Conveniently located and newly renovated, our spectacular private apartment, just off the square in Old San Juan, is perfect for a group of 2-6 guests. One of the few apartments in the area offering enough space for families and small groups of friends. 203 Calle San Francisco #1 offers a convenient home base to explore our island. Isla Del Encanto!

You'll be impressed as you step into our very large and stylish 2 bedroom 2 bathroom apartment on the 2nd floor. The apartmnet offers a wall of traditional Old San Juan Style Doors opening to a juliette balcony. The master has a King bed with full bath across the hall. The second open bedroom has a King bed and en-suite bathroom. In addition, there is a separate seating area with Queen sofa bed. The apartment is fully renovated with a clean and modern, yet Old World look, and includes a fully stocked kitchen with full sized 4 burner range with oven, refrigerator, microwave, toaster and coffee maker.  We provide bath amenities, all linens and towels, iron, ironing board and hairdryer. The apartment is fully air conditioned, and includes high speed WIFI, streaming TV and washer/dryer. The building is steps away from pharmacies, a full service supermarket, plazas, restaurants, bars and El Morro, a UNESCO World Heritage site. The building and the apartments are a piece of the architectural history of Old San Juan. Note, there is no free parking in Old San, but there are garages.

If you do rent a car, you'll need to park in a lot or a garage. Ubers are readily available.

Old San Juan is one of the best places to visit in Puerto Rico. Old San Juan has an incredible 500 years of history, beautiful colonial architecture liberally splashed with tropical colors and timeless magic that makes it one of the most enchanting destinations in the Caribbean. You could spend many happy hours just walking around the walled city.

Perhaps nothing captures the history of Puerto Rico more than Old San Juan's massive fortresses. El Morro and Castillo de San Cristobal are among the most visited attractions on the island for a good reason. Their cannons, ramparts, and layered defenses have guarded the walled city for centuries. Even the governor's mansion, La Fortaleza, is called "The Fortress" because it was one of the settlement's early defensive structures.

Paseo La Princesa is a broad promenade that stretches from near the docks at the foot of the city and leads to the lovely Raíces Fountain. On weekends, you're likely to find all kinds of stalls lining the road, and maybe even a free cultural performance to enjoy. Paseo La Princesa hugs the old perimeter wall of the city, and beyond the fountain continues around Old San Juan to the San Juan Gate, the only remaining of five entry points into the old town.

The best time to enjoy the walk is during sunset when you'll have gorgeous views of the bay from the fountain, and you'll escape the heat of the day.

San Juan Taxis will drop off and pick up at the first square. Ubers will deliver to front door. There are electric scooters readily available as well.

STORMS and HURRICANE POLICY - No refunds will be given unless the National Weather Service orders mandatory evacuation; the day of the order we will refund any unused portion from the booking/ any reservation scheduled to arrive during said mandatory evacuation. No refunds are issued for rain or tropical storms as we have no control of weather and you are traveling to a tropical Island, after all. Cancelled vacation can be rescheduled according to availability.
KASA HOUSE RULES AND POLICIES:
• A valid photo ID for every guest staying at a property must be submitted to KASA prior to check in.
• The party making the reservation must be the registered guest and must be at least 25 years of age. Third party reservations are not permitted. All properties are for the sole use of the registered guest and the parties listed in the reservation
• No parties or events without prior pre-approval
• Check-in is any time after 3PM, Check-out is by 11AM
• No smoking or smoking products, including vaping products, will be allowed at any property and will result in a $500 penalty.
• LOST ITEMS: $150 charge for lost keys, $75 charge for lost or damaged TV Remote and /or AC/FAN remote, $150 charge for lost or damaged parking remote and/or lost or damaged parking tag if applicable.
• KASA is the host for your short-term stay. We reserve the right to cancel a reservation due to a circumstance beyond our control. We will make every effort to provide a like accommodation or provide a full refund or credit for a future stay
• Cancellation Policy: varies by booking platform (Airbnb, VRBO, Expedia, Booking, etc.). Please see the terms listed on your reservation.
Refund Policy: all refunds will be provided as a credit to the credit card on file within ten (10) business days
• Reservation Charges: reservation will be charged to the card on file at the 14 days prior to arrival. A $250 credit card pre-authorization will be made as a damage deposit. IF there are no damages, the pre-authorization will cancel after 7 days.
• Room Tax: 7%, Management Fee: 12.5% Cleaning Fee: $75 - $200 dependent on the property Pet Fee - $150 if approved.
• Reservation Minimums: all reservations require a minimum 3-night stay. Holidays and long weekends (such as Christmas, Thanksgiving, Semana Santa, Spring break, 4th of July, Labor Day Weekend, Memorial Day Weekend, etc.) may require a minimum of 4 nights or more, please contact the host prior to make your booking request. No Shows will be charged the entire stay and no refund will be provided.
• The Guest agrees to use the property as a vacation rental and shall obey all applicable laws. Only the confirmed number of guests shall be allowed in any unit. Admittance of more guests than the number listed in the reservation, shall be grounds for immediate termination of this agreement, immediate eviction from the premises and no refund will be provided
• Quiet hours are 9 PM to 8AM. The guest shall not create noises or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance in the unit or the common area shall be grounds for immediate termination of this agreement, immediate eviction from the premises and no refund shall be provided. Any fines due to inappropriate behavior at the property will be paid by the guest
• Outages: in the case of utility outages that are beyond the control of the host, no refunds or compensation will be given for said outages, unless any outage extends beyond 24 hours. Any refunds and compensation will be at the discretion of the Host. In the case of Wifi and streaming TV, no refund shall be provided for outages, speed of Wifi and personal preferences
• Personal Items: any items left behind by the guest will be held for the guest, and every reasonable effort will be made to contact the guest to return the items. If items are not claimed after 30 days, they shall become the property of the host. The host shall not be held liable for condition of said items
• No refund will be provided for shortened stays due to poor weather conditions, work and/or family emergencies or other commitments. In the event of a natural disaster, a credit will be provided for a future stay
• Vehicles: KASA is not responsible for damages made to your vehicle in the parking facilities of any property
• Failure to follow these rules and regulations, as well as any and all property and government regulations, in particular public health regulations, will lead to early termination of the reservation without refund. The Guest agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by the owner enforcing this agreement
• LIABILITY WAIVER: KASA Vacation Rentals assumes no responsibility for lost, stolen, or damaged items that belong to guests. This includes loses related directly or indirectly from natural events such as floods, storms, hurricanes, or other "Acts of Nature". An incident such as fire, water, loss of power (beyond our control), breakdown of cable or satellite company, internet company or with equipment of machinery, acts of war, strikers, theft, pilferage, epidemics, quarantines, or cancellation of airline travel, or any similar incident; KASA shall not be held liable or responsible for any additional expense or losses sustained by the guest as a result of such incidents or occurrences.
