The Space:
FOYER AND OFFICE: Upon entry, you are immediately greeted by a vibrant foyer adorned with stylish lemon wallpaper. The study to the left provides a quiet and peaceful space for any WFH needs and the many windows offer ample natural light.
KITCHEN: Continue through the foyer to the bright, open kitchen area with high end appliances, a breakfast table, and well stocked cabinets. The kitchen features a spacious wet bar with wine (or lemonade) fridge and breakfast bar for grabbing a quick meal or watching the chef cook. Book our private chef for an amazing experience. (7 day lead time---ask us about it)! The open shelving with hits of local decor is fun and makes serving easy.
DINING, LIVING, AND COVERED PORCH: The well equipped kitchen opens to the dining area, which comfortably seats 6. The cheery and stylish adjacent living room has windows galore with water views, and room for everyone to gather for conversation or games. Off the kitchen is a laundry/mud room through which you arrive to the charming covered patio with picnic table, a sweet cafe table, and a loveseat rocking chair for cozy conversation. In the evening, fire up the grill, cook the fish you caught, or indulge in our famous Rappahannock oysters from our local markets, all while enjoying sunsets and breezes off Carter's Creek.
QUEEN BED AND FULL BATH: This side of the house also has the queen bedroom, with pops of colors against the bright white bedding; this room feels fresh and charming. It has a full bathroom with tub that is also accessible from the kitchen.
TWIN BEDS, KING BED, AND TWO FULL BATHS: Walk back through the kitchen to the two bedrooms tucked away on the other side of the house. The room with two twins is perfect for children, or friends, and has a tv with DVD player.

A charming nautical themed bathroom across the hall serves this bedroom.
Further down the hall, the piece d' resistance is the water facing primary bedroom that invites you in with its comfortable king bed and the natural light coming from the sliding door opening onto the back porch. Get your coffee in the morning and bring it back here. (Or better yet, bring along someone who will serve it to you). The view from the bed makes it worth lingering for a while before attacking the day. Later, the lucky guest with this room can step outside onto the cozy back deck with two rockers and relax with a book in the afternoon, or enjoy a drink in the evening. A walk-in closet offers plenty of hanging, shelf, and drawer space. Stow your suitcases here and don't look at them again until you, unfortunately, have to pack up! Off the primary bedroom is a bathroom like you'd see in the magazines, with dual vanities and a spacious walk-in shower with a rain shower head and bench.
THE PROPERTY:
This home is designed so you can enjoy the outdoors just as much as the cheery and bright interior. The sunroom off the main living area is great for lounging, napping, or just keeping an eye on the kids playing on the expansive back lawn. A games chest and a basket full of yoga mats offer some additional activities. (There are several yoga studio options around town, check out our digital guidebook upon booking).
Beyond the sunroom, some of the best features of the house are outdoors. In addition to the covered porch on the side of the house, the back patio boasts comfortable outdoor couches and chairs, a dining table with umbrella, and rockers on the back deck adjacent to the primary bedroom.
Our favorite part of the property is the breathtaking water views! The docks and marina/gazebo areas are not ours, and thus not available for guest use. But fear not, there is plenty of waterfront to explore and places to get in the water close by! Bring your kayak or paddle board and put in at nearby Gaskins Landing! Or explore the other public landings in the area.

OUT AND ABOUT: Our favorite beach is Hughlett Point Nature Preserve on the Chesapeake in Kilmarnock. In the off-season it is private and stunning. In the summer months, go early as there is only room for 11 cars and no parking on the road, or head over to The Tides Inn (.3 miles), an iconic 4 star resort within walking distance. Many of the amenities are available to non-resort guests, such as the Chesapeake Restaurant and Terrace, or the Fish Hawk, a casual creekside restaurant and bar with a fun vibe. Stroll along the boardwalk or book a sail and hop on at the Tides Marina. Local watermen will explain area history, and may tell a tall tale or two to boot! Come fall in love with Virginia's River Realm!
LOCATION:
Ideally located in Virginia's Northern Neck, Irvington was recently dubbed by Southern Living as the "state's swankiest coastal town", just minutes from the Tides Inn and local shops and restaurants. Under 3 hours from DC and National Airport, 1.50 hours from Richmond (with convenient airport) and 2 hours from Virginia Beach. Just a plane ride from anywhere in the world!

Guest Access:
Guests will have access to the entire home and premises. Please note that the property is not waterfront, and the area at the waterfront is private property owned by others. This property does not include the boat ramp, gazebo, or a dock. Please do not go to these areas. There are many ways to get in and on the water in the area. Check out our favorites in our Welcome Guide, available upon booking, or send us a message to inquire!
Guests will receive a smart lock code the morning of check-in. This code will work until 11:00 am on the morning of check-out. Our turnover staff tends to arrive by 11:15. Unfortunately we are typically unable to offer a later check-out. Thanks for your understanding.
The Neighborhood:
Irvington: Described as "Tiny but Tony", and "Manhattan meets Mayberry", this upscale yet low-key town has great restaurants, friendly people, and a wide array of community events. Experience small town living at its best: on the water.
Walk or bike to Tides Inn, 5 minutes by car to the charming town of White Stone, 7 minutes by car to Kilmarnock, with an assortment of shops, restaurants, and community events. Check The Rivah Visitor's Guide (at house or available around town) for a complete list of all there is to do and see.

Getting Around:
A car is required. We also provide bicycles which are fun to ride around town!
Other Things to Note:
No water access from the home (docks at waterfront are not part of the rental) but bring your own kayak and put in at nearby Gaskins Landing to explore Carter's Creek or ask us about local rentals and other places to put in! Lots of creeks and inlets to explore in the area.
The house is located in a natural & wooded area, so you may see & hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents), & reptiles. Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in & around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property.
