This Gulf-front condo truly offers the "Beach Life". Just moments after arriving you can have your toes in the sand thanks to direct beach access from the private back balcony (a rare feature for 30A condos). Located in Seagrove Beach approximately halfway between Seaside and The Hub, you'll be hidden from the crowds but still centrally located to some of the area's best shops and restaurants. However, you may not want to leave thanks to French windows lining the back wall, allowing emerald water views from anywhere in the kitchen, living or dining room. Sliding glass doors open up to the expansive, covered balcony, which is perfect for sipping your morning coffee, reading a book in the breeze or toasting an iconic 30A sunset. This three-bedroom home can comfortably sleep eight with the ease of one-story living, making it the perfect escape for families or friends.

Many of the communities along 30A are continuing to expand, so many more individuals can come enjoy the crystal blue waters of the Panhandle. Unfortunately, a side effect of this is construction and all the items that come along with it, such as noise, roadblocks, etc. We understand this can be inconvenient for our guests, which is why we have chosen to make all possible guests aware of the possibility of this during their beach vacation. As most of this is outside of 30A Cottages realm of control, we are not able to offer discounts/compensation for any noise complaints, road blockades, etc. during a guest's stay. Please reach out to a team member with any questions you may have!

Community Amenities
Found along the Emerald Coast of Northwest Florida, Seagrove Beach is a mile-and-a-half beach that encircles a small cove and lures visitors with its beauty and serenity. Named for the thick grove of windswept trees that surround it, Seagrove still maintains the same green canopy of oaks, magnolias, hickories and sand pines that came to define it a half a century ago. Today, Seagrove has an eclectic mix of old beach homesteads and newer cottages, as well as a well-balanced menu of off-beach activities that range from exploring Point Washington State Forest to browsing the beach shops and restaurants along Scenic Highway 30A.

Parking
Sugar Dunes is a gated community with a maximum of two vehicles per condo in designated parking spots, anyone found with more than two vehicles will be towed via the building manager. Two parking passes will be provided in the condo and must be displayed at all times during your stay.

(Note: Homeowners do have dogs, therefore anyone with allergies to dogs will need to be conscious of this.)

Reservation/Booking Policy
***The cancelation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third-party booking site such as VRBO, HomeAway, Airbnb, etc. We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party. We do not offer 100% refund for cancelation at any time after the booking has been processed. A 5% cancelation fee will be charged to cover credit card and document processing for all cancelations.

~ Private beach chairs, including those purchased from stores like Walmart, are not allowed on the beach under any circumstances. Guests must rent chairs exclusively through Spyglass. If this rule is violated, the guests will be fined $100 per day for each instance a guest is found using non-Spyglass chairs.
~ Tenant must be at least twenty-five (25) years of age and will be an occupant of the Premises during the entire Rental Period. Reservations shall not be made by or for any person under the age of twenty-five (25), and no key will be issued to anyone who is not twenty-five (25) years of age. (Please see contract at the time of booking for further information)

Wonderful location!

We absolutely loved the location of this property. It is truly right on the beach and with windows across the whole wall the view is stunning. The beds were comfortable (which is super important) and overall it was great. The bathrooms could use a little sprucing up, but that didn't affect the stay at all.

Great place!

Very nice place right on the beach! The only drawbacks were the very hard to open and close sliding door and the bathrooms need updating. Otherwise it’s a great property and we loved our stay.

Beautiful View and Perfect Condo

We loved this three bedroom/three bath condo! There was plenty of room for all guests and it is steps from the beach. We lingered on the porch for hours looking the beautiful green Gulf of Mexico. Great location for food and entertainment along Highway 30A. Would recommend to anyone!

Dirty and very outages. Bathroom is nasty with missing drawers and water damaged cabinets. Brown stain on bedspreads. Sand everywhere. Overall dirty. Zac broke one of the nights. Awful- run from this place.

Beautiful views from a beautiful condo

Sugar Dunes is a nice gated beachfront community convenient to Seaside and Santa Rosa Beach. Walk right off your deck to chairs and umbrellas setup for you at the beach. Well stocked kitchen and comfortable bedrooms. Offers satellite tv, wifi, DVD, games and more. We had a very enjoyable week!

Condo was great. Lovely view. Fabulous location. Layout is wonderful for multiple guests. Kitchen spacious, lots of room for everyone to sit. Larger patio. Super close to beach which we loved. Bathrooms need a makeover but I would definitely rebook for next year.

We love Sugar Dunes!

Sugar Dunes units can’t be best. We stay several times a year in various years. You walk right out to a private beach access. Outside closet was stocked with some sand toys and boards. We always rent chairs and umbrellas from Spyglass to avoid carrying too much to the beach. Property managers were excellent! Condo is a little outdated and not super clean but we came for the view and the 30A food and didn’t plan to stay inside much.

Love the location

We love the location of these condos, however, number 7 does need a lot of work. There are broken tiles, mold in the window seals, some of the deck boards feel weak, the front door knob/lock needs replaced as well as the one going to the beach. Some of the drawers were broken. The people working the beach, chairs, etc., were extremely amazing and always helpful. The spaciousness of the condo itself is always a positive. With that said, we do plan on coming back next year.

We love the location. Generally staying in this area. Convenient to a lot of restaurants, etc. This particular condo is in desperate need of updating and supervision of the cleaning process. Master tub had dirty sand in the bottom of it, and in the window seal behind the bathtub there was a lot of filth. After wearing socks on floor for short period of time, they were gray and black. Thick, dust, standing on baseboards & outlets. Couch covers need washing or replacing.

Great location and value, on the beach!

We were looking for a beach front condo along 30A that didn't break the budget. We found a very nicely furnished condo that was closer to the beach than you will find here. The property is a bit dated, but the association was making repairs, replacing wood with PVC, etc while we were here. The kitchen was well stocked, the beds very comfortable, with great touches provided by 30A cottages who managed the property. Check-in was easy, over the phone while 30A made sure we could get into the condo, great service. I don't think you will find a better value in this area. Please note that you need to drive from here to any restaurants or shopping and that there is no pool, but being on the beach beats walking to overpriced restaurants or hanging out at a condo pool for us! We will definitely be back!

Unit needs upgrading

Bathrooms and kitchen need upgrading. Dryer would not dry clothes. Hall bathroom toilet is loose on the floor mounting. Master bedroom bed was not comfortable.

Perfect location!

Love the location and the private beach. Enjoyed coffee and breakfast on the porch every morning as well as watching the sunsets in the evening. Condo was comfortable and well stocked with everything we needed. As others have said, only thing we’d recommend is that all the bathrooms really need updating. Especially at the price point we paid. Also, my husband and I couldn’t take a shower at the same time. The hot water would only work with us taking turns. If we showered at the same time, one of us would only have cold water. Made it a bit inconvenient if we planned on going out for the evening but it was manageable for just the two of us. If there are more staying in the unit, it would be a bit more difficult. Other than that, we really enjoyed our stay!!

GREAT PLACE, but property management was a bust

We loved the place and the accommodations were great! Footsteps down stairs and then you’re on the beach. That was a huge blessing! Everything about it was wonderful! Unfortunately the management group never responded to two inquiries while we were there. That’s a bummer. One was about a tropical storm and what we needed to do about extended our stay, and the other was about reserving chairs and umbrellas. It has concierge in their title and they were... well, not. But that has nothing to with the owners or the accommodations! So surely it’s fixable!!!

EXCELLENT LOCATION!

I had the pleasure of staying at this spacious oceanfront condo just a week ago. If you are looking for rest, relaxation, and an incredible view, look no further - you have found the place. I have been visiting 30A for many years now, and this location is hard to beat. Unlike most other rentals, this condo boasts an oceanfront balcony spanning the entire length of the living room. We had a group of 6 and the spacious balcony allowed for all of us to congregate in one spot to enjoy coffee or cocktails and of course lots of great conversations, without ever feeling overcrowded. Not only was the balcony spectacular, but you are literally a few steps away from the beach, with you own private access. The condo was also extremely clean and all of the bathrooms were equipped with L'Occtaine products, making the experience that much more enjoyable. We were a short drive away from both Rosemary and Seaside, without having to deal with the crowd. I will DEFINITELY stay at this condo again, if for no other reason than to wake up to the spectacular views in the morning.

This condo needs work

First, I’ll say the good things. We love Sugar Dunes. It’s an excellent location. The condos are right on a private beach, and you can access the beach from stairs on the balcony. We are spoiled to this place! This was our third stay at Sugar Dunes, and it won’t be our last. Having said that, the individual condo needs A LOT of work. I could look past the chipping paint and molding in the bathrooms (although it’s such a simple, inexpensive fix, why wouldn’t you spruce it up?), but there is mold around all the recessed lighting in the condo. Water constantly dripped on us from the ceiling vents. We could have literally pressed hard enough to put our foot through the rotted floor in one of the bathrooms. The dryer didn’t dry (which they came, and it was better, but still not great), and two of the shower heads only dripped water when turned on full blast (also fixed while we were there by them replacing those shower heads). They got it right on the beds. Super comfy. You can stay in a much nicer condo anywhere on this property for the exact same price. Don’t stay here!

Buyer Beware

Property Manager requires renter to sign multi-page agreement with lots of penalties up to $500 each. Property falling apart. No remodel. Disgusting rot everywhere. Black mold. Green mold everywhere. No curtains in master bath. Toilets were elementary child size. Great location and access to beach. I have pictures of mold and run down

Loved being right on the beach

For a beach house, this was the least sandy beach house on the inside I have ever stayed at! Everything was clean and nice. The Master Bathroom is in desparate need of updating but everything else was updated and clean! I would stay again!
