Come sit outside and enjoy fantastic views from your own private extra large, uncovered balcony at Beach Manor 404! This balcony is one of the largest you will find on the resort, and is perfect for entertaining or just sitting back to enjoy the beautiful weather. The master bedroom is a dream-come-true with its own separate door to the patio. The guest bedroom offers two twin-size beds, perfect for friends and family, while the queen size sofa-sleeper in the living room can help you accommodate two more guests. The modern kitchen has all the comforts of home, which include a dishwasher, coffee maker, fridge, blender, microwave, etc. so you can enjoy dinner in, if you choose. Also, the unit offers two full bathrooms and, of course, a washer/dryer, for your convenience. Bed and bathroom linens are included in the unit - all you need to bring are beach towels! Join us in unit 404 at Tops'l Resort's Beach Manor building and you are sure to have an amazing vacation!


The Tops’l Beach and Racquet Resort is conveniently located 10 miles east of Destin in the Miramar Beach/Sandestin, FL area. The resort offers fun and relaxation for all ages and also provides a quiet, secluded peace of mind while being only minutes away from activities, shopping, dining, and so much more! The Beach Manor building is beachfront – only a few quick steps until your tired feet set foot on the white, sandy beaches. A nature preserve calmly sits to your east allowing for gorgeous scenery and glimpses of wildlife as well as far less-crowded beaches.

our Anniversary vacation
Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We liked the location and the view from the balcony, wish there were more comfortable lounge chairs bed sheets were clean and bed was comfortable.The condo wasn't very clean, the floors were very dirty and dusty, couches and chairs had multiple stains on them. No extra blankets, no salt or pepper available, only one trash bag in the kitchen and 1 pack for dishwasher, and no sponge for dishes. no map of the property, and nothing to grab hot pot from stove. TV and Wi-fi worked very bad. Overall the condo is outdated but we still enjoyed the ocean and pool.

Overall, I recommend this vacation rental. Reviewer Comments: Overall a great experience. We would stay again. The unit was very clean, as described, and like the pictures. The patio is big and a nice place to relax. View from the patio is nice. The rooms had curtains which is a plus to me. I do wish the shower heads were the pull down ones, but decent water pressure. Short walk to the beach. Be aware that once you get to the beach it is a private beach, but there is an area designated for rental umbrellas and chairs, then for owners, and then it is where guest may set up. It is a small area, but lucky for us it was not busy while we were there. There are multiple showers to rinse off. There are two pools to choose from and one has a bar/ restaurant ( Blue Dune Grill) that has good food and service. I do wish the pickle ball and tennis courts had been available for our use, but that was on me because I didn't read that part thoroughly. It is not available for Beach Manor use. There is a Whole Foods and Walmart and other stores close by. There is also lots of shopping areas nearby as well.

Being familiar with the area, thought the overall property was very well kept for the age. Loved the location and interaction with everyone from the guys out at the beach who aided with the “beach wheelchair”, cleaning lady in the lobby, gal at the pool restaurant next door and of course the interaction with person at Gibson. The overall condition of the unit was somewhat concerning. The place had had a few upgrades, but needs an overall. Back of the doors needed cleaning. Curtains/ drapes need replacing. I was concerned about mold and mildew (my husband is a cancer patient). The huge patio was great and I considered hooking up the hose to clean it, but couldn’t find a faucet. Very soiled. Walked out barefoot and my feet were black. Bathroom doors were to narrow for my husband’s walker. Just a sign of the times and we made due. We would stay at the location again, but a different unit. Spring break getaway
Before we left for our 16 hour drive I called to confirm or reservation because it was not showing up on my trips in my vrbo app. The reservation was confirmed and I asked about getting in early to our condo if it was available and she said yes that should not be a problem-the condo looks like it was clean and just needed the inspection to verify and I was supposed to call in the morning when we got there. We got into town and called, was told it was not available, but if we wanted to pay an early check in fee of $115 + tax, they would see what they could do. Very unhappy that was not communicated to us when I called the previous day, otherwise I would have adjusted our travel time/plans. We ended up paying the money for early check in but we were really unhappy about them saying it was ready, but then not ready unless we paid, then all of a sudden when we paid the early check in fee, it was ready.

This condo is on the east side of the building, so you won’t get to see sunsets but the large patio is amazing for taking in the ocean anytime. This was our second time staying in Beach Manor so we clearly love the location, and it was also our second time renting through Gibson Rentals because they’re so professional and they never disappoint. Thank you for a great vacation!

Extremely disappointed
I rented this unit because of the big balcony that I saw on the photos. We stayed for 5 nights and were unable to use the balcony at all. Construction at the building, that I knew about, was staged on our balcony. I was not made aware of this. We couldn’t even open our blinds as the workers were on our balcony from 7:45 am to 5pm everyday. I hope that future guest will be better informed than my family was. I never would have rented this unit had I known I couldn’t use balcony or even opened the blinds. Vacation was ruined the minute we got there

In addition, we were not able to open the curtains to enjoy the sun because when we did the men were there staring back at us. Otherwise, we enjoyed to place. It was very clean and sufficiently supplied.

As much as I appreciate the rental company trying to make it right, it was too late. The property was in I’ll repair & extremely dirty. Old dirt! A wonderful week at the Tops’l Beach Manor

Property manager contacted us early on day of check-in and we were able to check-in earlier than expected which was great since we got into town early. I used a previous renters advice and we brought our own paper towels, paper plates, plastic silverware, Kleenex’s, TP, dish soap and beach towels. The poolside bar and grill does not accept cash, so take your card to the pool with you. My kids enjoyed the poolside activities daily and the evening movie. They also enjoyed playing putt putt golf. We would definitely recommend this resort to others and plan to come back!

The only problem we had was with the sleeper sofa. It was very uncomfortable and could not sleep on after the first night. The parking area was hard to park in for larger trucks. The condo was very nice and an easy walk to the beach.

Wonderful Memorial Day Weekend at Tops'l Beach Manor

Gibson provided us with all the information we needed before our arrival and we did not have any problems during our stay. Check-in was super easy and despite guests checking out the morning of our arrival, the condo was still ready well before 4pm. The condo was exactly as depicted, clean and in overall good condition. The beds and bedding were very comfortable. There were several beach chairs, umbrellas, and boogie boards available in the condo for use. The kitchen was sufficiently stocked, but I’d still recommend bringing along some paper plates and plastic utensils, to avoid having to run the dishwasher daily. The balcony is enormous with a fabulous view of the gulf, but lacks privacy (shares a wall with adjacent condo) and doesn’t provide the same great beachfront view as the higher numbered condos on the west side of building (view in pictures is accurate). Tops’l is well-maintained and in a great location convenient to shopping and restaurants. We spent most of our time on the beach so didn’t utilize a lot of the amenities offered at Tops’l but we were happy with those that we did use. The pool and hot-tub in front of Beach Manor were clean and not crowded and my 8-yo daughter enjoyed the daily crafts at the main pool. Even though it was a holiday weekend, the beach never felt overly crowded and was *significantly* less crowded than the beach in front of Sandestin (which looked absolutely miserable). We had a crew of 15 (staying in multiple condos) and had no problem securing a spot on the beach large enough to accommodate all of us. We did have someone go down to the beach fairly early each morning (8ish) though to stake out our spot to ensure we were close enough to watch our kids while they swam. I'd recommend doing the same if you have small children and want to be able to sit close to the water.
