from Splash rentals conveniently located just across the lake. Docking was so easy with the newly installed docking pads. The patio and pool areas very spacious and comfortable. We Enjoyed time in the pool/ hot tub! ALL beds/ bedrooms/bath were very comfortable! We Enjoyed cookIng in the large kitchen fully stocked with everything we needed and then some! The ice maker was a great bonus! . We enjoyed time in the game room, great for all ages! The video game was another great bonus for the kids! My list could go on and on…. But to summarize our time at BIG BLUE … PERFECT AND PRICELESS FAMILY TIME IN A PERFECT HOME! I HIGHLY RECOMMEND THIS PLACE AND WILL DEFINITELY RETURN! Thank you KATHY for making our stay “ THE BEST YET!

Great house and location but needs to be cleaned!

Location was great and host was very kind and quick to reply. The house & yard was nasty. It’s not properly maintained. Beds were broken, hot tub cover was broken, over grown weeds/grass which housed snakes, over all it was very dirty. We could see ourselves coming back only if it was properly taken care of and really cleaned.

The owners were very easy to work with and the property was great! The pictures do not do justice. Excellent location with plenty of room to spread out and lots to do!
