Just 6 miles from charming Franklin, a picturesque village on the National Register of Historic Places, Campbell Estates is your perfect home base for exploring the best of upstate New York. Wander through local shops, dine at beloved restaurants, and enjoy the small-town charm that makes this region special.

Baseball families will love the short 19-mile drive to All Star Village, and college visitors will find SUNY Oneonta (18 mi), Hartwick (17 mi), and SUNY Delhi (17 mi) all within easy reach. Plus, you’re only about an hour from Plattekill and Belleayre for scenic hikes or mountain adventures.

The Property
Set on 16 peaceful acres, the property offers a mix of sun and shade, a fire pit, outdoor dining area, and a wraparound deck with propane grill—perfect for morning coffee, afternoon lounging, or starry summer nights. You might even spot a deer or two grazing nearby.

The Home
Enter home through the deck entrance (on the back of the house) and head into the sun-filled great room with a wall of windows, soapstone fireplace, and comfy seating. The eat-in kitchen is fully equipped for group meals, and the open layout makes it easy to relax and connect.

The ground level features a TV room with 55” screen and Firestick for streaming, a foosball table, dart board, laundry room, and a 2-person infrared sauna for the ultimate post-adventure unwind.

Whether you're here for baseball, a summer road trip, or a peaceful escape with friends, Campbell Estates offers a serene stay with easy access to everything that makes the Catskills unforgettable.

Guests have access to all areas except for a few locked closets. The garage is not to be used for parking vehicles. It is an alternate entrance but may have an owner vehicle parked, so please be mindful.

We want your stay to be smooth, relaxing, and full of great memories! Please take a moment to review a few important notes to ensure our home is the right fit for your getaway:

Pet Policy
We’re happy to welcome one well-behaved dog with prior approval and a small pet fee. Sorry, no cats.

Guest Policy
No parties or large events
All overnight guests must be listed in the reservation
Day visitors are allowed—just let us know ahead of time

Water & Septic System
Our home runs on a private well and septic system. To help keep things running smoothly:

Please conserve water, especially in dry months
No water games, sprinklers, slides, or kiddie pools
Only flush toilet paper—no wipes or hygiene products

Nature Lives Here Too
This is a country home surrounded by nature. While we treat the exterior to help prevent pests, it’s still possible for a curious mouse or bug to sneak inside. Even the cleanest homes in rural areas experience this now and then. If you're highly sensitive or phobic, this may not be the best fit.

Check-in: 4 PM
Check-out: 11 AM
Requests for early/late check-in may be possible with 24 hours’ notice and an added fee, depending on cleaning schedules.

We are only an email or phone call away and are available as needed.
Please remember that you are staying in a house, not a hotel. If any problems arise we will do our best to take action as soon as possible but there is no one living on-site.

Cell Signal & Arrival Tips
There is no cell service at the house. Please enable WiFi Calling before arrival so you can make/receive calls.

Be sure to write down or screenshot your arrival instructions ahead of time so you have the address, door code, WiFi info, and host contact handy.

No A/C, But Cool Catskills Comfort
This home does not have air conditioning—like most homes in the region, it relies on the naturally cool mountain air. Ceiling and floor fans are provided to keep you comfortable.

Remote Location
The house is located off a 2-mile dirt road with no streetlights. If you’re unfamiliar with rural roads, we recommend arriving before dark for a smooth, stress-free check-in.

Winter Travel Advisory (Oct–Apr)
The Catskills are beautiful in winter—but also snowy! We recommend:

AWD, FWD, or 4WD
Winter or all-season tires with good tread

2WD or RWD vehicles are not recommended in snowy or icy weather.

The driveway is plowed and shoveled to the door. A shovel is available for your use to maintain a safe walkway.

Custom Cancellation Policy:
We offer a custom cancellation policy for all reservations. If you cancel, a $25 cancellation fee will apply. You’ll receive a 95% refund of the total amount paid if the cancellation is made at least 60 days before check-in. Cancellations made within 60 days of check-in are non-refundable.

Payment is processed by Stripe, a third-party payment provider.

Beautiful home

This is a beautiful home. It needs some TLC. There were a number of issues that the owner needs to address. We were asked to do a walk through and report issues. At first glance everything was fine. We kept finding small issues. Initially we didn’t have enough towels. There were only 3 bath towels for 4 adults. We did find another towel in a closet. There were only 3 dinner plates. The kitchen table wobbled. Blinds broke when we attempted to use them. All these annoying but not too terrible. I would recommend 4 wheel drive all the time. The road approaching the house is full of potholes. It was a mess after rain. We are seniors traveling with our dog. Our dog is never left outside. We are quiet and go out of our way to find a secluded location where our dog can be comfortable. We got a message from the manager telling us that neighbors complained about a barking dog and wanted us to put him in the house because they were entertaining outside. The neighbors are not very close. This was 2:30 in the afternoon. Yes our dog was outside. Yes our dog barked. It was not that long or that close to any neighbor. Every night there were dogs barking all around us late into the night. Then the manager went on about how much they charge for a dog fee. She didn’t know we had a dog??? Yes we reported a dog when we booked. There was no specific dog fee charged but judging by the host fee and the service fee, I’m pretty sure the charge was in there.
