The Farmhouse sits on 74 private acres. Nestled among pine trees, rolling pastures, and incredible mountain views, the beauty of this property is truly unrivaled. We offer a unique "farm" type experience where you can have seclusion, quiet and privacy, but we are still close enough for a trip into Hochatown for the day or evening-truly the best of both worlds! We have a large, private on-site fishing pond stocked with bass, crappie and perch, a stone fire pit, multiple creeks, and endless acres to roam, hike, and explore. Beautifully remodeled, the Farmhouse features high end finishes throughout-quartz countertops, stainless appliances, chef's kitchen, luxury mattresses & linens, and comfortable seating. We have the best front porch views for that morning cup of coffee or evening glass of wine or whiskey. Come experience all that the Farmhouse has to offer! You won't be disappointed, we promise!

This property is phenomenal! The pictures are beautiful, but in person you’ll be even more blown away. My husband and I loved just sitting on the porch taking in God’s handy work - the mountain ridges, pastures, water, trees, cows, horses, etc.The pond is HUGE and perfect for fishing! Lindsay has done an amazing job decorating the house. From the moment you step in, you feel at home (but even better but it’s perfectly curated and clutter-free!). She’s the best host - gives tons of information and very responsive.We enjoyed some days on property, but you’re also close to Hochatown to do all the fun touristy things and then can escape back to the farmhouse. In Smithville, I recommend Three Rivers Meat Company for breakfast or lunch. They also have a retail meat market and grocery essentials.Thank you, Lindsay! We will be back.
This was the most relaxing vacation we have ever taken. The views are breathtaking and the house is so warm and inviting. Lindsay is more than helpful and sent us a list of suggestions for our stay! We will be back again, for sure!
This place was phenomenal. Peaceful. Secluded. Tucked away in a private setting and very clean. Host was beyond accommodating. She communicated very clearly and expectations were well explained. We look forward to staying again!

From the moment we drove into the ranch I knew it was going to be everything we hoped for and more. We live in the DFW area and wanted a place to slow down for a week outside of the hustle and bustle. This property sold me right away with 220 acres to explore and a stocked fish pond on the property. The property is very well cared for and the farm house is beautiful. You can see and feel how much everything is loved and cared for. The farm house was the perfect size for our family with everything we needed to cook and enjoy the peacefulness. We enjoyed exploring the property, fishing, watching the cows and horses, and bird watching. We drove to Hochatown every day to find a fun outing for our 6 year old which he absolutely loved. Lindsay sent great outing ideas and places to explore. This was our first trip but definitely will not be our last. We can’t wait to go back and visit the ranch! It far exceeded our expectations and was such a wonderful and relaxing week.
The Farmhouse provided the perfect getaway. It’s very warm and welcoming and sits on a quiet, scenic farm. It’s perfect for some good front porch sitting in the mornings and evenings while being within driving distance of Broken Bow, Smithville, state parks, and scenic drives. Lindsay was extremely attentive and provided lots of helpful information ahead of our stay. We enjoyed our time there.
Beautiful property! Lindsay was easy to communicate with. Recommended many things to do and places to eat. Loved watching the animals every morning and fishing in the pond. Very secluded. A little distance from town but we didnt mind. Hochatown & Broken Bow have plenty of things to do.
We had a wonderful stay at the Farmhouse. It was well stocked with supplies, very clean and had everything we needed. We spent a lot of time on the property and relaxing. Our kids loved looking at the animals and roaming around. We went fishing but unfortunately it was a bit too cold so would be great to try again when it’s a little warmer. Lindsay was a great host and gave us a lot of information and support.
Lindsey is the best hostess ever! The Farmhouse was perfect; clean, cute, well stocked with everything you need. Upon entering, the soothing music set the scene and I knew this was the perfect place! Open pastures and background mountains painted the breathtaking countryside. Fishing in the pond throughout the day was so relaxing ! I’ve stayed in other b&b’s, and The Farmhouse is the best by far. I plan to go back.
Just what the doctor ordered!!! This beautiful farmhouse is exactly what we needed to destress from our day to day life. From the beginning Lindsay was amazing with providing everything we needed to prepare for the trip to make it easy to build an itinerary of places to visit, but once we got to the farmhouse, we honestly didn't want to leave. You're morning coffee on that front porch swing with crisp beautiful weather and nothing but the sounds of nature. It was honestly a dream come true. My 8 and 4 year loved to adventure the property and go fishing with dad and grandpa. This property is a memory maker for your family and natures reset from your day to day. House was incredibly clean and well maintained, made you feel right at home. Will not hesitate to stay here again and share with friends and family! 100% recommend!
If you are seeking a lovely place to stay, and peaceful surroundings are important to you, then this is where you need to be. This is a wonderful place to stay. We saw beautiful horses & cattle, had an entire peaceful, stocked pond to fish with no one else around. There was no traffic noise during the quiet evenings, simply listening to nature as it wakes each day and resides for the evening.
The house is equipped with all modern conveniences, an exceptional kitchen with a wide variety of accessories to make some wonderful meals.
Bedrooms are large & comfortable, and the house invites you to stay & relax.
Whether it is having a warm beverage in the morning on the front porch if you want to experience the sunrise, or a cool beverage during the evening as you see the sun fade away, this is a great place to be, and I will definitely be coming back again.🙂

The best, most beautiful, most relaxing vacation we’ve had in years. This property is incredible! It’s truly a hidden gem and I’m so grateful we found it. The meticulous detail taken in decorating and making this house a home away from home are second to none. The host provided such wonderful information and support throughout the entire process. I can not even begin to express my love for this place. Pictures do not do it justice. Lindsay is the most amazing host ever. I told her that I thought of her as a friend by the time we left because she was there for us with every detail. You can tell the moment you book that this is the love of her heart. I have been thinking for days how to put into words my love for The Farmhouse. My recommendation is get groceries and lock yourself in, we ventured to Hocatown a couple times and it was pure chaos, I could not wait to get back to The Farmhouse. Be prepared for peace and tranquility, the simplicity of nature, animals, and a beautiful place to lay your head. The beds were very comfortable in fact we took pictures of the pillows and blankets because they were so comfortable. The kitchen is fully stocked with quality appliances and cookware. The porch oh that porch was wonderful to sit on the swing and watch the animals. The horses are beautiful and will graze so close that you can him them chewing, the cattle will come through right where you are fishing. I would recommend bringing folding chairs to take to the pond to sit while fishing. The privacy at the Farmhouse is 220 acres of beautiful rolling hills, pond, and pastures beautifully maintained. I literally can not put into words what a wonderful time we had. My kids are 17 and 15, we pulled in and realized that the wifi would be decent at best and I thought oh no they are going to kill me 4 days without Wifi. but they did not we went back to the basics of reading, fishing, enjoying the beauty of God's creations, board games, corn hole, and family. The memories made will last a lifetime. I promise you, you will not be disappointed. Lindsey has a heart of gold and will go above and beyond to make your stay wonderful. On our way home I knew that other guest were checking in later that day and I looked to my husband and said, "Is it bad that I am jealous that other people will be there tonight and not us" ha ha!!! We will go back again there is no doubt in my mind!!! Thank you Lindsey for sharing this gem with the rest of us!!!

When we say pictures don't do this place justice, we truly mean it! There is something special about gazing out at the rolling pastures at The Farmhouse and watching the cows and horses graze. Sitting on the front porch when the breeze hits just right and you can hear the trees rustle and watch the pond ripple...all with the beautiful Boktuklo mountains as the backdrop. The Farmhouse and property are unique because aside from being beautiful, its quiet, peaceful and private, while still being close enough to enjoy Hochatown-it's truly the best of both worlds!
