About this property

Cozy, quiet, stream-side 1850s farmhouse with meadow, garden and mountain views

Near H.I.T.S., Woodstock, the Hudson River, Big Pink, local festivals, including the Woodstock Film Festival, and Garlic Festival, and lots of opportunities for hiking, skiing, and stream-swimming. We are a 30-minute scenic drive (over the Hudson River on the Rhinecliff Bridge) to the famous Sheep and Wool Festival in Rhinebeck, NY. Our pet-friendly* farmhouse has many original details including wide plank oaks floors in a sun-filled country kitchen. Guests can sit on the porch and overlook the property's meadow and gardens while the kids catch frogs and fireflies. The property sits on a quiet country road and has an open grassy area for play as well as meadow, marsh and wooded terrain. Huge catalpa trees provide nature's perfect jungle gym. Kids can invent games in the playhouse.

The FARMHOUSE: After looking at over 75 properties we fell in love with this farmhouse and after many obstacles were able to call it our home. Fixing it up has been our labor of love for over 20 years. So many of the original details remain and we have furnished it with a mix of primitives and contemporary pieces. We are a family of artists and have decorated the house with our artwork and our favorite flea market finds. The kitchen is bright with original wide pine floors and well equipped with the cookware you might need to make a big pot of soup with the garden's harvest. There are four bedrooms upstairs (with a pack and play available) as well as one of the two bathrooms.

The GROUNDS: We hardly ever leave our property once we settle in. There is always something blooming in the yard or garden.
Our daughter loved to play restaurant in the playhouse my husband built, or swing on the hammock out by the barn. Playing in the stream-catching frogs and fireflies are favorite activities.
There is open space to play as well as a wooded area, meadow, and gardens--all easily seen from the porch where you can relax with your coffee or favorite cocktail.
Throw some seed on the feeder and wait for the neighborhood birds to gather--including a few varieties of woodpeckers and finches. Be sure to keep on eye out for the turkeys passing through the yard!
Winter usually brings snow enough to sled on a tiny hill next to the house. Making a bonfire and watching sparks fly up into the clear, crisp, star-filled sky has been a New Years tradition for our extended family for many years.

The AREA: It's the Catskills! It's Woodstock! You probably know all about the area. Even still there are always new places to discover; the falls, the quaint park on the Hudson, the swimming hole with the rope swing, and so on. The area boasts 4-star restaurants, and fabulous theater, as well as folk, rock, and chamber music. You can launch your kayaks and paddle out to the Saugerties lighthouse for a swim and picnic or spend the day watching equestrian competitions at H.I.T.S. Woodstock has a rich musical history --Big Pink is a stone's throw away-- and though Levon Helm of the Band recently passed away his daughter still hosts the "MIdnight Ramble". Check out the Woodstock Film Festival, one of many festivals in the area. Rhinebeck Fairgrounds hosts many events including the Dutchess County Fair (huge) and the afore-mentioned Sheep and Wool Festival in the fall (hello knitters!)
Everything you might want to do is close by, yet you don't need to leave the peaceful stream-side property to feel renewed.
Saugerties was also named one of the 'COOLEST' small towns in America

Our host Mari was thorough, caring, warm and full of hospitality, which is also reflected in this lovely farmhouse. My family of parents and adult child plus cats thoroughly enjoyed our time inside and out on the property. The house had everything we needed, and Stewart’s and Saugerties were nearby if we needed anything. A restful retreat for all.

We had a great stay in Saugerties - the house was conveniently located, and had all the things a country house should have for a fun weekend away! We just completed returned from our our third stay at this wonderful farm house. The house is so comfortable and well appointed and the grounds are stunning. Mari is communicative and an absolute pleasure. There is so much for young kids to do on the grounds and in the area. Could not recommend more highly!

So much nature.

Mari is a wonderful host. Take a step back in time and enjoy an old country home with so much nature to enjoy waking up to fawns, ground hog, turtles, tree frogs and birds near the window. Looking out at the gardens, the night sky is filled with lightening bugs and by shaded areas of the beautiful tree filled with tiny white moths that look like fairies! Woodstock is a charm and Kaaterskills Falls was amazing.

Cozy woodland getaway

We came to this lovely characterful and cozy house in early spring and found it perfect for our needs. Beds were comfortable, house was warm (important for the grandparents!), and we loved seeing the birds visiting the feeder outside the kitchen window. Mari was communicative and answered questions very quickly. Love the location close to Woodstock (try Good Night for amazing asian cuisine) and Saugerties.

Wonderful stay - exceeded expectations

We spent the most lovely 2 weeks in this wonderful home. The property itself is gorgeous - amazing trees and flowers blooming. There was so much to do on the property (for kids especially), the playhouse, stream and hammock provided so much entertainment for the kids that we rarely left the property. The house itself is very comfortable and well maintained - filled with beautiful art. It was really well appointed and we had everything we needed. Mari, our host, was super receptive and helpful. We loved it so much, we immediately booked for later in the summer. It is a really special property.

Twins get away

Omg! Love this house, my twin sister and our husbandshad the best time. We spend 5 nights we did not want to be over.was so peaceful the yard is amazing, the house so cozy we did a fire inside perfect fire place we did cook every night . Mary the host always answer any question we need to ask. Sorry we are from Europe maybe my English is not perfect, but we are thinking to come back in October if the days we want will be available.My husband and I hike every day you have two beautiful villages near by Woodstock and Sarguestis.Nice little holiday and I hope we can repeatedly some day in this beautiful home. 1st time to Woodstock area

The 4 of us loved this home & property. It’s a cozy house tucked away in the hills of Saugerties. Less than 10 minutes to downtown Saugerties or heading in the other direction, Woodstock. Both towns with their own unique touches. While visiting Saugerties, we had an amazing breakfast of crepes and delicious coffees at “Ohana Café”, took a leisurely stoll to the local lighthouse, then headed back to town to visit the local bookstore to browse, relax, and enjoy a lunchtime smoothie. Woodstocks Tinker St. did not disappoint. So many shops with super friendly people. A flea market with eclectic finds to discover. Food was fantastic at “Bearville Cantina” with its beautiful waterfall views. We had mid-day drinks at “Early Terrible”, which you just have to visit to understand how much I just wanted to stay right there. Knowing at the end of our daily discoveries that we got to head back to our beautiful private getaway was such a nice feeling. I think our favorite place on the property was the front porch that overlooked the wooded, tranquil property. Thank you for sharing your house with us for a few days Mari. We made some unforgettable memories!

Amazing Fall Getaway!

We were lucky enough to find this rustic house on the side of a mountain in the Catskills. The fall foliage had just turned and the trees were a magnificent gold colour that glowed in the sunshine! The grounds were fun to explore and just hang out on. Very well kept. The house itself was very cozy and welcoming. The grounds were so quiet and dark, they made for spectacular views of the night sky. Well maintained house with many extras- we wanted for nothing during our stay. 6 people in our party seemed just about right for the size of the house. The owner was very friendly and welcoming through the whole rental process and I really enjoyed my interaction with her. Mari's recommendations for things to do in the area are spot on!!! I cannot say enough for this property and recommend it more to you. Cannot wait to come back again!!!!

Great house and great yard that is perfect for little kids

The house and property was perfect. The house was full of cool antiques, the rooms were perfect, kitchen was great, but the yard is what really makes this house stand out! We went with 2 families that included two 4 year old boys, and had plenty of room so we weren't tripping over each other. A nice feature is that there was always somewhere to go if you wanted a little privacy, be it the screen porch, wrap around porch, fire pit, or any of the hammocks in the yard. The yard was great! We caught frogs in the stream, jumped on the trampoline, and the boys spent a lot of time in the playhouse. The first night we enjoyed the fire pit, but got too caught up with the Woodstock nightlife and little boys sleep schedules to do it again, unfortunately, because we had a great time talking while the kids made s'mores. I've never been to the area, but can't wait to go back, and I think Mari's house had a huge impact as to how much fun we all had! We can't wait to come back!

Cozy (and warm!) Farmhouse perfect for a winter escape

We spent New Years with friends (and our 2 small kids) at this lovely house and it was just what we were looking for. Cozy and comfortable, we had everything we needed to cook big group dinners, sit around and play games by the fireplace, play guitars (there was even one at the house) and have a singalong. Some things houses don't always do well but this one does---the heat was very responsive and we were always cozy and warm; the sounds of the adults having fun downstairs were largely muffled for the kids sleeping upstairs (we brought a noise machine so that definitely helped but the sound proofing was good); the fireplace works really well and it was never smoky when a fire was lit. The grounds, covered in snow, were also beautiful and there are some interesting things to explore including a very old car (1920s era? we were imagining it was a rum running Prohibition-era car). The owner, Mari, is super responsive and very nice. We'll be back! Thank you!

They don't make them like they used to!

What a lovely experience. Mari could not have been nicer or more accommodating. The property is just gorgeous and quiet...I wish we could have had more outside time, but we got hit with a blizzard and 11 degree temps! The old farmhouse is so perfect. The fireplace was such a joy .... made everything so cozy. It's 4 miles from the town of Woodstock, which we love. We will stay here again, for sure! Thank you, Mari! <3

Christmas getaway

Family time spent back in time on this magical property and cozy house. Filled with beautiful art, antiques, and tea! Puzzle time, Scrabbke, nearby hiking and playing in the stream was a perfect getaway. Loved it!

We are family of artists who divide our time between the Catskills and Brooklyn NY. I am a painter and have been working primarily with encaustic paint of late. I love having extended periods of time to create out in our barn/studio. Living in an old farmhouse means continuous efforts to thwart entropy but when we aren't maintaining the house and property we are exploring the area, or working in the garden. My husband, Kevin, loves to work with wood and built a playhouse for our daughter who is now a bit too old to "play" but still likes to be "upstate" and loves the area for its proximity to quirky shops in both Woodstock and Saugerties.

Why they chose this property

My husband and I used to make frequent trips to the Catskills area for plein air painting and decided we wanted to find a place for ourselves. We initially only wanted a little bungalow that would allow us a place to stay after a day of painting. We soon realized we wanted it to be big enough for the family to visit and, of course, we needed a fireplace to warm us as we watched the falling snow in winter months. We looked for over a year and visited over 100 houses. When we found this 1850s house, and its' outbuildings filled with vestiges of farm-life, we were immediately committed to making it ours. The two little streams and open meadow, as well as wooded areas surrounding the house, were features that combined to make it the perfect location for us. We are on a quiet country road and often never leave the property but are less than 10 minutes from Woodstock when we want to connect with the "outside world". (about 10 minutes to downtown Saugerties)

What makes this property unique

One of my favorite things about this house is the porch. Grape vines frame the view and birds dart to the feeder while I sit and look out over the gardens, the stream, and the meadow, with my morning coffee or evening Cabernet. The sunny country kitchen still has its old charm and the old wood-to-gas stove a reminder of a different time. As is the outhouse (both unused!--not to worry!)
