This 3br+2ba 2 level single family home features a private fully fenced backyard with an unheated outdoor pool, fire pit, BBQ & outdoor loungers. Other features in this spacious home include an ocean view master br, tall ceilings, 4 parking spaces, 2 dogs ok, sleeps 10 (7 adults max), & nestled within walking distance to local dining including coffee & pastry shops, wood fired pizza, & wine tasting! *No AC ceiling & floor fans provided; pool is not heated.
1ST LEVEL INTERIOR
As you step in the main front you'll stop into an oversized entry way that doubles as a separate family/lounge area complete with a sofa, accent chairs & hardwood floors. Off the entry is bedroom #1 with Queen sized bunk bed (a great place for children). Further down the entry is a set of sliding glass doors that leads to a side yard, along with a fully stocked kitchen, stainless steel appliances, granite counters, 2 seater breakfast bar & skylight + windows that allow for lots of natural light.
A hallway will lead you to a full bath & a large open area that includes the living room & dining area. French doors lead to your very own tropical oasis yard... the ideal gathering spot for the whole group. The living room features a sofa, accent chairs & SMART TV, while the dining area seats 8+. 2ND LEVEL INTERIOR
A staircase leads you to the 2nd level, highlighted by the Ocean View master bedroom, our favorite spot to enjoy a glass of wine at sunset. The master includes a Cal King bed, set of double French doors with an exclusive deck that has breathtaking ocean views, SMART TV, & high ceilings. Adjacent is bedroom #3 that has 2 Queen beds & SMART TV. Off the hallway is a full bath with separate soaking tub and shower.
EXTERIOR
Our fully fenced & landscaped backyard is perhaps the most popular space amongst guests. This oasis comes fully equipped with your very own pool (not heated), lounge chairs, fire pit, BBQ, & a deck with outdoor dining. *The pool is not heated.*

• Parking includes a 2 car side x side attached garage, with direct entry to our home. There's also a 2 car side x side driveway (compact vehicles recommended for this space).

LOCATION
Our home is located in the charming neighborhood community of Bird Rock. Bird Rock is situated on the southwest end of La Jolla, with a laid back vibe & active/outdoor lifestyle with the ocean at it's doorstep. Guests are provided a comprehensive Things to Do guide, here's a sneak peek…
• Dining | Our home is just a block to the main street with boutique shops & local dining. Some of our favorite eateries within walking distance include Bird Rock Coffee Roasters, Wheat & Water wood-fired pizza, Wayfarer bread & pastry, & LJ Crafted Wines wine tasting. Also nearby is Pedego electric bikes and rentals.
• Activities | Swimming, Walking, Surfing are some of the favorites! With 3 separate parks that include yoga classes, walking trails, and coastal bike trails, this is a very active outdoor community. Further north is La Jolla Cove, with kayak rentals & snorkeling. Boogie boards, beach chairs, & sand toys are provided, & several rentals nearby. • Attractions | Less than 15 minute drive North to beautiful La Jolla Cove, with snorkeling & sea lions! Further North is Lego Land. 15 minute drive South will get you to Belmont Park roller coaster & games. Further South is world famous San Diego Zoo.
POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.
