Please read the following rental rules and conditions carefully. Guests are responsible for adhering to ALL policies outlined in the rules below. Failure to do so may result in additional fines and/or immediate eviction with NO REFUND.Check-in: 4:30 PM ESTCheck-out: 10:00 AM EST Liability WaiverA Liability Waiver fee ($79) is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.Rental Rules CHECK-IN TIME IS AFTER 4:30 p.m. EST and CHECK-OUT IS 10:00 a.m. EST. ABSOLUTELY NO EARLY CHECK INS. Cleaners need this time to thoroughly clean and sanitize. If cleaners report that guests have arrived early and entered the premises or you are late to checkout, there will be an additional charge of $250.00.GARBAGE DISPOSAL: Garbage cans are located at the end of Grand Harbor Way on Cape San Blas Rd. Cans must be left on the platform for pick up. Moving the cans from the platform will result in a $250 fine. Trash pickup is MONDAY. Any trash left in the unit will be subject to a $150 disposal fee per bag of trash.SMOKING: This is a NON-SMOKING unit. Smoking is strictly prohibited inside the unit. If any evidence of smoking is prevalent within the home your credit card will be charged a MINIMUM of $500.00 for a deep clean.FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required). Absolutely no house parties allowed. Any violators will be evicted without refund and may be charged additionally for damages.OCCUPANCY LIMIT: The maximum number of guests allowed to stay in the rental property must not exceed the stated occupancy limit of 10 persons. This limit includes adults and children.NOISE: Guests must be considerate of neighbors and keep noise levels to a minimum, especially during late hours (after 10 PM). Loud parties or gatherings that disturb the peace will not be tolerated and guests may be subject to fines and/or immediate conviction at the property manager's discretion.PETS: Pets are not allowed unless given PRIOR AUTHORIZATION by management. All pets are subject to a $150 pet fee per pet, which must be paid upon booking. Pets must be crated when owners are not present and NO PETS ON ANY FURNITURE. If excessive pet hair is found on any furniture, guests may be subject to additional cleaning fees.GRILLING: ABSOLUTELY NO GRILLING ON THE DECKS, OR TABLE TOPS. All grilling is to be done in the carport, and all hot coals are to be extinguished with water after each use. Deposits will be forfeited if any grilling is done on the decks. This is due to strong winds at night that could become a fire hazard!GREASE DISPOSAL: Do NOT dispose of any grease down any drains. Cool grease before disposal and seal containers securely. Any damage or repairs found to be a result of improper grease disposal will be charged in its entirety to the guest. MAID SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest.FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money payment. LOCKED OWNER’S CLOSETS: There are several locked owner’s closets both inside and outside the home. Please respect our privacy. Any evidence and/or tampering with owner’s closet is an automatic $500 fee.PARKING: Guests are only allowed to park in the carport and on the concrete parking pad. The guest agrees to park their vehicles only in the designated parking areas and not to exceed the maximum number of (4) vehicles . No boat parking or trailer parking allowed on the property. If you would like to bring a boat, you are responsible for making alternative arrangements for the parking and storage of boats off-site.GUEST CONDUCT: Guests are expected to conduct themselves in a respectful manner at all times and treat the property with care and consideration. Any disruptive or disrespectful behavior may result in immediate eviction without refund.LEAVE NO TRACE: It is a county ordinance to remove all belongings daily from the beach before dark. Our turtles love this rule! CANCELLATIONS or NO-SHOWS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a processing charge. There is no refund of rental FOR ANY REASONS if cancellation is made within 60 days upon arrival date. Late arrivals, NON-ARRIVALS or early departures for any reason do not warrant any refund of rent or deposit. IT IS HIGHLY RECOMMENDED TO BUY THE APPROPRIATE TRIP INSURANCE TO COVER ANY CANCELLATIONS.THANK YOU for abiding by the house rules.
