We take pride in offering a comfortable and well-maintained space for all our guests. We kindly ask that you please familiarize yourself with our house rules and policies prior to booking:

1. SMOKING / DRUG USE:
- Smoking and drug use is strictly prohibited anywhere on the property. If home smells like smoke following your departure, you may be subject to a $300 fee.

2. PARTIES AND EVENTS:
- Parties, events, and large gatherings are not allowed at the property. Please be considerate of the neighbors.

3. EXTENDED STAYS:
- For stays lasting 30 days or longer, a one time cleaning fee of $200 will be applied, which covers bi-weekly standard cleans as well as the deep clean at the end of your stay. This ensures we are able to maintain a clean and comfortable environment for the duration of your extended stay.

4. PET FRIENDLY ACCOMMODATION:
We understand that pets are an important part of many families, and we welcome well behaved and house-trained pets at our property. To cover the additional cleaning and maintenance required for our pet-friendly units, we charge a one-time pet fee of $50 for stays 1 week or less. This fee helps us maintain a clean and comfortable environment for all our guests. If staying for longer than a week, please inquire with host for additional pet fee.

PET GUIDELINES:
- We accept dogs (2 dog maximum) and cats on a case-by-case basis. Please inquire with hosts prior to booking if you are hoping to bring your cat.
- To prevent any potential damages, pets are not allowed on furniture or beds. Please bring your pet’s own bedding or crate for their comfort.
- Whenever possible, do not leave pets unattended in home.
- If you need any pet-related supplies during your stay, please let us know and we will do our best to accommodate you.
- Please pick up all pet waste in yard before checking out.

5. RESPECT OUR PROPERTY:
- Please treat our property with care and respect. Damages or excessive cleaning may result in additional charges.

6. QUIET HOURS:
- Quiet hours are between 10pm-7am. Please keep noise to a minimum between these times.

OTHER THINGS TO NOTE:
1. Locals, please contact hosts prior to booking. We accept Albuquerque residents on a case-by-case basis.

2. Our property undergoes quarterly preventative pest control treatments. However, despite our best efforts, it’s important to acknowledge that bugs are a part of life, and occasional sightings can occur at our property. We understand that even one unexpected encounter can be unsettling, but please be aware of this fact prior to booking.

3. We highly recommend that our guests purchase the travel insurance through Airbnb in case of last-minute cancellations.

4. There are multiple cameras facing the parking lot and alleyway. There are no recording devices located in the condo.

5. This condo is part of an 8 unit property. They all have separate indoor and outdoor spaces, however you may hear some noise from time to time. Please keep this in mind when booking.

Perfect for a short stay.

Clean, quiet stay. Beds are very comfortable. Very good lighting. Plenty of towels, washer & dryer avail. Would have loved to cook a meal in the kitchen, looked like they had everything. Would definitely return.

Fun weekend trip

I met up with a friend in ABQ for a short get away. This place was great! Clean and comfortable and in a great location to walk to dinner and bars. The park a block away was the perfect spot for my dog to play. It all made for a fun and easy trip.

Weekend Hockey trip

This was a great stay for our family! James answered all my questions quickly before deciding to book their place. We really enjoyed everything about this place. Location was good, very clean and the beds were very comfortable. The condo was very well decorated. The house really did have everything we needed for our stay. We will definitely stay again when we come back.

Blown Away!

My boyfriend and I had a blast while staying in this condo. We wish that we could take it with us back home and live there! Everything was clean, updated, and relaxing. I would highly recommend that you stay here if you’re in the Albuquerque area.

Weekend getaway!

The property was bright, open and clean. The decor was also tasteful and not overdone. Comfortable for most. Emily, owner, was in contact, responded quickly to questions. There was tons to do within walking distance and short drives to everything. When in ABQ. I will return. Highly recommend to couples or small family as a top stay choice. Thanks Emily.

Super clean, convenient, quality furnishings

Enjoyed our stay of 2 nights. Traveling with 93 y/o father and a dog and the condo was perfect. Convenient parking. Plenty of restaurants and bars that are dog friendly within walking distance. All other city highlights short driving distances. A park just up the street for dog walking. Beds and pillows were comfortable. As a matter a fact, I made note of brand for home use. Kitchen was appropriately furnished. Can't say enough about the cleanliness! I will book again!

The property had zero hot water. I reached out to James and advised him of the situation but received no response back. If he cares that little about his guests experience than I have no issue in not recommending this facility.
