Huge Litchfield home with oasis backyard that is perfect for large family or friend gatherings. This home is stylish and has brand new comfortable furnishings. Open floor plan w/sectional in living room. Kitchen is well stocked and ready for cooking in. Plenty of games for the family including billiards and pop a shot basketball. Amazing private outdoor space that features pool, grill, and outdoor dining and lounge area. West Valley location close to West World and Spring Training!
The space:
Nestled in a quiet gated community in the West Valley this home has all that you need to enjoy your Arizona vacation. Home has over 5000 sq ft of living space and 5 bedrooms that are spread out for privacy. Large game room area with billiards table as well as loft with pop a shot basketball and game TV. Kitchen features island and is well stocked if you are looking to cook in on vacation. Multiple eating and gathering areas that include formal dining and an eat in kitchen as well as outdoor dining table. Bedrooms are all spacious and have new mattresses and top of the line bedding. Each bedroom also features it's own TV with smart capabilities. One bedroom with ensuite bath downstairs and Master along with guest rooms upstairs. The master bedroom is huge and really a retreat within the house if you need to get away. King sized bed and sleeper couch in sitting area that features gas fireplace. Backyard is a true private oasis. Take a dip in the sparkling pool or gather around the outdoor couch and just enjoy the Arizona weather. Other features are gas grill and large grassy area for games. Plenty of garage and driveway parking. Everything has been well thought out with the guest experience in mind. Your relaxing retreat awaits.
Guest access:
Guests will have the entire home to themselves for the duration of stay. Guests will be given a unique access code 24 hours prior to booking along with detailed check in information.
Other things to note:
This home is located in a quiet residential area. No loud parties or anything that is disrupting the neighborhood will be tolerated. If your looking for just a party house this is not it. You are welcome to have fun but it must be done in a respectful manner at all times.
Minimum age to rent property is 25 years old.
Outdoor Quiet hours are 10 PM nightly.
No smoking at all in our around home. Any evidence of smoking on property will result in loss of deposit.
If you are traveling with children 6 years of age or under please notify manager.
IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal is provided to enable travelers to complete the online form in less than five minutes.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.
(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting and/or using ride-share services.
(b) Bedroom and Bedding Setup. (OPTIONAL)
* Pool and Spa Indemnification. VERY IMPORTANT: At no time is a lifeguard on duty.
All renters must digitally execute a Pool & Spa Safety Indemnification Notice before occupancy. (REQUIRED)
* Arrival and Departure: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and cleared for occupancy.
* All requests for early arrival and late departure must be requested in advance and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival updates, and the day before your departure to get late departure updates.
* Safety & Security Violation Fee: Our arrival protocols and systems are designed to prioritize your health and safety by protecting against arrivals to our home before the property has been fully cleaned, sanitized, inspected and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving to the property before receiving full authorization to occupy the property.
Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.
NOTICE: Using this property for following purposes is prohibited:
1. Any nonresidential use; 2. Holding a special event that requires a permit or license pursuant to a city or town ordinance or state law or rule; 3. Operating a retail business, restaurant, event center, banquet hall or similar use;4. Housing sex offenders; 5. Operating or maintaining a sober living home; 6. Selling liquor, illegal drugs or pornography; 7. Operating a nude or topless dancing; 8. Obscenity; 9. Adult-oriented business; or 10. Other uses prohibited by A.R.S. 9-500.39. Registration:

(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.
