Sleep additional 4 people in 2 bunkies outside the home that has a twin over twin bunk bed in each bunkies. These are NOT available in the winter.
The space WINTER ACCESS - December-March, (April see below) All Wheel Drive (4x4) and snow tires are a MUST, as the Muskoka area gets more snow then the city, we are on a private road with year round maintenance but it can get icy if the plows have not come around yet. In April the cottage road up here in Muskoka will get slushy and muddy due to spring thaw, ruts and potholes will form. DO NOT step on the frozen ice on the lake by cottage as it can be dangerous and does not always fully freeze in the winter.
Fully renovated cottage. Modern open concept design with 5 bedrooms and 3 full bathrooms in the main cottage and 2 additional bunkies. Large Hot Tub, Post and beam construction in the main living room and Muskoka room, all brand new mattresses, brand new appliances in fully equipped gourmet kitchen. Reverse osmosis for drinking water. Raised deck off kitchen with BBQ. Granite flagstone path to dock. Swing set for kids, Peace and quite, no car traffic or boat traffic/ no jet ski noises (we are on non-motorized body of water). Again, the west exposure provide beautiful sunsets. 18 acre property to explore. In the winter months enjoy cross county skiing(not supplied), tobogganing, and snow shoeing (4 sets provided) right on the property. 10 Minutes from Downtown Bala shops, restaurants, grocery store, LCBO, Beer Store and The Kee to Bala. WINTER/EARLY SPRING BOOKINGS (Nov-April) guests need 4x4 or AWD vehicles only, due to this Muskoka region having lots of snow in winter and sloppy road conditions in spring.
THE WATER - MUST READ IMPORTANT INFORMATION: during spring thaw and fall rainy season Muskoka water levels can rise around the dock and be unsafe to be in or on the waters, as the water can be moving. Please always wear your life jackets. The dock could also we partly submerged if water levels are high.

Guest access All the property has to offer.
We want you to be as comfortable here as possible and with that come a few rules/guidelines for your stay here. It also gives us peace of mind knowing that you are enjoying your stay, are safe and respecting yourself, our cottage and the environment.
Please be careful when you are bringing luggage in. We hate painting. Therefore we have to hire someone to fix any repairs to the walls and it's not included in the budget so please be careful.
Fire extinguishers are located in the Pantry in the kitchen and beside the wood stove in the family room.
Fuse Panel is located on the main floor corner bedroom.
We allow for 6 cars maximum for parking. PLEASE turn parking lot lights OFF at night.
Please do not take any beverages other than water into the downstairs area. Accidents happen and we don't want to have to replace the carpet at your cost.
Garbage….There is wildlife here that you may or may not have the pleasure of experiencing. There are, moose, deer, raccoons, fox, squirrels and other trash eating creatures. We ask that you don't feed them. They will not come around the house providing you have not leave garbage anywhere in the exterior of the building. They don't want to see you as much as you don't want them to visit. Trust us. You would be very surprised at how much of a mess a small red squirrel can do to a small bag of trash. Garbage and Recycling containers located in the pantry when bag is full place full bags of garbage and recycling in the Garbage Storage box by the parking area. Or you can take it to the dump if you're visiting Port Carling. It is on Eveleigh rd in Port Carling off of hwy 118. Only 20 mins. from here. With that being said, we ask that you take your trash and recycling with you when you leave as we do not have garbage or recycling pick up here. Basically the rule of thumb is "If you pack it in, then pack it out". If it is left behind there will be an additional fee $50.00 per bag to dispose of it.
Septic….We are on a septic system. Please avoid excessive use of water. Do not flush anything down the toilet other than toilet paper. Do not flush feminine products, baby wipes or foods. If you didn't eat it then don't flush it.
Frying….We have a 6 burner gas stove. Because the fire department is sooooo far away, we request that you do not do any grease/deep frying. A fire can be started very easily and although we do provide fire extinguishers, we would prefer (and so would you) that you not need to use them. Do not pour grease into the sink (example: cooking bacon absorb the bacon grease with paper towels and throw into garbage when cooled). Simple as that. Stay safe, for all of us.
BBQ…Please be sure to turn off the bbq and the gas line under the window. We have a tankless Weber BBQ, When turning the bbq on, light the left side of the grill of the burner first. Please do not leave the bbq unattended.
Inside Cottage Water….Our water is clean. We have a Reverse Osmosis system at the kitchen sink only, use that for drinking water only.
We also do have a filtration system in place for the other parts of cottage, It has been tested and it is 100% safe. We have always brushed our teeth, cooked, laundered and showered with it.
Fires….Please search online "Muskoka Lakes Fire Rating" to see if there is a fire ban or not during your stay. During the summer months, Please do not use the wood stove in the house. It is not necessary or safe in the summer months. We only use it in the winter for heat. Fire extinguishers are located in the pantry in the kitchen and beside the wood stove. Absolutely NO fireworks. There is a fire pit located outside on a patio down near the water. Typically we have firewood here providing it's available. We may run out periodically however there is wood that can be purchased locally at the Glen Orchard General Store. There are 2 buckets down by the fire pit. Please fill them with water when having a fire in the pit. There is no smoking in the house or on grounds. We don't want a ground, house or forest fire.
Electronics….PLEASE Do NOT unplug our TV. satellite system or any of the components. There will be a fee if this equipment needs to be put back to regular working order in the event that you do this. A portion of your deposit will be lost to this for time spent reworking the components.
The Dock….The dock is large and fun. It is deep about 13' feet or so off the dock. Children should be in lifejackets at all times on the dock. The water is clear and there are no leeches. It is great swimming. The rocks on the shore can get slippery at times so please walk with caution and be careful as they could be sharp. It can be windy on the dock so don't leave your towels down there unless they're weighted down. I've seen a lot of belongings head down the waterway. (Durning spring thaw or with alot of rain in the fall Muskoka water levels can be higher and our dock could be partly submerged)
Kayaks, Stand-up Paddle Board and Canoe… We ask that ONLY experienced paddlers use the 2 Kayaks, canoe and
SUP. If you take the watercrafts out please wear LIFEJACKETS and be careful when paddling towards the waterfalls, DO NOT GO BEYOND THE NEIGHBORS DOCK with watercraft. Return the watercraft to its designated spots (kayaks and canoes on rack, SUP along with all paddles under the Muskoka room where you found the Life Jackets) before you leave.
Hot tub…Please no glass in the hot tub. Broken glass in or around the tub will be a major problem for you and us. Do not go from the water off the dock into the hot tub. Bacteria naturally found in that water will multiply in the hot tub. Please shower off any lotions before going into it. Please do not put any chemicals or soaps or bubbles or anything in it other than one cap of the chemical we have provided with instructions after each use. Lotions etc. will damage the motor. Use caution when you're in it. It is advisable to Tie up long hair. The temperature is at about 101. Pregnant women should consult with a physician before using a hot tub. Young Children should only be in a hot tub for 10 minute intervals. Do not leave children unattended in it!!!
Barriers…Please use the grassy marsh on the one side of the shore and the dam on the other side as your perimeters for exploring. Tho you cannot see our neighbors they are just beyond those points.
Winter Fun… toboggan(provided), snowshoes(provided) and cross county ski(you must bring your own skis) right on the property
Another important thing is that we have a backup generator which makes the house won't experience blackouts during storms, and in winter months, which other cottages do and will ruins your time at cottage.
Please feel free to roam around and get familiar with the place. Discover where everything is kept... Please respect the areas of the house which have been locked or zip tied off. These are our private things and there is nothing in them that you should require. If there is something you need, please call us. We will do our best to help.
*If for any reason we (the owners) feel that you (the guest/renter) are treating us or the property in any manner that we feel is disrespectful or damaging by our standards you will be asked to leave immediately and you will comply
