During your stay, you will have access to the entire home and all its wonderful amenities.
IMPORTANT: You are not permitted to use the lake. This regulation is set by the Homeowners Association (HOA), and it applies to all guests.
*If for any reason the home owners are fined for breaking this rule (or any rule set by the HOA) the guests will be responsible for payment.

We kindly ask you to keep in mind that you are staying in a residential property rather than a hotel. - Pool heat is free up to 85 degrees
-Pool heat is pre-heated 24 hours before your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night
DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.
During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.
PARKING: NO STREET PARKING AT ALL. We have room for up to 4 standard size vehicles, but all vehicles must be parked in the garage or on driveway *PLEASE NOTE*: We cannot except any oversized vehicles or any vehicles that cannot fit either in the garage or driveway, if you park on the street (any size vehicle), you may be fined by the HOA and you will ultimately be responsible to pay these fines.
- All guests must sign a rental agreement, submit their names and IDs.
- Max Property Occupancy At Any Time: 12 people MAX. Reservations of 13 people or more will be declined. We are only permitted 12 people total.
- Max Number of Vehicles (including day-use guests): 4 (2 in garage and 2 in driveway) Any on-street parking requires a special parking permit. You must reach out to us at least 72 hours before arrival if you need to bring an additional vehicle. No commercial vehicles are allowed.
- Parking and/or tow fines are the guest’s responsibility. The property owner assumes no liabilities for tickets or, towing.
- POOL & SPA HEAT: We provide free spa heat and pool heat.

- For guests that do have reviews, we do require a $500 refundable deposit. It will be refunded after you check out and we have determined that all the house rules were followed and no damages were done to the property.
CITY OF INDIO AND HOA RULES
- In compliance with the City of Indio's Short-Term Rental Ordinance and the Terra Lago HOA, we kindly request that all guests adhere to the following rules during their stay:
- Quiet hours are from 9pm - 7am.
- Parking: On-street parking is not allowed without a special permit. All vehicles must be parked within the designated parking spaces on the property. Please ensure that you do not block sidewalks or driveways and that you comply with all posted parking restrictions.
- Indio city code does not allow this property to be used for commercial activity. That includes but, is not limited to weddings, wedding receptions, corporate retreats, business meetings or conferences, fraternity parties or, any other similar gatherings. These types of gatherings require a city-issued permit.
- Fines: Violations of the City of Indio's Short-Term Rental Ordinance or HOA rules may result in fines of as much as $2000. Guests are responsible for adhering to the rules and may be held accountable for any violations that occur during their stay.
DISCLAIMERS
The Property and surrounding areas provide access to various recreational and water activities. Guests acknowledge that these activities carry inherent risks, dangers, and hazards, which may lead to injury, illness, or even death. By participating in these activities and using any related equipment, guests assume full responsibility for any losses, damages, or injuries that may occur.
Guests agree to indemnify and hold harmless the Owner and their agents, employees, or contractors for any injury or damage caused by these activities. Guests also assume responsibility for the actions of anyone they permit to enter the property during their stay and indemnify the Owner from any related claims.
By agreeing to these terms, guests confirm they are over 18 years old and accept sole responsibility for their safety and that of any minors under their supervision. They acknowledge the potential dangers of outdoor activities and agree to visit the property and use any provided equipment at their own risk.
Guests will adhere to the following rules and rental conditions:
• The rented property will be returned in its original condition. Guests are responsible for any damage or loss during their stay.
• Guests agree to indemnify the Owner against any loss, damage, expense, or penalty resulting from personal injury or property damage sustained by themselves or any minors under their supervision.
• Guests accept that the Owner is not liable for consequential damages from any cause, whether the property or equipment is loaned or rented.
• Guests enter this agreement at their own risk and assume responsibility for any minors under their supervision.
• All parties will comply with federal, state, and county pollution laws and other applicable regulations.
