Peace & Quiet at The Farmhouse at Kindred Ground



Situated between Rochester and the Finger Lakes, you'll have easy access to many attractions, colleges, businesses and day trip destinations. We are close to Letchworth and only 90 minutes to Niagara Falls.

Built in 1852, this beautiful home has unique features. It has been updated with modern conveniences to make your stay comfortable - including 3 full bathrooms. The home is perfect for large groups, a weekend getaway, business travel, or whatever your needs may be.

The space
All bedrooms have AC. The home is perfect for singles, couples, friends and families to come together and enjoy the relaxed country atmosphere. Includes 3 full bathrooms! A large front porch, back patio, and garden areas extend the space. Approximately 1.3 miles of hiking trails right on our property!

Located in the town of Avon, we're an easy 10 minutes to Conesus Lake, Deer Run Winery, and Geneseo. We are 20 minutes to Letchworth Park and 30 minutes to Eagle Crest Vineyard and downtown Rochester.

No parties or gatherings without our express written permission. No pets allowed. Violation will result in termination of booking with no refund.

Guest access
There is a small parking area off the driveway for guests. There is a shared entry door with digital pad for entry. Each room has a digital lock as well. A car, Uber, or taxi will be required to get around, as no stores or destinations are within walking distance.

Guests are welcome to enjoy the wide covered front porch. Relax, sip a beverage, enjoy the breeze, and watch the sunset.

The back patio and gardens are also available for all guests. Multiple seating arrangements allow guests privacy if they choose. It's a perfect place to enjoy your morning beverage!

Guests are welcome to enjoy the yard. It's large enough for yard games (such as frisbee, cornhole, ladderball, or can-jam). If shade and quiet is preferred, there's a lovely setting of trees along the side yard.

Other things to note
Room #1 is an en suite on the first floor and has a private bathroom with shower Room #2 through #6 are upstairs and there they share a full bathroom upstairs with tub/shower. There is also a main floor bathroom with tub/shower off the dining room that all guests may use. All bedrooms have window AC units.

Heaven on Earth!

So I have travelled all over the world. I am also from Brooklyn. The combination means that I am well qualified to comment on something like this. This house, this place, this area is truly an undiscovered gem. Everything about it is simply perfect. The house itself is a charming mixture of old and comfort. The grounds include a nightly sunset to rival any I've seen, a front porch and back patio that provide immediate access to the outdoors and then a back barn area and truly remarkable path cut into the wildflowers that provided a daily morning and afternoon space to unwind and for me at least, make phone calls, most if which were facetime in order to share the wonder. We stayed here for an entire month, working for some of it which only increased the beauty and tranquilly of the farmhouse and its surrounding areas. The small towns surrounding us, Avon, Lima, Geneseo all had wonderful restaurants which complemented the cooking we did in the lovely open kitchen. Letchworth, Watkins Glenn and more remarkable hiking and sights are within short distances. When forced to leave it felt like the end of summer camp and we were already planning our return. I suppose most people looking for a house in the country may overlook this particular one, but they should not. If you are looking for the country experience, the farmhouse experience, the nature, the slowed down, the quality time, then I have found no better option in all of my adventures.

Wonderful home and stay!

We had the best time at Kindred grounds! Peggy was an amazing host and was great at communicating during the stay. The house was fully equipped and had everything we needed for the stay. It was very spacious and clean. We will definitely be staying here next time we visit family!

Lovely Pastoral Retreat

What a gorgeous setting for our family stay. The farmhouse is lovingly restored and maintained with every need anticipated. There is a lovely patio where we grilled near the coy pond! The hosts were super friendly and accommodating with quick responses. Definitely a great place to stay for a family/friend reunion!

Why they chose this property

The Farmhouse is located in a beautiful country setting. Enjoy many gorgeous sunsets in the farmfield across the street from the large porch. Very peaceful and unique stay!

The house had been lovingly owned & managed by Tammy Jo Anderson. Tammy passed away in 2020 from breast cancer. Her friends & family now manage the property today. There is a little tribute to Tammy in the house and it helps to set the tone for being here.

Kindred Ground sits on a 1000-acre farm previously known as the Stapley Farm. Jim Anderson has been a part of its legacy for generations and currently operates Anderson Farm, a large dairy farm down the road that includes many of the surrounding acres.

What makes this property unique

The Farmhouse is a great place for a family reunion or other gathering. People can enjoy time together in the very large living room that includes a dining area. There is also a large kitchen if you would like to make meals together. The property has a large porch and patio for hanging out. And you can walk the grounds & hiking trails out back. A great way to spend time together!
