The Farmstone Ranch includes multiple luxury estate homes, a year-round aquatic oasis, two stocked fishing ponds with kayaks & canoes, gaming & entertainment areas, exploration trails, a theater room, and so much more.

The estate accommodations feature nine custom bedrooms, seven full bathrooms, & multiple indoor and outdoor living and dining areas for group celebrations.

The Farmstone Ranch centerpiece is the 7,200 square foot Main Estate, a gathering hub for the group that includes four full bedrooms, three full bathrooms, two half baths, an enormous Texas recreation area featuring custom bar, full sized pool table, air hockey table, poker and foosball tables, and a nearby movie theater room. Your outdoor aquatic oasis area features an eight person Jacuzzi spa with custom jets and lighting heated to 102 degrees at all times and lounge with al fresco dining seating for up to 30 guests. Could have been better

Storms caused a loss of power on the property, so we lost 1st day on property. Arrived on scheduled day 2, but I had to do property walk through because of several issues, electronic locks not working on 3 buildings and water in living area of one building. Media room in the main house did not have a TV in it. Had to bring a TV from a cabin (was told to do that by a property manager) and hook it up so my grandson could watch TV and use the PS5 that was there. I expected premium, but got below average.

The property is beautiful. We had 20 adults with 3 children under 4. We got to know our local property manager well. Mr. Moore showed up everytime we needed him. He was very attentive and answered all of our questions. He got us firewood for the fire and a Roku for the tv that did not have a remote. The hot tub is a big issue and does not work unless backwashed before each use. The Farm property representative was the only person who could turn it on or off and she was in Florida. The pool equipment needs to be updated to allow the guest to turn on and off the hot tub. The bunkhouse flooded our final day there and my guest left. When I requested a partial refund for the inconvenience I was ignored. There is not enough dishes to bake in for 20 people and would absolutely not work with 40 people. We felt the property was completely full with 20 adults. I do not feel it would be comfortable at all with 40 people. There is a reason the bunkhouse is not pictured. It is dark and only has 1 bathroom for 15 people. It is a very long walk to the main house for a second bathroom. The main house is beautiful but the bunkhouse is not and the shed that they call a cabin does not have a bathroom and smells bad. Be aware that the accommodations are not equal and would be very cramped with more than 20 people. Ask to preview it before you book.

Beautiful property

I am going to start by saying this property and the housing were amazing. Now don’t let me scare you away but we were never met on property for a tour, they really need a check in book with general information for the guests. There were so many questions and alittle bit of confusion for the first day so that was a damper on time. They want you to enjoy your stay but tbh I was doing laundry the day I arrived that had been left there. Washers and dryers were full. Even though I was told the hot tub and pool were working the jets in the hot tub did not work. It is controlled by a ladies phone all the way in Florida so make sure you tell them when you need the hot tub in advance. the projector ( kids means for entertainment was missing) we were told they would overnight one but never saw it. The bunkhouse had a dishwasher with stinky old water. Not usable at all. In the main house we noticed while cleaning our messes that none of the counter items get moved and cleaned underneath. We had an incident where the smoke alarms kept going off. Soon we found out those alarms are 20 years old. That is not safe and needs to be replaced. These are things that the company can easily address and make the listing top notch, I put this review not to nit pick but to help the company and future guests. We still loved our stay and the good out weighed the bad by a ton. I wish somebody would have written a detailed review like this one before I stayed so I could have been alittle more prepared.

Great property, but listing wasn't correct.

When we booked, we were set to have 30 people stay. Luckily, we got to tour the property before we stayed. The listing was completely off on the rooms/bedding arrangements. It also says there's space for 40 people to eat, but when I asked they said it was across the entire property for 3 buildings, which was not clarified in the listing. The heated pool & hot tub was broken when we went. We couldn't get the projector to work. The worst thing was a lot of the bedding was very stained. Almost half the bedding that our family stayed on had gross stains, including the small blankets around the house. Overall, beautiful property but we did keep having disappointments pop up. The house is listed for sale and we thought maybe the owners weren't taking as much care. Our contact was very helpful and kind though. Anytime we brought anything up (like a broken toilet and dishwasher that was on the property) they were sure to get someone out to take a look.

Wonderful Home

We came from all over to have a small family reunion. Everything was great. The house was awesome. Plenty of room for everyone to have their own space. We enjoyed several amenities of the property and would definitely visit again.

Great Peaceful enviroment and Activities

One of the best place so far I found on Vrbo. We enjoy cycling, kayaking, pool, xbox, playstation. We will definitely come back again.

MJ's 85th Birthday Celebration!

this special occasion was exceptional due to the fantastic accommodations at the Farm House. I can't say enough about how wonderful our stay was. We had a large group of 31 family members ranging from >1 to 85 years old! Everyone had a wonderful time. Ashton was exceptional in taking care of us. The estate was gorgeous and had many activities for all. All the beds were comfortable and there were so many different rooms to enjoy and space to spread out. We absolutly loved our stay.

Wonderful Property

Beautiful property in quiet surroundings. The property manager, Ashton, was very accessible during our stay. Would highly recommend the property for a vacation stay with family: many activities for all age groups, swimming pool, pool table, bikes, and gaming/movie room.

Great property for all ages

This place is great. Everything on the listing was accurate and there were lots of extra things like water guns, various balls, bikes and helmets, fishing poles, travel cribs and high chairs, etc. The kitchen was well stocked with SO many pots and pans and utensils--pretty much anything you could need. There's a keurig and also a regular coffee pot, and some k-cup type coffee options. We had a group of 11, from 2-70, and everyone agreed the beds were comfortable. Most of the main floor is wheel chair accessible except for the shower, and one step around the entry way. The other housing on the property is a little farther than we expected, but it still wasn't bad. The guest house was maybe a 5 minute walk and the game barn/bunk house was probably closer to 8-10. We do walk slow though. Highly recommend. We would be happy to return here. Ashton, the on-sight property manager, is literally the best we've ever worked with. You can tell he really enjoys his job and cares about the guests.

Amazing property

Ashton was at the property to greet us when we arrived. He gave us a tour of the property, and told us about the wildlife along the way. Whether we had questions such as where to order pizza from, or we were asking him to adjust the temperature of the hot tub, or turn the jets on or off, he was always very quick to respond-if he wasn't already at the property working on something. The pool is bigger than the pictures make it look. There was plenty of space for our large group. Our group ranged from age 2-62. There were places to fish, kayaks, bikes, a foosball table, pool table, poker table, ping pong, brand new gaming systems for the teenagers, a theater room, and much more. The guest house had its own kitchen, and the bunkhouse had a kitchen. Refrigerators, washers and dryers, microwave, etc., in each building. Our group really enjoyed the place, and Ashton was a great help with everything. He made the place even more enjoyable than it already was. He is a very hard worker.

Amazing for a family gathering

We selected this property for a family vacation (ALL the siblings/spouses/children) so we had a large group with a huge age range. I have never stayed anywhere that catered to all ages so well. Crib, Pack 'n Play, high chair, and baby bath seat for the littles. A giant shed packed with games, toys, and bikes for the younger kids. The Bunkhouse with air hockey, ping pong, etc. for the pre-teens. The pool was an absolute highlight for everyone. Plenty of seating and sun umbrellas, and the shallow entrance was a great place for the littles to play. The absolute highlight were the estate managers. I've never stayed anywhere that takes so much pride in ensuring a good experience. All concerns, small or large were taken care of immediately. Can not say enough good things about them.

AMAZING experience

This property is the height of luxury. Each of the houses were super clean and so beautifully decorated. Ashton was so attentive the whole trip and made us feel so welcome. The perfect trip and I agree, the pictures do not do it justice!!

Even better in person!

Although the online pictures are amazing, it still did not do this property justice! The grounds are extensive and beautiful. The different houses on the property were all awesome and unique. Our group thoroughly enjoyed our stay here! Would definitely recommend and stay again! Thank you to Crystal and Candice who helped us with ANYTHING that we needed during our stay!

Beautiful estate

Very peaceful and relaxing estate. The Heated pool and hot tub were great. We played on the paddle boat, kayaks, and bikes. Pool table. Air hockey. Ping pong. This place is a get away all to itself. It’s out to itself and gated. We felt safe and had plenty to do. Oh and the master suite!!!!! Love and will stay here again.
