Perch Rocks is a luxury camp on Bantam Lake in Litchfield County!
This is a true 'lake cottage' with classic shingle style. The cottage contains 2 bedrooms plus a loft, large kitchen, field-stone fireplace and covered front porch. Both bedrooms offer direct views of the lake and the waterfront. The cottage is well appointed, with comfortable beds and luxury linens.
The property has expansive water frontage and westerly views, which offer fabulous sunsets. The grounds offer a waterfront dock, expansive lawn, outdoor firepit by the water, children's swing set, outdoor dining area and an outdoor shower. The property also includes a small fleet of Old Town kayaks available for our guests. The property is private and relatively flat.

Amazing lake home with magnificent view. The backyard is perfect for the kids to run and play, and all water activities are readily available. The home is cozy with an old-fashion feel that is up to date with all modern amenities too. Lots of games indoors also. We loved Perch Rocks and home to return one day soon.
We absolutely loved our week at Perch Rocks. The cottage is full of homespun charm -- lovely antiques and cozy chairs and beds. It was the cleanest and tidiest cottage we have rented over the years. Dawn and Steve couldn't have been more accommodating in every way. We adored the property and are eager to rebook for next year. Wonderful getaway in a beautiful part of the state!
The house is perfectly situated on the lake with a lovely yard and fantastic outdoor fire pit. The kayaks are right on the lawn to easily pull into the lake and there is so much to do in the area.
Dawn and Steven are the perfect hosts and they take great pride in their home. They were so kind and responsive and truly cared that our stay was perfect. This was just a wonderful family experience.
My sister, mother and I visited the cottage in late October with our small dog and my 1.5yr old nephew. The owners were very accommodating regarding check in time. The kitchen is stocked with excellent cookware, appliances, serving & storage dishes. We wanted for nothing It was like being at home. I was extremely impressed.
*Note there is not a microwave or dishwasher. They had a toaster oven that more than made up for the lack of microwave. We used mostly paper plates, and I prefer to hand washed most pots/pans and serving dishes, anyway.
The home was directly on the water with a secluded yard and fire pit. The old trees separate the home and yard from the neighbors on all sides. Even after the foliage was mostly fallen, you couldn’t easily see the adjacent homes. My nephew couldn’t get enough of running through the grass in the backyard and playing on the swing set. The home is chock-full of sports equipment, games, water safety gear and outdoor equipment.
We had a fire inside almost every evening, partially for warmth and partially for ambiance. We also had fire in the lake front fire pit on a few evenings where we roasted marshmallows and enjoyed the crisp night air.
The home is located 8minutes from 2towns where you can find everything you need. Bantam has an amazing bakery, fresh farm dairy and an awesome market.
The area around the home and lake have many nature preserves, ponds and brooks. On the road to the home you pass many marked trails that are 2-5 miles long and weave through picturesque landscapes and old woods. Most are level and great for strollers (Some do not allow bikes or horses).
If you plan to arrive on a day where it’s chilly enough to need heat, plan to arrive early to turn on electric heat and get a fire started. It takes a few hours to fully warm the cottage. There was an abundance of blankets and bedding to keep warm, as well.
Everyone you encounter while walking in town, on nature trails and just while out and about, is exceptionally friendly and helpful.
Our stay coincided with some of the hottest days this summer. Despite no AC we enjoyed our time immensely. The outdoor spaces and view made for a very relaxing week.
This was a wonderful property with so much to do. We really enjoyed the lake and being able to kayak and paddle board. The kids had a blast on the trampoline and the playset. The house was well-stocked with everything we could need including games for a rainy day. It was one of our best family vacations to date! Thank you!

So happy we chose Perch Rocks!
Our family of 4 spent a wonderful week at Perch Rocks in July. The property is tucked away and leaves you feeling like you've escaped to a tranquil island! We enjoyed some days to ourselves exploring the lake and taking in the gorgeous scenery, and other days hosting visitors in a setting that's ideal for sharing. Everyone was amazed by the beauty of Perch Rocks! We loved the fire pit that's perfectly arranged to witness breathtaking sunsets, the gadget-stocked kitchen, nostalgic decor, the inviting porch, and the welcoming touches throughout the home. Our teens couldn't get enough of the Rave trampoline and the paddleboards, while our Portuguese water dog was thrilled to be included on this family vacation and took full advantage of life on a lake! It was a treat to eat breakfast on the porch each morning and watch the lake come alive, and then to make s'mores in the fire pit at night and watch the sun go down. The beds were very comfortable and covered in high-quality linens - much better than in a hotel! The yard is beautifully maintained and the included lawn games made for extra fun. We had one afternoon of rain which gave us the opportunity to use the provided board games. So many of these touches made us feel like we stepped back in time to a simpler life, yet wifi kept us as connected to the world as we wanted to be. What a perfect combination!
If you're at all considering a getaway on a lake, Perch Rocks is the place to go! All of the photos show exactly what it looks like in person. You won't be disappointed! On top of that, the owners are incredibly kind and genuinely want you to love their home as much as they do. We are very happy to have stayed!

Perch Rocks
What an amazing get away...we had the greatest stay...
The kitchen is fully stocked the house is super charming with just the right touches and the owners are incredibly easy to deal with!
We watched the sunset from the porch every evening and enjoyed everything about this place. It was so very comfortable and beautiful we loved it so much we ended up staying a few extra days in which the owners were able to accommodate us!
Fully stocked and the perfect place to get away from everything...
CON: Very hard to find but you can consider that part of the adventure! As well as part of the tranquility of this well hidden gem!

Quintessential Summer Fun
Our family stayed at Perch Rocks this summer and had a wonderful time. Owners Steve and Dawn are gracious hosts and ensured that our stay was perfect. The home is stocked with everything you could ever need and more. Dawn has thought of everything from the well-stocked kitchen and comfortable bedding to cozy blankets for down by the fire, phone chargers in every room, Bluetooth music systems, lawn and board games, kayaks… just above and beyond.
This cottage will provide you with the quintessential summer experience. We all made the most of our time there… we saw a bald eagle, caught a bass, made s’mores, watched beautiful sunsets and spent hours on the water. Our boys loved the floating Rave and the lake is perfect for all types of water activities. Calm and not busy! We brought our paddleboard and jetski to add to the fun.
Thanks for sharing this special place with us and we look forward to next summer.

A Welcoming Cottage and Beautiful Property
Walking into this cozy cottage, we immediately felt at home. Dawn and Steven are wonderful hosts, providing everything we needed to make our week special and memorable. The lakefront area, with a firepit and private dock, was perfect and we had many spectacular sunsets.
Cannot wait to come back next year, if not the end of the summer. Thanks again, Dawn and Steven!

WOW!!! Possibly our best vacation ever!?! So peaceful!
Words can not describe how beautiful Perch Rocks really is! My groomsmen and I stayed at the cottage for a few nights leading up my wedding day. I could not have been more relaxed, and stress free at the wedding if it wasn't for the peacefulness at Perch Rocks leading up to it! Dawn and Steve are the nicest people ever, and the cottage has so much character! The photos on the wall, the decor, the kitchen, and my favorite was the firepit on the waterfront! We were so lucky every night to have clear skies, and to see beautiful sunsets over Bantam Lake... PRICELESS! Liz and I just got back from our honeymoon in Hawaii, and as much as it was paradise, I missed being at Perch Rocks! We highly recommend staying here, best cottage ever!!! Ps. Our wedding photographer was blown away when he saw the property and captured some epic shots! Will post them as soon as they get developed!

Wonderful house on a beautiful lake!
