Our home includes EVERYTHING YOU NEED to enjoy your family vacation at the beach. We provide a fully equipped kitchen (pots, pans, dishes, silverware, etc), a dining table, and in-unit laundry.

This unit is located on the 2nd floor of a duplex building. The upper unit is also for rent if you require additional bedrooms.

HOME LOCATION

Located just minutes from the Balboa Pier and just a quick walk to the Fun Zone, & Balboa Island Ferry you are never far from the Action. Directly out in front of the Home is the beach where you will find Volleyball Courts, fire pits, and the occasional flag football/ultimate frisbee tournament just off to the Right.

From our home, you can safely walk or ride bikes anywhere on the peninsula, Balboa Island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, and Surfboard/paddleboard lessons all within a 2-15 minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun Zone is also just across the street making this home an ideal location for families. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island has it all located just a 5-minute taxi ride from the Island.


IMPORTANT HOME NOTES:

Adjacent Construction throughout 2025.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
-This property is a DUPLEX. There is a separate unit in the building also for rent.
- Guest will be required to ascend stairs to access the rental unit.
- You are provided with (3) Parking Spaces.

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1 pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

Central location

This is a good option if you want to be in the center of the action. It is very close to the public parking and Fun Zone. Check in was easy and the place is clean. It is not the right choice if you are looking for peace and quiet. There is also NO outdoor space to relax at the home. Also, the unit is at the end of a dead-end alley and is very narrow. It is nice that there is parking, but we had some issues with our cars being blocked in by neighbors and construction trucks that were parked in front of the garages. Bike delivery was a nice option as there are no bikes provided. We did not have to rent chairs as there were plenty to use at the house. If you like to cook or BBQ, bring ALL of your own supplies — including knives and cutting board.

Beach house

Can't beat the location, literally in the heart of it all. Awesome stay, Awesome location. Parking stall was tight but manageable. We loved our stay!! Will do it again most definitely.

Great Location! Kitchen needs to be better stocked.

Great location! It’s a short walk to Balboa Park and Beach through the back of the house. The house has been recently remodeled and is well done except for the shower floors which were not replaced. (We kept our sandals on!) There were lots of beach towels and beach chairs. My only real concern is that the kitchen is not very well-stocked. There were a number of pots, but only one small frying pan. Also no baking dishes for use in the oven. There was only one dish towel. Salt and pepper, but no other spices and no Saran Wrap or foil. I would return, but would hope that the kitchen would be better equipped.
