Guests are responsible for additional needs.
• No parties or events. Guests disregarding the 'No Party" policy will be evicted by local law enforcement.
• No smoking in or on the property. A $500 ozone remediation fee will be charged if evidence of smoking is found.

• Quiet hours are between 10pm-6am.

Decent townhouse that needs some TLC

First off i would give the rating as 3.5 stars but you can only give 3 or 4 Property Mgr , Jennifer, was excellent. Quick to reply to my questions. Property Mgt company is Swanky Vaca Rentals which seems to manage some pretty high end homes. Terra Verde Resort - great resort. We have stayed at this gated community about 15 times. It has been well kept up and the pool clubhouse area is well appointed and in good shape. We will keep coming back here. The home we rented - there are alot of these townhouses at Terra Verde. All priced in at around the same amt. We chose this one as they confirmed that both the hot tub and BBQ were available and usable. The house needs a little work. It just seems a little neglected.. It was clean so no complaints that way. Not as nice as some other ones we have stayed in the past. Hot Tub and BBQ - When we arrived and checked them both were unusable. . Tub - no power to unit and water was murky. Pool maintenance guy confirmed this as he had arrived and said they weren't sure why no power to unit. He advised not to use it. BBQ - very dirty. Not something we would want to cook on. Needs to be replaced. When i let Jennifer know she said she would try to fix. Realistically I figured that for our short stay nothing could be easily resolved. After the trip i asked Jennifer for a refund of a portion due to these issues. To her credit she made it happen and gave us a fair and reasonable refund. House could be a 4 or even 5 if above issues addressed
