The building is in need of maintenance and the home could use updating but it overall was a great stay. We had everything we needed provided to us. The property owner, Judith, is very responsive and made sure we were very comfortable. The location was perfect and close enough to San Juan for a day trip. I would stay here again!! Very worth the $$!!!
This property is as described. We stayed here with our 3 teen aged kids and really enjoyed it. It is a safe/gated location, and you can walk to the beach. You need patience the first day as there are three keys, one for the door, one for the gate to the beach (& pool gate) and one for the condo. You can walk to Subway, grocery store, bakery or other restaurants. It's about 50 minutes from the airport, but only 18 mins to the Rainforest. It was very clean, but it is old and not glamourous. (My only complaint was the sliding door to the balcony, it's super annoying.)
If you are looking for a low-cost location, with a great pool and amenities, this is the place. My kids loved having the boogey boards and we loved having the umbrella, chairs and cooler for a perfect (almost private) beach vacation. The condo staff was very friendly. The views were excellent! I would recommend this condo for a family.

Nice View- But Disappointing
The place was clean, but very outdated, we had to cover the couches with blankets as they were very stained and dirty, we weren't sitting on them. There was construction going on next door and the noise was unbelievable early in the morning to early afternoon, the sliding glass door was hard to open and close. It's located in a high-rise with local residents and the pool closes early, so no night swimming. The beds were very uncomfortable. So we woke up with our backs hurting, I would also recommend a rental car because you're not close to everything. I wouldn't stay here again or recommend it. It was okay, but in the future I will stick with a hotel, so I know what I'm getting. A clean comfy place that's responsible for providing what they advertise. Also, the amenities provided in the cabinets were also outdated.
Great views, big apartment were a plus , super noisy outdated AC was a huge challenge, needed to use earplugs for the night at all times …. Sliding door wouldn’t open easily, very old .
Living room area has no AC .
Our family of 7 stayed for 10 days in Luquillo/Playa Azul. Tower 3 is clean and the security and staff are friendly. Our suite was just right for our numbers/needs. The washer and dryer gave us some trouble but the property manager was great with communication and sending someone to repair them. Unfortunately the dryer might be on its last legs, so hopefully that can be replaced soon.
We've stayed in Luquillo many times now, so some frank advice for prospective visitors: this is not a resort like you find in San Juan or Florida, etc. This is not a hotel. Treat it like an apartment in a lower to low-middle class area and you'll avoid spoiled expectations. It's a great home-base for exploring. The beach great and not over-developed. Some of the younger locals like to play their music super-loud at the nearby gas station some nights, and you'll hear plenty of dudes showing off their lack of mufflers on motorcycles or cars some nights. But you'll see amazing sunrises over Fajardo to the east, beautiful sunset colors just to the right of El Yunque in the west, and hear and see the Atlantic waves all the time if your windows face east, west, or north.
If you need a place to stay, keep your stuff, and sleep while you go explore all the wonders both nearby and further around the island, this is perfect. If you want a sterilized vacation experience, expect to pay a lot more and look elsewhere.
I assume the good reviews for this place are mostly because of its good location and beautiful views. The apartment itself has been very poorly maintained. We had several surprises:
-No dishwasher, even though the listing said there is one. Also note that the stopper in the kitchen sink is broken, so you can't fill it up with water to wash the dishes.
-The mattresses on all the beds are very old and do not provide any support. (Other reviewers mentioned this, so I guess it shouldn't have been a surprise, but I naively hoped the property manager would have replaced the mattresses to address the feedback.)
-The door to the balcony doesn't have a handle on the outside, so if you go out, you need to keep it slightly open, or you'll get stuck out there (this happened to a family member).
-The hall bathroom door doesn't close properly; it is too tight in the frame.
-The AC units in the 2nd and 3rd rooms (not the master) are extremely loud, to the point that you'd need to yell to have a conversation in those rooms.
-Nearly all of the cabinets in the bathrooms and kitchen have loose hardware and do not function well. The drawers don't stay on their tracks, and several of the doors hang askew on their hinges.
We knew we weren't getting a pristine, new apartment when we booked this, but we were surprised at how bad its state was. So much so, that even though we booked for 10 nights, we ate the cost and found another place to stay after two nights here. I sent email to the property manager explaining the problems we had with the apartment to see if I could get a partial refund for leaving early, but never heard back (they were responsive prior to that).

Nice views! Easy access to the ocean. Really enjoyed ourselves. Read the whole review though.
The apartment is nice and in a great location and did have water and electricity. We enjoyed our stay very much. When I thought there was a problem with the master bathroom shower a plumber was sent out the same day. Turned out to be user error, there is what looks to be a diverter valve for the shower, but it isn't needed, just the pull up on the tub spout. Also, the management of the unit is very communicative and responsive to calls and emails.
There are a number of things you should be aware of. First, this apartment faces the mountains with views of the ocean from the balcony and bedrooms. The balcony is open to the main roads to the west, which means that there is a lot of street noise. When the traffic subsides you can hear the ocean. The bedrooms have better ocean sounds, especially at night. Second, the furnishings have seen better days. The fixtures in the master bath were pretty worn and the light was not attached to the wall, just laying on top of the cabinet with exposed wiring. Towels were plentiful but there weren't anywhere near as many washcloths. There is a fairly new washer and dryer, so it isn't a huge deal. The shared bathroom is in slightly better condition. There are beach items available, but the wheel on the provided cart is close to falling off, so plan on carrying them. The entry door is difficult to open until you get the knack of it. Finally, the building and grounds are still recovering from the hurricane. On the 17th floor there are windows blown out in the hallway, which does give a nice breeze through the open door though. Also note that the pool is not operational as of April 2018 and the tennis court does not have a net or fencing around it, and most of the lights in the common area are missing.
We did enjoy our stay and felt comfortable and safe in this apartment and the surrounding areas. I'd like to give this 3.5 stars, but that isn't an option. 5 stars for the location, 5 stars for management communication/responsiveness, 2 stars for the apartment itself due to wear and tear. With updates to the interior this would be a 5 star easily.

Convenient location between San Juan and PR East side amenities. Clean and easy access. This is an old building complex and both apartment and building show.
While the condo is dated it was clean and stocked with a lot of extras, ie, beach chairs, beach towels, basketball, etc. The kitchen was fully complemented with dishes, utensils, etc.
The area is great for either fast food or sit down dining.
There are several bars/restaurants within walking distance or a short drive and the property is right at the beach.
Definitely will stay again in the future.
We rented this property since we are a family of 5 and most hotels only offer suites for parties of 5; therefore price was right.
We chose Luquillo since there were many attractions close to the property. You can plan a trip each day to a different location, example. El Yunque, Zip Lines, Carabali Go-Carts & Horses, etc. The property has access to the beach. It includes a large pool, basketball court, tennis, etc.
There are plenty of restaurants around. If this is your first time in Puerto Rico, we would recommend to plan a visit to Old San Juan and Fort.
On the other hand, there were a few things that caused stress. I may call them "First world Issues" as my mom from Ecuador would say.
1. Master Bedroom Bed was terrible. We couldn't sleep; definitely old but clean.
2. Stove Dials wore out. You would say 2-3 pm is low and 6pm is high. It seems that it was the opposite. Not big deal after day one. My daughter couldn't figure it out.
3. Cabinet Hardware loose. I couldn't find a screwdriver to fix them. The drawers misalign easily and takes time to place them back.
We had a house at the beach when we were young; therefore sand will always be found and it was expected. outdoor balcony view photos are deceiving. That main photo of the green table on the balcony is 30% of a wide view where there is a large building in front of the balcony.
The price is the average for this location. We only stay at the property for breakfast and sleep. I give a 4 star since all the properties around are similar for this budget.
Great experience. We booked last minute and the management was great to get us our keys as soon as possible. Loved that there was washer/dryer to do my kids laundry dry during our stay. Great view from the balcony of the fireworks for New Years! Loved that there was beach toys/chairs/coolers. Could use a newer more comfortable mattress but overall had a good experience!

Improvements Needed
loved the liquillo area, and having access to Playa Azul. The condo was not it the best condition, could use some updating and repairs. Water pressure was very poor. Kitchen panels and drawers broken. Bathroom door sticks. Place was clean.
Playa Azul condos are our “go-to” place to stay when we visit PR. Neighbors and full-time residents have always been friendly and helpful. During this stay, we rented two condos for our immediate and extended family. Although the building itself is not luxurious as the Puerto Rican climate has taken its toll over the years, the security, location and cleanliness of the condos have always outweighed any drawbacks. This is a great place for a family to stay and make its “headquarters” while on the island, especially if you want to visit the rainforest, Fajardo (for bioluminescent bay and excursions) and Old San Juan. Always enjoy going to Carabali for horseback riding and ATVs in the rainforest. Kids also enjoyed Yunque Ziplining. Grocery stores, Walmart, Walgreens, and restaurants (love the Pan Mas Rico bakery for authentic PR sandwiches) are all close by. We usually hit Costco (closer to airport) before heading to the condo to stock up on quality meats, produce, and paper products. Please keep in mind that the pool is still not operational after Maria (FYI…rarely used during our previous stays due to the calmness of the ocean). The amazing beach (nice sand and no rocks) right outside of the condo rivals any beach we have visited in the Caribbean including ones on Vieques, Culebra, and the rest of the island. It is important to note that Luquillo’s municipality regularly clears the beach of debris (including sargassum) and removes trash from the cans on the beach. The beach is very quiet on most days and beach-goers seem to follow the posted rules. There is a small reef and snorkeling spot for beginners to the right; the water is even calmer there for people who do not like the small waves on the beach right outside of the condo. My kids love to purchase the ice cream/gelato from the carts passing by. This was our first stay in this particular condo, managed by Marco Polo. The view of the rainforest and ocean is wonderful. Marco Polo’s team was very responsive to any of our communication requests. Although the condo is not extremely modern, it is kept clean and the furnishings were comfortable. The kitchen was well-equipped which is important to us as we cook most of our meals while on the island. Basic supplies to begin our stay, as well as coolers, beach chairs, sand toys, and towels were provided. Thank you, Marco Polo, for a GREAT stay for our extended family!!
Un lugar muy accesible con una vista espectacular y lo mejor de todo es que puede caminar a la playa. Solo hace falta que la piscina funcione.

Great setting and view, plenty of space
Our family of five spent the week in Luquillo and had a wonderful time. The location of this condo/apartment is perfect for families. The property is secure and the staff are friendly. We especially liked it because we were traveling with two other families who stayed in the building. Our kids roamed around the property, went to the beach, played basketball and had a great time. The beach was fantastic. Not crowded at all. Beautiful water. The apartment/condo didn't have modern décor, but that didn't bother us at all. The folks at Marco Polo were very responsive to our needs. I recommend Luquillo and this property for larger families who want a clean, nice place to stay that is on the beach and minutes from the kiosks and rainforest. We would definitely go back!

Just as in the pictures, clean and all apartment equipment operational.
This rating should be a 5 star judging for the attentiveness of your staff and the apartment conditions, however the surrounding disrepair due to hurricane Maria not yet corrected gives it a 4.
From the apartment your view includes the beach, El Yunque mountain range, and the main roadway entrance. We took nice pictures from the balcony to share them with friends and family. The pool non-operational was a non issue to us, after all the beach is just out the gate.
The surrounding areas within the complex still show hurricane damage, however the surroundings are well manicured, grass cut etc. The apartment is very well kept, everything works and even have beach chairs, volleyball ball, beach toys for the kids, towels etc..., the kitchen well stocked just get what you need from the supermarket across the street. The welcome binder has excellent tips for entertainment and dinning suggestions. The instructions were clear, and to the point. Security personnel where very attentive, alert, respectful, helpful, specially Jose Colon, whom assisted us during our late arrival Friday night.
We can say we stayed at our home away from home. Thanks Judith and Violetta for your assistance, we will call again.

My familia la paso genial y esperamos volver pronto.
