Welcome to our beloved family home away from home. We call it Carley Farmhouse after the Vermonters who built it 200 years ago.

The home is nestled on a quiet country road above Lake Sadawga. It's a retreat for families, young children, loved ones and friends, and pets. Every season is special here, from blazing fires during ski season to the twinkling fireflies in June.

We are grateful to welcome you to our beloved family home. Carley Farmhouse was originally built in 1837. We have designed the home to welcome multigenerational families, infants and toddlers, and beloved pets.

When you arrive to the exquisite Greek Revival home on 11 acres of naturalized farmland, you'll first notice the place. We're located just a bit above Lake Sadawga on a carefully maintained country road. You'll see the old Schoolhouse on the corner, willow trees along the stream, and forests of maple, hemlock, and poplar.

The outdoors are some of our favorite spaces for gathering. You can sit around the simple fieldstone firepit in the front yard, or have coffee on the front porch. The hummingbirds own the front porch, be careful! You can study up on tree ID with our handy field guide. If you watch closely, you can see ducks in the little pond, and deer, turkey, groundhogs, and porcupines in the meadow. The 3-season sunroom is our honorary outdoor hangout from spring through fall - hard to say how magical it is there.

Inside, we created a big art and play space for young children. We supply a bunch of arts supplies to inspire young ones’ creativity - an easel, watercolors, tempera paints, chalk, pencils, markers, chunky brushes for small hands, pastels, and various sorts of paper. There's also heirloom-quality solid maple building blocks, Magna-Tiles, stuffies, play-dough, and coloring books.

It might sound funny, but we get some of the best sleep of our life there. Each bedroom has a different view. The memory foam mattresses are dressed with quilted mattress toppers, spa-quality linens, real duck down duvets, and blankets (choose your favorite). The queen bedroom has a high-end wood crib, a collection of baby blankets, and blackout curtains. You can wake up to bird song and frog calls from the pond.

The kitchen is humble, no dishwasher, electric coil stove. But we are avid cooks and have fully equipped it. We use the Le Creuset dutch oven almost every day, and keep a pretty solid spice collection there, along with maple syrup made by a neighbor and some wicked spicy homemade chili crisp.

Folks probably spend the most time in the downstairs living room, if not playing with kids then puzzling, reading, tending the fire beneath the gorgeous hand-carved antique mantle, or playing guitar. The upstairs living room has a high-end TV and soundbar and complimentary streaming, so you can keep up with any and all shows.

The whole house and 11 acre grounds are for you.

Please do not enter the basement. Please don't swim in the retaining pond in the back yard.

Rural Whitingham has limited cell service. Download offline maps before going out! Wilmington, a 13-minute drive north, has cell reception.

If you will build a fire, pick up kindling at a hardware or general store.

Semi-seasoned firewood is available on the property for a small fee.

In the rainy seasons, the lawn gets wet. Bring waterproof boots!

In the warm season, our landscaper occasionally come to the property to mow.

The home can host up to 8 people, but we find 4-5 adults is the sweet spot. Our pricing has a small extra guest fee, per person per night, for the 6th and above guest.

The downstairs living room has a sleeper sofa with queen mattress. Two twin mattresses and folding bedframes are available to guests self-serve in our storage room.

Our home lovingly welcomes cats and dogs! Though we clean exactingly between each reservation, we recommend to bring allergy medications if someone in your party has pet allergies!

Please use caution if entering the garage. Landscaping tools and materials are stored there. The garage is not suitable for children and pets.

We have two security cameras on the property. One faces outward over the front porch, and one faces outward from the garage.

Overall a great stay

Overall we had a great stay for the weekend - this was a nice escape from the city and a great launchpad for hiking! We really enjoyed sitting in the sunroom with our coffee in the morning. The rooms were also comfortable and spacious, and the kitchen was extremely well stocked. My one piece of feedback is that the place could use a thorough dusting!

Vermont family getaway

House was perfect for our family vacation. The children’s playroom was absolutely incredible! All beds were luxuriously comfy! Kitchen was fully stocked. Host was responsive and accommodating. Check-in and out could not be easier! Recommended for perfect combo of rustic and relaxing.

A great long weekend away

We very much enjoyed our stay here. The house is wonderful and in a peaceful setting. We had plenty to do in the area and, while we were at the house, the kids kept themselves busy and happy with the art supplies provided. It was a wonderful experience and highly recommended!

Great place to stay while visiting Southern Vermont

We had fabulous time while staying at this property. Everything was just as advertised. The beds are extremely comfortable and the cell phone charging cords are a nice touch. We loved sitting in the Florida room with the windows opened and enjoying a nice breeze. It is a great place to go for a rustic Vermont get-away.

Family getaway!

This house was a homerun. It was so clean and up to date; the small touches like the chargers in every room, and the kid friendly play area made staying in the house a joy. The back porch was basically our oasis for morning coffee, toddlers naptime reading and late night relaxing. The beds were very comfortable and the crib was in a room with blackout curtains, which made putting a feral 2yo to bed a cinch. They also had a training potty, and a high chair, which tells me this owner really enjoys families. We haven’t encountered that before, so it made packing a breeze! Daniel was also incredibly prompt, all our concerns and messages were answered in minutes, and he was incredibly helpful and welcoming. We will definitely stay again!

A true gem in the Vermont Berkshires

The nearly 200-year old Carley Farmhouse nestled amidst the Vermont hills is a real keeper! The natural beauty of the area is stunning, and nature lovers will appreciate the bird chatter, occasional monarch butterfly, starry skies, complete with fireflies in the yard! Gather chairs around the firepit in the yard at night and enjoy it all. Inside, there are several living areas including a small back sunporch that is a quiet retreat both during the day and at night. We didn't end up using the second floor LR. Our host Daniel was incredibly responsive. We needed to text him a couple of times, and he never failed to respond to our inquiries within a few minutes, typically following up later to make sure things were resolved. The house itself is a genuine antique which has been upgraded to comfortable standards. The large farmhouse table can easily accommodate 8 for meals, and card games at night. The bedrooms all have great linens and mattresses. Bathrooms are stocked with plenty of shampoo, conditioner, and body wash No need to bring coffee or maple syrup. It is also generously provided. Another nice touch is that BRs & common living areas have charging ports for phones and computers ~ a great convenience. We found plenty to do during our stay ~ Tanglewood, Bennington, the Robert Frost House, and the Mills Landing swimming spot. Wilmington is a cool little town with cafés, gift shops, galleries, and restaurants. Our family and friends loved this very special spot...
