Our tiny house in Franklinton, Louisiana, offers a cozy and welcoming abode within the vibrant city confines. Situated in a warm tight knit community known for being the home of the nation's largest free fair, it's an ideal haven for solo adventurers, couples, small families, or a few besties seeking a blend of comfort and excitement.

TINY HOUSE FEATURES:

The house is loaded with amenities: Fire pit, a spacious private backyard for family barbecues, outdoor games, and pets running around.

- Must be at 21 years old to book.
- Photo ID maybe requested at check in.

KITCHEN: Fridge with ice maker, stove/oven, microwave, cooking basics, dishware, pots and pans. There’s also a breakfast tray with legs for a romantic breakfast in bed or for snacking and/or remote working.

GENERAL: Keyless entry, electric fireplace, toiletries, hair dryer, linens/towels, iron/board

NOTE: The glass shower enclosure is elegantly slim, with dimensions of 32 inches in width, 32 inches in length, and 76 inches in height. Please ensure the dimensions meet your needs. Tailored to accommodate only one person at a time, it features both a rainfall shower head and a hand-held shower for a customizable bathing experience.

COMPLIMENTARY: Water, coffee, tea, condiments

PRIVATE HOT TUB: One of the highlights of our house is the hot tub that rest on the deck in backyard surrounded by a privacy fence.

The hot tub is for two people, and only those wearing appropriate swimwear are permitted inside. Changing on the deck or nudity in the hot tub or on the deck is strictly prohibited.

Our hot tub is on a regular cleaning and service schedule. On rare occasions, you may not be able to use the tub for a short time after it has been serviced. We apologize for this inconvenience in advance, but it is necessary to keep the tub sanitized.

PETS: Unfortunately, we only accept house broken dogs. A $100 pet fee must be paid prior to check in or your dog will not be allowed on the property. Pets that use pee pads are not allowed.

SMOKING 🚬 : Guests are welcome to smoke on the backyard deck only, where ashtrays are conveniently provided. However, smoking, vaping, hookah, or any other form of smoking is strictly prohibited inside our house. This policy is rigorously enforced for the comfort and safety of all guests.

SERVICE ANIMAL: Service animals are always allowed; however, we follow the laws set forth by the State of Louisiana, ADA (Americans with Disabilities Act), and Fair Housing Act.

A service animal is an animal who is trained to do work or tasks for someone with a disability, whether physical or mental.

SAFETY: Safety matters! There is an active monitored burglar and fire alarm system at the house. There are also four surveillance cameras monitoring entry points into the house which include the front yard, backyard, deck, driveway, and parking area. You'll receive your unique smart lock code for self-check-in, available anytime after 3:59 p.m. The code, consisting of four digits, will be sent to you 1-3 days before your arrival and remains valid until your check-out date and time.

To ensure a comfortable stay in our cozy home, we limit occupancy to a maximum of 4 registered guests including children. (There is a sofa bed, twin sized air mattress, and queen sized bed.) Any additional guests must receive approval from the property owners before arrival.

Guests have access to the entire house except for the attic.
