𝗦𝗠𝗢𝗞𝗜𝗡𝗚: Smoking is prohibited inside and within 15 feet of any exterior door. Non-compliance incurs a fine.

LATE CHECK-OUTS - Please seek permission from the host during your stay. Unapproved late check-outs may be subject to a fee of $50 for each succeeding 30 min in the property, in compliance with our partnered cleaning company.

NO PARTIES/GATHERINGS - Violation of this rule may result in termination of your stay without a refund and a minimum $500 fine.

NO UNAPPROVED VISITORS - We do not allow any unapproved visitors during your stay. Violation of this rule will result in a $50 per visitor per day fee.

NO SMOKING - Smoking in the unit will result in an odor removal fee of $500 to cover the cost of odor removal and/or steam cleaning.

NO TAMPERING OF SAFETY DEVICES - Our property is equipped with smoke detectors, indoor smoking detectors, and sound alarms. Indoor smoking detectors will detect all tobacco and marijuana use. Sound monitors will set off an alarm at high decibels, but it is not recorded to invade privacy. Any tampering or removal of such devices will result in a $500 fine.

PARKING - Please park at your own risk. Neither the homeowners nor the managing team shall be responsible for any loss or damage to any vehicle.

OVERLY STAINED TOWELS/LINENS - Please refrain from using white towels to clean floors or remove makeup to avoid a replacement fee. Towels must be washed separately; if needed, do not mix with dark clothing. Fines for non-removable stains are as follows: Towels $5, Duvet cover $35, Flat sheets $20, Pillowcases $2, blankets $30, Duvet Insert $40, Pillows $25.

NO ANIMALS - Having animals in the unit at any time may result in termination of your stay without a refund, as well as a minimum sanitation fee of $150.

NO BUSINESS EQUIPMENT OR FURNITURE ALLOWED - Guests are prohibited from bringing any additional equipment, furniture, or items for business use into the property without approval. Violation will result in a $1,000 fine and immediate removal from the property without a refund.

NO ILLEGAL ACTIVITY - If guests are discovered engaging in any illegal activity, they will be subject to a fine of $250 and immediate removal from the unit without a refund.

NO UNAUTHORIZED MAIL/PACKAGES - We do not allow anyone to receive mail or packages at our unit. If this rule is broken and you mail something to the property, we will not take any liability if your parcel has been lost or stolen.

PERMISSION TO ACCESS THE PROPERTY - The guest shall allow the property owner or any designated workers access to the unit for landscaping, routine maintenance, cleaning, repairs, and inspection of the property.

QUIET HOURS - To avoid disturbing the neighbors, we impose quiet hours from 10 PM to 8 AM every day, including holidays. Violation of this rule may result in removal from the unit without a refund, in addition to a minimum $100 fine.

PROFESSIONAL PHOTO/VIDEO SHOOTS ARE PROHIBITED - Unauthorized use of the rental property’s name, address, or images, including its interior, exterior, and/or private property surroundings, for any commercial use including but not limited to selling, advertising, marketing, and/or promotion of any product or business or use in any print, advertising, TV, film production, electronic, or other media, is unlawful and will be pursued to the full extent of the law.

ABANDONED BELONGINGS - Any belongings left behind in the unit after the guest checks out will be considered abandoned. If we have your belongings after your stay, the following charges will apply:

-$25 mailing fee separate from the cost of postage and storage fee.
-$25/day for storage fee.

RIGHT TO WITHHOLD GUEST'S SECURITY DEPOSIT - The management may withhold all or part of the deposit if the guest fails to follow the rules in this agreement, the property listing, or the property house manual. If the cost of damages, losses, or missing items exceeds the amount of the deposit, the management will bill the guest’s credit card for the difference and/or pursue legal action.

Causes for withholding deposit funds include, but are not limited to:

-Damage to premises or its contents.
-Missing or broken items.
-Required excessive cleaning.
-Not complying fully with the departure checklist.
-Trespassing on neighboring properties.

Absolutely perfect rental for our longer stay

My husband and I stayed at this property with his sister and mother for the first two weeks of his recovery after a big surgery, and it was really perfect for us! There was enough room for everyone with the 3 bedrooms and the large common space, the dining room table was perfect for when some of us needed to do homework for school, and the backyard was perfect for the short walks my husband needed for his recovery. The house was secure, the neighborhood was quiet, and we felt really safe. Also, I cannot speak highly enough of the communication from the host, they were very responsive and called us both right before check-in and right after check-out. We would absolutely stay there again if we were in town!

Bright and Cozy Homestay (Azusa)

The property was exactly as listed. It was very clean and nicely decorated. I was concerned about the neighborhood, it is not upscale but it was very peaceful. I was pleased. The landscaping is non-existent. The grass is dry both in the front and the back. There is NOT a dishwasher in the unit. If you are cooking a lot, it is wise to be aware of this. Although each room has its own ac/heater unit, there is a light on each unit that tells you what the temp is. While it is helpful, it was very bright at night time. It was too high to cover the light. The remote for the temp unit is located where the light switch would normally be. The light is located higher up on the wall. In the rooms with both the king and queen bed, there are only two outlets. One at the head of the bed for the bedside lamps and one at the foot of the bed. This made charging phones a challenge and also was an issue for a cpap machine. There is only one full bathroom near the bedrooms. There is a toilet off of the kitchen but there is no sink. It felt unsanitary to wash hands in the kitchen sink. The mgmt group had me talking to at least two different people. It did get confusing. All in all, it completely met our needs and the things mentioned are really minor inconveniences. I would stay there again.
