Welcome to our comfy and unpretentious 3-story, 4br, 2.5ba classic DC rowhome w/ original hardwood floors, cozy courtyard, & tons of architectural character. 10 minute walk to U.S. Capitol. Walking distance to Union Station, NoMa Metro, Streetcar, X2 bus, Capital Bikeshare, 4 grocery stores, restaurants & bars, & all that the lively Atlas District/H St Corridor has to offer.

When submitting a request to book, please tell us a little about what brings you to town (or your reasons for booking), who will be staying with you (including any pets/services animals/ESAs, where you are traveling from, & what time you plan to arrive. If your visit is to celebrate a birthday or a special occasion, please let us know in your message, even if you do not plan to host it at the house.

GREEN EFFORTS!
• We have solar!
• We are a waste-conscious property. We believe imperfect things that still function should not contribute to the landfill (i.e. bleach spots, fading, and light wear and tear). When a linen is stained or damaged significantly, we donate it to the local Humane Society & to a few local individuals who help distribute them to others in the homeless community. As we replace with new linens, we choose organic cotton & other natural fibers so they they naturally decompose/biodegrade.
• We pride ourselves on being active members of the local Buy Nothing & Freecycle communities, giving new life & a new home to like new/lightly used items.
• We provide cotton towels in place of paper towels in an effort to reduce hospitality waste.
• SaltSugar Fire Hospitality offers compost collection service! Please notify us in advance if you'd like to participate.
• All ash & spent charcoal from the fire pits & grills is collected (silver pail) & used to amend our garden soil every year.
• All toiletries, toilet paper, and consumables are selected with their ecological impact in mind. We use:
• Bamboo or recycled toilet paper
• Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner
• Zero waste laundry detergent sheets
• Wool dryer balls

Things to Note:
• We do not offer luggage storage at this property. If the property is ready early, we'll let you know. Please do not loiter at the property if you arrive early, as this encourages vagrants in the area to do the same.
• For guests with allergies or sensitivities, some of the duvets& pillows are down-filled & we use fragranced cleaners & air fresheners. Please notify us of your allergies in your booking message
• This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling & may experience unbalanced temperatures from floor to floor during the hottest/coldest months. We provide fans & a window AC unit in the second floor bedrooms.
- This is a 2-unit property: this "Main House" unit AND a Carriage House garage & apt. in the back where the owner lives. When out of town, he rents the Carriage House apt. on "the big A". These guests have access to the courtyard. They DO NOT have access to the Main House.
• The neighbors are super friendly & like to unwind on their porch in the evenings. They know you are a guest & will keep it down if you ask them nicely.

Getting Around:
Buslines: X2 & D8 lines take you to Union Station, downtown, & Children National/Medstar Washington Hospital; D4 line takes you downtown & to Ivy City.
Metro Rail (~ 3/4 mile): 6 ½ blocks to Union Station; 5 ½ blocks to NoMa/Galludet Metro Station; 1 block to the free H St Streetcar.

Parking in the neighborhood is primarily restricted for residential parking permits. We offer ONE free visitor parking permit for ONE vehicle to park on the street. Street parking is first come, first served & other parking signs still apply. You'll need to register for a ParkDC account & print your pass prior to parking. Note: it is new system through the city & the only means of procuring a visitor parking pass for street parking in zoned neighborhoods.

House Rules
• Guests must notify us if they are diagnosed/test positive for COVID at any point leading up to checkin and for 2 weeks after checkout.
• NO PARTIES, EVENTS, "GATHERINGS", or additional guests (anyone not included on your original reservation).
• NO SMOKING INSIDE (this includes all tobacco products, marijuana, vaporizers, etc...). Guests may only smoke on the front patio or in the courtyard and must properly ash/extinguish/dispose of their smoking materials in the provided ashtrays & empty the ashtrays at the end of their reservation.
• PETS - beginning June 2023, we are welcoming up to 2 dogs per reservation. NO Cats or other animals.
• Pet Fee = $120
• Dogs are not permitted on the furniture or beds.
• The courtyard & front yard are NOT pet relief areas. Dogs must be taken off premises for potty walks.
• Dogs may not be left loose and alone or unattended anywhere on premise.
• Dogs must be housebroken, not crate or puppy pad trained.
• Disruptively vocal dogs are not welcomed. If your dog's barking becomes a severe nuisance or I receive complaints from the owner or our immediate neighbors, you will be asked to board the dog (w/ documentation. If you refuse & the barking nuisance continues, your reservation will be cancelled without refund.
• For the safety of our neighbors' dogs & the owner/guests of the Carriage House, reactive dogs are not permitted, regardless of breed.
• Guests will be responsible for any & all damage to the property or its furnishings caused by their dog.
• Number of guests listed in reservation must be updated and accurate prior to checkin.
• We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV.
• If you are booking for someone else & will not be on site in person during the reservation, you must provide the name(s) & phone number(s) of the person(s) you are booking for. The booking guest remains expressly responsible for the reservation & its guests.
• Guests must notify host directly & promptly of any issues, including pests, so that we can address them
• In accordance with the DC noise ordinance, outdoor volumes must be maintained at a reasonable level (the law states under 55 decibels, the level of a normal conversation) between the hours of 10pm and 7am seven days a week. If we have to respond to a noise complaint by the owner/carriage house guests, a neighbor, or by law enforcement, you may be fined & your group removed from the premises
• Guests may not use the decorative fireplace in the living room
• Guests may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood or charcoal, must fully extinguish the fire no later than 10:30pm on weekdays & 11:30pm on weekends, & must empty & reset the grills &/or fire pit (ash pail provided in courtyard) before checking out.
• Be sure to clean up after yourself & be respectful of our neighbors. Any extra charges incurred from the cleaning staff will be charged to you
• No confetti or glitter
• Guests may not sleep on the white living room sofa
• We do not recommend sending packages to yourself. We are not able to accept packages on your behalf & porch piracy is is a major issue in DC so we cannot guarantee receipt
• Guests may only enter the carriage house to take trash/recycling to the alley from 8am-10pm. Guests may not enter either of the interior carriage house doors
• No unauthorized late checkouts
• Do not put any food waste down the drains (including the kitchen sink). Guests will be responsible for any costs associated with your stay for unclogging a drain or plumbing repairs caused by improper
• If you leave an item at the house upon your departure, we are happy to mail it back to you for the cost of shipping +$10 shipping/handling.
• I respond to VRBO messages from ~10:30am and 2:30am, EST. If you have an urgent issue, time sensitive need, or are experiencing an emergency, CALL. My phone is on Do Not Disturb overnight so I don't wake up to VRBO alerts but phone calls go through & I wake up to my ringtone.
• Disclosure: we have exterior front & rear facing motion and noise sensing cameras with recording capabilities.

Great weekend visit
We stayed at this lovely home for a weekend visit to one of my college aged daughters. The house was homey and roomy - exactly as described. Very well supplied for visitors. The property manager (Jenna) was exceptional in her support and communication. The neighborhood was charming and safe. A great place to spend a little time. THANK YOU!

Neighborhood: NoMa is one of DC's newer neighborhoods and derives it's name from it's location "No"rth of "Ma"ssachusettes (Ave). It's southern border is most notably identified by Union Station and the Northern border by Union Market, a burgeoning food hall reimagined from it's beginnings as a wholesale market, and Galludet University, the country's first and largest university for the deaf and hard of hearing that was originally chartered by President Lincoln. It is fast becoming one of DC's most densely populated neighborhoods and offers easy access to the rest of the city, the highway, restaurants, bars, and everything you need to live comfortable in your own neighborhood.
