This is a brand new Tiny House with electricity, hot water, a mini refrigerator, stovetop burner and more. It is very much intertwined with nature, so we like to think of Tiny House as a modern day Glamping experience -- head for a nearby hike, take a nap back at Tiny, get a sunset fire going in the fire pit, and have a peaceful night's sleep.
Sleeping in Tiny House no may not be for everybody. Please review the photos and feel free to ask questions if you have any concerns about sleeping inside Tiny House.

Tiny House has a tiny septic tank. Please conserve your water usage throughout your stay. Quick showers and considerate sink + toilet flushes go a long way. This is critical to staying at Tiny.

Tiny House is on a large property with an additional house. Tiny House faces the lake, and does not face the house. There is plenty of room for all to enjoy, but please know that there is a possibility of seeing another car/other people on property.

We are very pet-friendly and look forward to welcoming pet travelers. We ask that a maximum of 1 pet be brought along for the journey. Please alert us in advance if you will be traveling with pets. We don't discriminate against larger pets, but ask that you do your best to keep them calm inside the house. They are welcome to enjoy the grounds but please note that the property is not fenced in and the lake gets deep. Please be sure to include your pet on the reservation because we do charge an additional cleaning fee for furry friends.

Please be mindful of noise into the night as there is another rental house on the property. Overall we want everybody to enjoy themselves and the land, but please keep any gatherings savory and friendly.

––– THE LAKE –––

The lake is a small lake in its natural form, where wildlife from frogs and turtles to beavers and of course many birds roam about. The lake is swimmable, but is better suited to a refreshing dip on a hot summer day than swimming laps. Entry/exit to the lake from the land is capable by all, though some will prefer wearing water sandal as there is growth/marshy spots/mossy rocks/small tree debris inside the lake.
Guests are welcome to enjoy the lake. Please know that swimming in the Lake is AT YOUR OWN RISK and we will not be responsible for any accidents or injury resulting from swimming from our property line.

We very much live in raw nature, and so we ask that you stay mindful of the fact that wildlife may be near. Use caution at night when driving on roads, and please do not leave any trash outside. If you use the fire pit outside for cooking, please clean up before heading in for the night. You will mostly enjoy peaceful deer, birds, and aquatic animals which add a wonderfully natural element to the property.
It is possible for flies, moths, and mosquitos to infiltrate the home when doors open/close.
Ticks are common throughout New York State. It is always good to check yourselves and others after being outside hiking or walking through fields.
It is possible for a bear sighting (particularly if food is left out). Bears do not like humans and do not want to interact with them, so usually just being around will deter a bear from encroaching on your space. If you see a bear at any point in your stay, do not panic –– make your presence known by making loud noises and waving your arms. If you surprise a black bear, walk away slowly, while facing the bear. Do not turn your back and run. Never look a bear straight in the eye. Stay calm and slowly retreat, waving and shouting as loud as possible. We have never had an instance of bears interacting with guests, but just want to supply this information as a precaution.

Tiny House stays relatively cool with a crisp breeze from the water. We also now provide heating and A/C as needed! Additionally, we have several fans to circulate air.

– CELL SERVICE –

Cell service tends to be extremely spotty at this location, if it works at all. There is also no WiFi available at this house. In case of emergency, you can connect to the network provided and walk out toward the main house to gain access to make calls using WiFi calling or text message as needed. We are currently working on a solution to bring WiFi over to the tiny but have no yet found something that will work adequately.

No outside guests are permitted on the property at any time. All guests on the property must be registered with the Airbnb reservation. If you need an exception, please touch base with us prior to check in.
