◆◆◆Staying in the Pocono Mountains◆◆◆
If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible.

Additionally, the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis.

Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures.

◆◆◆Winter Bookings◆◆◆
During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall.

◆◆◆Supplies◆◆◆
We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided.

The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar).

We are located in a private gated community that requires a guest registration form for security and emergency purposes. The form will ask for full names and ages of each guest, as well as vehicle and driver information, including the main registrant's license ID number and the plate numbers of all vehicles entering the community. Names on the forms must match the legal ID of the driver.

Keep Dogs Leashed: Dogs must be leashed at all times while outside.
No Overnight Outdoor Stays: Do not leave your dog outside overnight.
Clean Up After Your Dog: Please pick up after your dog when it goes potty.

✦The community features two lakes, multiple swimming pools, basketball courts, tennis courts, a playground, mini golf, and more.
✦ The pools and beaches are open from Memorial Day to Labor Day.

✦Amenity badges are required to access any public amenities and can be purchased at the Main Administration Building for $12 per person, per day. Purchase is optional based on if you are going to use them.

✦We cannot guarantee that community amenities will be available during your stay. Availability and operating hours are determined by the association and may vary. Refunds will not be issued if amenities are unavailable due to reasons beyond our control, such as weather, staffing, or other circumstances.

Our property offers direct access to the water for your enjoyment. Please note that use of the waterfront and any boats is at your own risk. There is no lifeguard on duty, and life jackets are not provided.

Use of the hot tub is at your own risk. Children under 16 must be supervised at all times. We regularly maintain and clean the hot tub, but cannot guarantee chemical sensitivities or allergies.

Please note that outdoor fires may be restricted during local fire bans, which can be enacted at any time due to weather conditions such as high winds or dry spells without notice. Guests are responsible for checking current fire regulations and adhering to all posted signage during their stay. During an active fire ban, use of the fire pit, outdoor fireplace, or any open flame is strictly prohibited. Violations may result in fines and immediate cancellation of your reservation without refund. We appreciate your cooperation in keeping the area safe from wildfire risks.

A. Early check-in or late check-out possibility is determined the day before arrival. If granted, early check-in is at 3 PM, and late check-out is at 1 PM at no cost. For earlier arrival or later departure, a $75 fee per 2 hours applies. Booking the day before or after your desired stay ensures the ability to check in early or check out late.

A. Our listed price is the best available.

A. No, firewood is not supplied.

Great spot, great value

This house was just what we wanted for our getaway…only 2 hours from Philly, located close to good food and shopping. The house is older so has its lumps and bumps, but the cleaning crew is top notch, communication and response time from the host for essentials was best-in-class (rock salt delivered in 30 mins at 10pm!)A great value for the money!

Cozy chalet, family getaway

Cozy, well appointed and modern chalet with lots of windows and light. Very comfortable beds, has everything you need, both indoors and outdoors including a new hot tub. The weather was terrible while we there so we didn't get to enjoy all the great outdoor amenities but we are definitely planning another trip up in the Summer!! Highly recommend this place for a small group or family, or other properties hosted by this owner. He was great and very accomodating!

While the location on the water is nice, the house is not well maintained. The doors do not shut all the way allowing dogs to get out easily and bugs to get in. Also, the windows are filthy and dust is everywhere. The furniture is outdated and not comfy. The loft couch should actually switch with the living room couch. The hot tub was dirty as well to the point we decided not to use it. Checking in was also brutal. You have to go to a complete separate location and wait in a long line like the DMV. We couldn’t check in until 5:00 so you miss some good daylight depending on what time of year you go.

Cozy waterfront long weekend

Owner responded quickly to questions or to provide info. Check-in could have been complex, but the pre-info made it seamless. The house was exactly as pictured and while there were a few signs of wear, everything worked as it should and the waterfront location was great. We used the outdoor grill and were pleased to see that there was a thoughtfully provided spare propane tank. The hot tub was also ready for use and so we did! Quiet community with a lovely lake vista-- we would return!

Not as described

The kids had fun on the lake and the beds seemed clean and comfortable. Some things to be aware of before you stay here. The house in no way seems newly remodeled as indicated in the listing. Words like opulence and luxury are used, but that is not what you will be getting. - No dishwasher as listed. - Dishes had food stuck to them. Everything we used needed to be washed first. - Extension cord running from kitchen into bedroom for ac unit. - AC units not in photos and rather large and loud. - Back door pops open. Very hard to keep shut and our dog got out twice. - Very strong smell from fireplace that lasted our entire stay. - Large gap in bedroom slider. Door will not shut all the way. Room closest to bathroom. These sliders honestly do not seem very secure. - Large gaps in front storm door. - Dryer makes a terrible sound. - Upstairs shower drain can’t keep up with water- fills while showering - No dressers or shelves to unpack clothes and no access to master closet. - All windows are filthy. - Peel and stick privacy film peeling off of both bathroom windows and not even cut to size properly. - Towel hooks missing. Multiple. - Downstairs toilet seat was not attached. We’re able to attach it after someone slipped using the bathroom. - Debris in front - Deck steps too steep. Overall poor decking conditions. - Tall weeds side yard and all around seating area with fire pit. - Rowboat “for 2” holds 210 lbs. max
