Greenleaf Inn - Room 5

This large bright and completely remodeled room is located on the second floor of the main house with views of the open ocean. Unit is long and spacious and part of the original house 1820's house. Everything is brand new including Freshly sanded and restored original pine floors with rugs, new furnishings, blinds, curtains, and brand new Samsung zone heating and cooling system.

Brand new King size helix mattress with matching nightstands, bohemian ceiling fan, and a cozy chair for sitting and reading provide ultimate comfort for relaxation. A 43" smart tv with all movie apps to unwind for evening entertainment.

Large private bathroom with 42" vanity with tub shower combo.
House Rules:

These Terms and Conditions shall serve as a legally binding Agreement between you, your occupants and guests herein referred to as “tenant/guest” and the Property Owner, PV Homes & Villas LLC and their respective agents, representatives and/or employees herein referred to as “PV Homes & Villas”. By agreeing to these Terms and Conditions tenant is acknowledging they understand and accept all the provisions contained herein. All payments made by tenant, either online or through a representative, are being collected on behalf of PV Homes & Villas and or PV Homes & Villas authorized agent.

Damage Waiver, Capacity Restrictions, and Home Compliance Inspections: Our properties are inspected before and after each reservation. Your reservation was charged $95.00 for a Damage waiver to cover up to $1,500.00 in damage. If any damages are above $1,500 then the Renter authorizes any said damage or missing items charged to their credit card identified above. This is not insurance, and the Damage Waiver does not apply to any intentional/ flagrant damage to the units, missing item or damage to the units’ contents, or any other accidental damage to anything beyond reasonable wear and tear within the rental unit during the rental period.


The sleeping capacity for this property is limited to the number of beds provided, so twin beds sleep 1 guest; double, queen and king beds sleep 2 guests each.{reservations.unit_name} can sleep up to {reservations.unit_max_occupants} guests. Extra guests beyond the maximum sleeping capacity are not allowed without the expressed written permission in advance by PV Homes & Villas LLC. Often, extra sleeping capacity is not possible at this property. Each additional guest exceeding the maximum sleeping capacity for this property will incur a charge of 10% of the nightly rental rate, per guest, and will be charged to the credit card provided above. No pets, smoking, or parties of any kind are allowed at this property. PV Homes & Villas LLC has weekly home inspections performed by a third-party inspector for this property, so we can keep system operating correctly, discover mechanical failures, and help keep the property in great condition for guests and owners. Sometimes, these inspections fall on dates the property is occupied. If this inspection falls on a date of your rental, the renter agrees to allow the home compliance inspectors to perform the inspection, which generally takes 30 minutes, between 9AM to 5PM. 24-hour notice will be given if an inspector is coming out. It's also helpful if the renter can inform the inspector of any issues or things not working correctly so they can be addressed or fixed immediately.

RULES, REGULATIONS, & OTHER: ALL PAYMENTS ARE NONREFUNDABLE. If Reservation is canceled, all payments will be forfeited. A cancelation wavier is available for purchase on your Reservation. The Trip Cancelation waiver cost 10% of the gross rental fee and allows you to cancel within 48 hours prior to the check-in date. You may cancel for any reason up to 48 hours before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation minus the cost of the wavier. This can only be purchased at the time of the reservation. If this waiver was purchased it will show on the reservation breakdown below.

Terms include a No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

MINIMUM AGE REQUIREMENT: The registered guest must be at least 30 years of age and provide proper identification to check-in to the unit. The individual making the reservation must be 30 years of age or older and must occupy the rental property the entire term of the reservation. If the individual on the reservation is under the age of 30 the individual and guests will not be allowed to check in and no refund will be issued.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. ALL ONLINE BOOKINGS ARE NOT CONFIRMED UNTIL WE CALL YOU AND CONFIRM WITHIN 48 HOURS. Should there be ANY issues with the reservation, you will be contacted within 48 hours.

PROPERTY: Guest rents, for vacation purposes only, the furnished real property and improvements described as: (Address of Rental), {reservations.location_address}

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 11:00 AM on the departure date. Early Check-in and Late Check Out options are available for an additional fee if available (Not an option during Peak Times). If Early Check-in and/or Late Check-out is approved, you will get an email confirmation from the reservation team.

PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 90 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 90 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 90 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. PV Homes & Villas LLC offers a Trip Cancellation Waiver. *If you booked the home on VRBO/HomeAway/Vacation Rentals we will honor the cancellation terms from the OTA's

CANCELATIONS & REFUNDS: ALL PAYMENTS ARE NONREFUNDABLE. Guest can purchase a Trip Cancelation Waiver which cost 10% of the gross rental fee and allows you to cancel up to 7 days prior to the check-in date and time. You may cancel for any reason up to 7 days before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation less the cost of the wavier. This can only be purchased at the time of the reservation. If this waiver was purchased it will show on the reservation breakdown above. *If you booked the home on VRBO/HomeAway/Vacation Rentals we will honor the cancellation terms from the OTA's

RESERVATION CHANGES: Guest may add additional nights to a reservation at no additional cost. If guest needs to change a reservation and reduce number of nights stay guest will need to contact PV Homes & Villas as soon as possible. If PV Homes & Villas approves of the reservation change guest will be charged a change fee of $250. If the change request is less than the minimum night stay the reservation change request will not be approved. If reservation is within 90 days a change request will not be approved.

UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.

STRICT NOISE ORDINANCE: The city has a strict noise ordinance that must be followed. No loud noises, music, loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. If we receive information about excessive noise, PV Homes & Villas has the right to evict guest and all occupants immediately and charge the guest $500 with no refund for the balance of the remaining reservation.

APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.

OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.

SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. Your reservation was charged $95.00 for a Damage waiver to cover up to $1,500.00 in damage and we will hold a credit card at check in. Should damages cost above the $1,500.00 coverage of the damage waiver, the Credit Card on file will be charged for any excess costs. Guest hereby grants consent for PV Homes & Villas LLC to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
This is not insurance, and the Damage Waiver does not apply to any intentional/ flagrant damage to the units, missing item or damage to the units’ contents, or any other accidental damage to anything beyond reasonable wear and tear within the rental unit during the rental period.

CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Upon termination of occupancy, PV Homes & Villas LLC will arrange for a professional cleaning service to clean Premises. Guest is responsible for cost of this cleaning. Cleaning fee is mandatory and nonrefundable.

The Parsons Family have ties to Boothbay harbor region going back to the 1940s. Pamela Parsons is the daughter of Anita and Guy Howe. The Howe Family have been long time residents of Southport and Westport island and have Long and deep ties to the area. Anita was the social secretary of the Boothbay harbor Yacht Club for 15 years and a founding member of the Andona Society. Guy Howe served in the Merchant Marine in World War II serving on a liberty ship as an engineer, He later was in the Navy during the Korean war. After he left the Navy he was a ship captain and in his later years gave day long cruises in the Boothbay area on his ship the Calypso.

The Parsons family have spent most of their summers here over the past 50 years and are happy to have strengthened their roots in Boothbay Harbor by acquiring the Greenleaf and Admiral's quarters Inns in March of 2023. Sean, and David Parsons founded Parsons Villas, a family run, luxury short term vacation rental management company based in Scottsdale, AZ.

We own several of our homes and are personally invested in every handpicked villa we manage. With over 500 5-star reviews, we mandate the highest quality standards.
