Just a short few minutes away from the pristine Gulf of Mexico beaches, this charming house boasts all the amenities you need for a memorable stay.

Relax in the spacious living room while enjoying the Florida sunshine pouring in through the windows. Whip up a delicious meal in the fully equipped kitchen, complete with all the appliances and utensils you need to cook up a storm.

The house features THREE comfortable bedrooms with TVs on each and features their own unique charm. It boasts a split floor plan, featuring two cozy bedrooms with a shared bathroom on one side and a spacious master bedroom with an en-suite bathroom on the other.

The living areas are spacious and inviting, with plenty of room for entertaining friends and family. The living room is tastefully decorated with coastal-inspired accents, creating a relaxing and welcoming atmosphere. There is also a fully equipped kitchen with stainless steel appliances, granite countertops, and all the necessary utensils and cookware to prepare delicious meals.

The sunroom offers a perfect workstation with a desk and TV overlooking the water canal and pool. Enjoy dining in the sunroom or on the lanai, both with breathtaking views of the dolphin fountain and water canal.

This vacation spot, complete with a pool and located on the water, offers everything you need for an ideal getaway!

You can also access the private dock from the lanai, where you can launch your kayak or paddleboard or fish for snook, redfish or mangrove snapper.

During your stay, you'll have access to all of the island's top attractions just steps away from the property. Enjoy a relaxing day at the beach, watch the sunset over the Gulf of Mexico, or take a short walk to the historic village of Anna Maria, where you'll find two piers for fishing and dining, as well as shops, restaurants, galleries, a museum, and community theater. The island's free trolley service can take you even further to explore Holmes Beach, which offers excellent shops and restaurants, a marina, library, free community tennis courts, and gyms open to visitors. You'll also want to visit the historic Bridge Street, just a bit north of the property, where you'll find shopping, dining, live music, a weekly open-air market (in season), fishing, and even miniature golf!

-USAGE OF THE DOCK is MAINLY for FISHING, SCENIC Views and LAUNCHING Kayaks. Due to constantly changing water levels, We are not responsible or cannot guarantee dock access for boats of any size.

-Disclaimer of LIABILITY: The property is privately owned and neither the owners nor we, the management company, accept any responsibility whatsoever for personal injury, accidents, loss or damage to persons or personal effects, however caused.

- Primary renter MUST be at least 21 years old to book, must be staying at the rental property with other guests, and is responsible for all guests and visitors

You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property.


*Exceeding the noise ordinance could result in disciplinary actions including fines and/or termination of your rental agreement without refund.

-There is a fee for pool heating of $120 that needs to be collected prior to your stay, please let us know if you intend to use this feature.

However, please note that being located along the canal means we cannot control the tides and the natural processes associated with it.

2. **Tides:** The water level in the canal is subject to tidal changes, influenced by the gravitational pull of the moon and other natural factors. As a result, the water level may rise or fall throughout the day, exposing different portions of the shoreline. We advise guests to take caution and be aware of the changing tides, especially if engaging in water-related activities.

3. **Scent:** Along with the tides, the canal may occasionally emit natural scents. These scents are a result of the surrounding vegetation, marine life, and the interaction between the water and the environment. While the smells can vary, they are typically associated with the natural ebb and flow of the canal. We want to emphasize that these scents are a natural occurrence and not indicative of any cleanliness or maintenance issues.

4. **Property Maintenance:** We take pride in maintaining a clean and comfortable environment for our guests. Our team works diligently to ensure that the property is well-maintained, both inside and out. However, as the canal is a dynamic natural feature, occasional debris such as seaweed or driftwood may wash ashore. Rest assured, we promptly clean and address any such occurrences to provide a pleasant experience during your stay.

There will be no refunds issued for any unforeseen disruptions for any natural occurences.

Or just stay put and enjoy everything the home offers: Biking, Kayaks, Fishing, Boat Dock, walks, sunrises, sunsets, games and peace.

Getting Around:
Guests can travel the island with golf carts( rentals nearby available), cars, trolley, monkey bus, or by walking.Easy walking distance to the free island trolley, which travels the entire length of the 7 miles of the island. Hop on and off at your leisure and explore shopping, dining and the beaches.

Other Things to Note:
HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $500 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.

Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. If any issues come up, please let us know so we can try our best to fix it right away!

Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host.

There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you.

NOTE: There are exterior security cameras at the entrance of the condo for the safety of our tenants and for the security of the residence and our guests. The cameras are all pointing away from the home and are in public view and are recording 24/7

--Minimum Age to rent is 25years old.

—If the tradewinds aren't blowing the no-seeums (little bugs) can bite! Make sure you protect yourself with bug spray or long clothing during these times.

Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
