About this property

Fresh Valley Farms Guesthouse

What Makes This Space so Special:

Experience comfort and nature in a beautiful rural setting on a regenerative organic livestock farm. Perfect for a family reunion, a wedding or event, or a focused strategic planning session, this house and property are dynamic in their potential uses. This Arts and Crafts style home offers a unique combination of a farm experience and polished perfection with dining and sleeping space for a dozen adults, plus two attached nurseries to accommodate children.

Be a Part of Our Regenerative Farm Story

Tour the farm with the new generation of farmers, and get an idea of how regenerative agriculture happens on the landscape. Pick up some local culinary delights and prepare them (or have them prepared for you!) in the chef-ready kitchen. We hope to host more farming, food, and agriculture workshops in this space and we hope you will come once, and then come again to learn.

Four-Season Activities to Suit Your Fancy

In the summer months play frisbee on the expansive lawn, and enjoy the pool on the hotter days. You could also sit and enjoy a book on the covered porch, in one of the large living rooms, or in the study on the main floor. Take the family skiing at SilverStar and then cozy up for fireside board games. Bring your snow shoes or cross country skis and use the snow right out your backdoor! In the more moderate season Mountain View Rd is a popular destination for road cyclists, and the rail trail is under construction from Sicamous to Armstrong - soon to provide an alternative means to get into town!

Join our citizen science nature project in iNaturalist to add your nature observations from on and around the farm during your stay. We are a registered Land Steward with the Okanagan Similkameen Stewardship Society and your observations help us to track how our local biodiversity is faring. While this farming property has a history of agriculture going back over a century, the farmers tending this land now have an emphasis on ecological management. Together with a dedicated farm crew this generation of farmers is working to ensure responsible agrarians can farm the land for generations to come - all while providing important habitat to species that call the area home.

For outdoor enjoyment there is a beautiful in-ground pool, a cement pad for basketball or skating or dining, and an expansive lawn and garden for relaxing and enjoying the space. This is an area rich with wildlife, with views and trails to explore - including one to a waterfall and lookout that is directly accessible from the house.

Birdwatching can take place from the windows of home, or you can take a short walk to see what you will find. Nearby are many local amenities to visit while you are in the area including the galleries of renowned artists, internationally celebrated theatre, excellent food and drink, and a number of year-round farmers' markets as well as dozens of lakes within a short drive.

For the Architectural Aficionados

This historic home was originally built in 1914 and was renovated by a masterful carpenter in the early 2000s. Built by Francis Poole and apparently modelled after his home in England, the house features original bottle-glass windows said to have been imported from Lancashire. The stone fireplace was built with rock from nearby Rose Swanson Mountain, and during a more recent renovation bricks from the former Armstrong Hospital were used to build the chimney in the basement suite.

Special Features and Comforts

Each bed is made with 100% cotton sheets and cotton, or linen, duvet covers. In addition to the one king bed, three queen beds, and one double bed - each in their own bedroom - there is also a nursery off of the master bedroom with a crib and a twin bed, as well as a toddler bed off of the West View bedroom. If you have more than can be accommodated in the bedrooms we have a trundle daybed in the basement rec room that can be turned into two more single beds.

The blue room features a fun little nook, a perfect reading spot for children, or the adventurous adult, and the rec room, downstairs, has built-in features to allow the younger visitors to have a kingdom all their own.

The solid dining room table seats ten and the dining nook, with built in benches, seats another 8. With two full fridges, and two ovens at your disposal you have the space and amenities you need to cook for a crowd.

There are four full bathrooms in this home; two are en suites and two are common. Each bathroom has a bath tub and a shower, with a beautiful clawfoot tub in the upstairs common bathroom, and a jacuzzi tub in the en suite to the master bedroom. Find unscented laundry detergent in the laundry room for your use.

If you need to get a bit of work done during your stay there is a bright study on the main floor with views of the garden, and wifi is accessible throughout the house.

With a vacation spot like this you might not want to venture too far, but if you do you will find more of the beauty in this food-producing region. Come and visit and stay, replenish and rejuvenate on the farm.

Generative Spaces

We see the value in this being a place set aside, where ideas can converge, and knowledge can be shared. If you are looking for a setting for an organizational or corporate retreat whether for business or pleasure, this space provides a variety of meeting-ready spaces both indoors and out.

Magical Place
We celebrated my parents 55 anniversary over the Thanksgiving weekend at the Fresh Valley Farms guest house. The setting was perfect for celebration of both. Being on a working farm really brought home the appreciation of Thanksgiving. It is absolutely beautiful place. We were also a group of 20 with ages ranging from 2-78, and the guest house was perfectly comfortable and accommodating for all. The kitchen and dining and other other amenities like the pool made it a great time and space for all. Absolutely recommend this place!

A perfect weekend and celebration venue!
The Fresh Valley Farms Guesthouse property is even better in reality than the photos show, and everything is thoughtfully appointed. There was so much space that even with a full house, everyone had areas to play games together or sneak off and read a book in quiet. Annelise and Steve were incredibly friendly and helpful as hosts, without ever being intrusive. We booked out the full property for a three-day weekend stay and hosted an event on the Saturday to celebrate our elopement with family and friends from the area and afar. It could not have gone better. Everyone was in awe of the beauty of the grounds (not much decoration needed with that backdrop!) and there was plenty of space for kids to run about, multiple lawn games, outdoor relaxation and for the food truck which fed everyone. We definitely would book again for a future family gathering!

A perfect getaway on our wedding weekend!
The guesthouse was the perfect place to stay during our wedding weekend! It is large enough that everyone has their own space while also offering so many large gathering areas, and the hot tub and pool were fantastic to have available throughout the weekend. We held our rehearsal dinner at the house the night before our wedding and the chef’s kitchen was well-equipped for feeding a crowd. An important factor for us was that we were all able to get ready in the same house thanks to the addition of the basement suite, with plenty of room for the bridal party on the main floor and a separate space for the groomsmen to get ready downstairs! We did our first look and photos on the property and were so happy with the countless photo locations available, providing many options for background and optimal lighting even on a sunny day. Overall, we cannot recommend the guesthouse enough for wedding couples and their families - it was a huge highlight of the wedding weekend for us!

Excellent Place!
We stayed at the farm with five families, all with young children. We loved that there was a lot of space throughout the home and there were also toys and a playhouse for the kids. The pool had a fence which added some extra comfort. The kitchen was well equipped and the host Annelise was very lovely and welcoming. We have already booked our return trip for summer 2025!

A beautiful home in a beautiful setting!
Our family of 18 stayed 5 nights in this beautiful home. Everything about our stay was perfect. The home is amazing. The close proximity to Armstrong allowed us to venture out on day trips or quickly pick up fresh food or supplies. The kids had a great time lounging by the pool and riding their bikes around the big driveway. Our host took us on a wonderful tour of the farm. We loved every minute of our stay!

Amazing stay for young family!
What a perfect getaway we had at the farmhouse! We spent the days outside biking, exploring and watching the animals, and the evenings cuddled up by the fireplace. It was so nice to show up to a place that was accommodating for small children from the beds, to the crib, to the playhouses outside and even the piano. Though we did get a fair amount of rain, I couldn't think of a better way to spend it than splashing in puddles and enjoying the view with our morning coffee. We cannot wait to stay again later this summer!

The perfect house
We recently spent 3 nights at fresh valley’s bnb for our wedding weekend . The home is amazing , there is really no other way to describe it. We were able to host family bbq for rehearsal dinner , getting ready in the “master/bridal suite” for the girls , boys had the basement suite with ample room to hangout for a rest day by the pool. A huge rave to the owners who went above and beyond to ensure we had the perfect weekend , they are easy to communicate with, very responsive and transparent. We highly recommend property to anyone looking for a staycation, wedding , retreat and so much more could be possible here. 10/10 starts for this property & host

If I could do 6 stars, I would.
Our stay was absolutely amazing!!!! I am extremely picky and spoiled by my work to stay in some of the most beautiful hotels around the world, and this home in Armstrong blew me away! The home was spotless, well setup, and extremely organized. Our hosts were also amazing. Checking in just the right amount and made sure we had everything we need. My family loved the house, grounds and pool/hot tub. We had 13 people staying the house and it didn’t feel squished at all!

About the host

Hosted by Fresh Valley Farms

Host profile image
Steve Meggait and Annelise Grube-Cavers and 4th and 3rd generation farmers - food production and farming is where their passion is. Fresh Valley Farms started in 2012 and has been evolving ever since, engaging in more and more climate resilient farming practices while producing nutrient dense food for eaters throughout the Okanagan Valley.

Why they chose this property

The farm is our life and our livelihood. Stewarding the land is a responsibility and a pleasure, and we realized a long time ago that no matter how much care is taken, if we don't engage in knowledge sharing with others then the difference we are able to make for the environment and for our food system is much more limited. This attitude made us want to share the farm with visitors in a bigger way; through on-farm accommodations as well as single day workshops, tours, and food-focused events.

What makes this property unique

This is a one-of-a kind home located on a one-of-a-kind farm.
