Circa 1924 - this little river house sits on the banks the Guadalupe River in downtown Kerrville. You get the best of both worlds. Nature and convenience! This is one of three suites in the property. The Sunday Suite has the best view with a private screened in porch. *These suites share walls, however you cannot access one from within the other *Old house quirks - floors are not level in some areas of the house and there are small step ups from room to room. Just the way it was built! *This suite has a large private screened in porch. All other outdoor spaces and amenities are shared with guest renting other suites.

Wonderful location in Kerrville! Right on the Guadeloupe River!! If you like watching deer in the morning and evening and taking walks on the trail by the river - this is the place for you. The owners are very helpful at anytime! So nice! I will be staying here again!
We had a great time and the home was clean and had everything we needed for our Thanksgiving celebration.The yard has beautiful views of the river with 2 fire pits and nice furniture to relax in. The walking trail is really pretty. We ate at Mamacita’s as recommended by the hosts and it was excellent. Hope to be back very soon.

Very stylish, clean, comfortable homey place to getaway!! It has , other rental cottages as part of the property which would great for other family or friends to have their own private space.
We rented to cottage to use to celebrate my wife’s birthday. The cottage was great. It had recently been remodeled and was fabulous. The location was great right near the Guadalupe River as well as close to town. We really enjoyed our stay and will return again.
Our stay was amazing! The location couldn’t be better. Right on the water with an amazing closed in porch. The property also had kayaks that my husband and friend used to fish from. It’s also right across the street from the Nature Reserve, and the River Walk Trail. It was so fun to spend mornings walking with our coffee and seeing birds, fish, deer, and other small mammals!
We loved this cottage! It was adorable inside and outside with multiple places to lounge and right on the water. We only wish we had time to kayak and explore more. We may be back next year.
The property was beautiful and cottage was clean and charming with all the necessary upgrades! We enjoyed several bike rides along the river trail and fires in the evenings. The location was private but easy to get to all the restarants and shoppping we needed. Thanks for a great Hill Country Vacation!
We come to Kerrville/Ingram every summer for camp drop-off/pickup and wish we’d discovered this spot years ago! River access for paddle boarding/kayak, etc., easy walk to Louise Hays for swimming holes, splash pad, biking or running/walking, AND walkable to all the in-town hot spots. Best of both worlds! Cottage was charming and very comfortable for our family of 3. We loved lounging on the screened-in porch and never heard or felt crowded by the folks staying in the neighboring units. Will book again!
Excellent location with so many amenities. The only reason it gets 4/5 stars is because of the noise. When there is an adjacent neighbor you can hear them walking in their rental as if they were in yours. Not a deal breaker by any standard but something to keep in mind if you go to bed early ;)
The location is next to the river so lots of deer and ducks to watch. The suite has well-equipped with everything you need to be comfortable. The mattress in the primary bedroom is great. Easy to get on the trail that goes along the river. The only thing I can say is that the sofa hadn't been vacuumed for a while and we did it ourselves. Just a bit more attention to cleaning would be good. The owners are very responsive when needed.
The property could not have been more perfect. I stayed by myself but it could easily have accommodated a family or small group comfortably. I had never been to Kerrville before but the location felt very safe and secluded, though it was just a couple blocks away from an HEB and local restaurants (great for takeout!). The furniture, decor and finishes felt very high-end but so cozy. The screened in porch was probably the best part. It was rainy while I was there so while I didn't go down to the water, it was a beautiful view from the porch where I could get work done and drink coffee in the mornings/evenings. I highly recommend it and would definitely book again!

This is an old home that has been updated with a very modern kitchen, a wonderful rainfall shower with a handheld sprayer, and a stacked washer/dryer.
The decor is understated and of neutral color, but very lovely. A large screened in porch reminded me of my childhood days. A large screen Roku TV was in the living room, along with a huge sectional, comfy couch.
There are kayaks, paddles, and life jackets under the deck, as well as 3-4 areas with fire pits down the bank from the house toward the river. The scenery was beautiful reminding me of a Monet painting of the Lilly pads.
Being an old house, the floors squeak as we walked across them and at times we could hear running water and such from our neighbors, but it was minimal.
Access to the riverside trails was just a few yards away and a nature center was literally across the road. HEB was about 1/4 mile away, and loads of restaurants to visit.
It’s a beautiful area for a nice quiet getaway which I can highly recommend.
