Requirements for each guest:
1. 21 years of age or older
2. Verify identity by uploading a government-issued ID and selfie through our verification partner
3. Pay $200 refundable security deposit. Deposit is payable online only and refund is issued after check-out assuming no damage, missing items, or broken House Rules. Refunds take 5-10 business days to appear on your statement
4. Complete rental app by providing full name, home address, phone number, email address, expected term of occupancy, government-issued ID
5. Complete criminal background screening (there is no credit check involved)
6. Consistent access to smartphone for each guest. A mobile app is required in order to access the apartment and all building doors. Detailed instructions provided prior to check-in
7. No pets of any kind are allowed (exceptions for service animals will undergo strict verification of compliance with relevant laws)
* Requirements must be completed at least 2 business days prior to check-in in order to receive check-in instructions on time. International guests will need to allow more lead time (anywhere form 7-30 days depending on country) in order to complete background screening. Please inquire with us if you have any questions or concerns

Parking:
- Reserved parking is not included in this listing
- Free street parking is typically available within 2-3 blocks. From our experience, >90% availability within 3 blocks and 50% availability within 1 block
- Metered street parking is widely available with 2-3 hour time limits
- Alternatively, we recommend the SpotHero app as a convenient solution for reserved parking. Monthly rates typically exceed $300 in this area

Early check-in:
- We can accommodate a 1pm early check-in for a $20 fee
- Repeat guests enjoy free early check-in
- All requests are subject to availability

Non-refundable fees: refunds for cancellations are based on the listing's cancellation policy and exclude processing fees in the amount of 3% of the total transaction cost or $20, whichever is greater

2. No smoking ($150 fee)
3. Quiet time after 10pm
4. Authorized guests only, and no booking on behalf of others
5. $40 charge for unreturned keys
