Spry 6 is a 1420 square foot upper level end unit with windows wrapping the south, west and north end of Ned's Landing . The open floor plan has the kitchen open to a dining room area and living room area. It is perfect for entertaining all overlooking the water of Boughton Bay. Furnished with a sofa (that pulls out to a queen bed) a relaxing space with water views for miles. Master bedroom offers a tiger leaf maple pencil post bed opening to a balcony and a custom bathroom with double floating vanity and rain head shower with bench seat. The guest room has two single beds with view towards Sally's Beach and MacFarlane Cove.

I have been an Innkeeper since 1989 having purchased a derelict property and completely rehabbed it into The Inn at Bay Fortune, an Inn and Restaurant which I ran for 26 years. In 1999 I bought a second property, The Ark, I tore it down to the foundation to create The Inn at Spry Point. I ran both properties for 15 years before deciding I wasn't having fun anymore and sold The Inn at Bay Fortune to a guy that cooked for me for seven years, Chef Michael Smith. The sale of Bay Fortune allowed me to concentrate on developing Spry Point. We have building lots for sale overlooking the water on both sides of Spry Point and over the past couple of years we completely renovated The Inn at Spry Point into seven two-bedroom apartment/condominiums, also for sale. I'm originally from Connecticut and summered on PEI since 1968 when my parents took our family on a trip through the Maritimes, fast forward to 1988 while on vacation my wife and I bought the summer home of actress Colleen Dewhurst from which we created The Inn at Bay Fortune. Hospitality is a fun business, but so is creating a warm inviting space which is what we did with both properties. When we changed the business model of The Inn at Spry Point to condos it made sense to change the name as the name Inn gives a connotation of food service which we no longer offer as every unit has a great kitchen. A name change was in order, Ned was my dad's name and this was the last project that he worked on with me and now we call the property Ned's Landing at Spry Point, a legacy to my Dad who loved architecture and interior design as a passion, not a vocation as he was a pediatrician.

Why they chose this property

I grew up in Howe Bay, Bay Fortune was five minutes to the east and Spry Point was five minutes to the west, this is home. Spry Point is a peninsula jutting out into the Northumberland Strait, a 110 plus acre property with water to the east, south and west, practically surrounded by water views and the beach a short walk. Sally's Beach is a beautiful provincial park with a Right Of Way from Ned's Landing along the shore to the beach. Close enough to services and far enough away that we have privacy and peace. The secret to getting ahead is knowing where to get away!

What makes this property unique

Incredible setting at the tip of a peninsula, Spry Point. We have water 100+ feet away on the south side and water on both the east and west sides of Spry Point. Walking trails around the perimeter and a short walk to Sally's Beach a provincial park. Sunrise and sunset views with lobster boats in May and June close enough to our property that you get quite a view. Groomed lawns and gardens currated by our gardener make this a spectacular setting for a vacation.
