Paradise Valley (85254) is a suburb of Phoenix with a population just north of 14K. Paradise Valley is in Maricopa County and is voted by Phoenix Magazine as one of the best places to live in Arizona. Living in Paradise Valley offers residents a rural feel but in a lap of luxury. PV is notorious for their dense population in restaurants, coffee shops, shopping centers, recreational parks and some of the best golf courses the nation has to offer.
The rental property is centrally located in the heart of Paradise Valley with the major cross streets being Tatum and Paradise Lane. You are roughly a 15 - 20 minute Uber ride to the following hot spots & Scottsdale venues: Scottsdale Quarter, The Kierland Commons, Scottsdale Fashion Square Mall, Camelback Mountain, Scottsdale Entertainment District, Scottsdale Stadium (SF Giants Stadium), Salt River Fields, Old Town Scottsdale, Talking Stick Casino & Golf Resort, Top Golf and so much more.
* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $35 per day from October through December and $50 per day during High Season from January through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.
* PROPANE TANK FEE: There will be an additional charge of $35 per propane tank. These tanks can be utilized for the BBQ grill, fire pit and space heater. All propane tanks will be available and accessible upon request.
* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).
* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

HOUSE RULES & CHECKOUT PROCEDURES
* QUIET HOURS: The City of Phoenix impose a strict policy of quiet hours starting as early at 10 PM that are strongly enforced until 7 AM. Please be respectful of the neighbors by not having any large gatherings in the backyard past 12 AM (midnight). Any violation received by Phoenix PD, the booking guest will be held personally responsible for paying any fines incurred.

- Back Patio Sliding Door
- Master Bedroom Sliding Door

* Strip all beds of any dirty sheets, pillowcases, used linens and place them in the laundry room prior to vacating the premises. Please note you are not required to do any laundry.
* Empty fridge of all personal items or leftover food.
* BOTH Trash & Recycling gets picked up every WEDNESDAY morning bright & early - so please be sure to wheel them both to edge of the driveway for pickup on Tuesday evening (the night before).
* Place all dirty dishes in the dishwasher.
* * ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio only). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced.
* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 Fine will be incurred.
* Be mindful and careful of the furniture & furnishings.
* * * Please Note: This rental property is guarded by NEST Security. There are 3 security cameras located on the property. There are 2 cameras located in the backyard facing the backyard & pool area. The last camera is located in the front yard facing the driveway. These cameras only record video & audio when triggered and are motion activated.
POOL & HOT TUB DISCLAIMER:
* Guests acknowledge that children and/or handicapped individuals should NOT be left unattended near or around the pool area. Guests acknowledges the inherent risk in swimming or playing around the pool area and hereby assumes any & all responsibility.
