Great location

My family and I have rented properties on different lakes as our summer vacations in the past. As previous reviews had read, Catherine was 100% The most communicative host I have ever had. I truly appreciate it.The location was beautiful! Right on the water as pictured and great for our boat too! When we got there though, the pictures online were very mixed, looked like a combination of house #1. View was spectacular, house had some updates, but not the cleanest with bug webs in the corners, pots and pans scattered about the kitchen. The bathroom toilet seat was broken, along with the TP holder and the sink was mostly clogged with very slow drain. I did alert Catherine and she was going to have someone come out that day, but we were heading out and our dog was at Camp. This should be on her cleaning crew, they should have alerted her of this and they would have if they cleaned throughly. There are 3 houses on property and pets are welcome, but there is no way for a larger dog to get out of the water once in, so very little water access if you have a water dog. There was no shades in the entire house, so luckily I had extra sheets to cover the bedroom windows at least, because the light is very bright early and the large parking light in the driveway shines into the rooms. We knew there was no AC, but even with 8 fans going (they had some & we brought some of our own), this did not cut it. A stand up AC would be a great investment along with shades for the bedrooms.

Perfect Location for Relaxing

My husband, daughter and I had a great week at the house. Perfect for relaxing and having our boat with us. Nice updated kitchen, plenty of fans (much needed that week), and bonus washer/dryer in the unit! Lovely sitting in the living room overlooking the water. Hope to rent here again next year.

Perfect Lake Front Property

My family and I had an amazing stay @ Catherines lake front home on Winnisquam. We loved this cottage so much, we took it upon ourselves to secure next years dates. Just a heads up, to bring your own linens (bed sheets) and towles, these will not be provided at the property. There are also two more additional cabins on the property with boat docks, making it the perfect location for a family reunion. Thank you to the Owens!

Location is fantastic!

Our family of 2 adults/2 teenage boys enjoyed our stay overall. The proximity of the cottage to the lake is the main selling point. We rented a pontoon boat for the week, so having the dock just steps away was perfect. The cottage was roomy and the views through the windows were breathtaking. That being said, the cottage had some unsatisfactory qualities which did detract from our experience. It seems like the owners are making regular improvements and updates, but there were definitely some issues. The property is dog-friendly, and that impacts the cleanliness of the cottage. There were covers on the fabric sofas that clearly weren't washed between renters because they had dog hair and smelled like dog. Even with the covers removed, the couches still had a dog odor (also found crumbs and more dog hair underneath.) When shifting furniture to better suit our needs, we found 3 old dog toys. Maybe the cleaning crew had a bad week? The microwave wasn't cleaned, dried on spaghetti sauce splatter was all over the interior. The shower liner had black/green mold, but there was a replacement laying a foot away. With the cost of the rental and cleaning fee, I shouldn't be spending vacation time cleaning a microwave and changing a shower liner. The beds were another disappointment. I had inquired twice about the size of the "master" bed, as there were conflicting descriptions. I was assured that it was a queen bed and should bring queen sheets. Upon arrival, the bed is only a full/double size, and a bouncy, noisy one at that. Back to the cleanliness issue, the bed had a bedskirt that was dirty with dog hair and dirt. This made me question the cleanliness of the blankets on the beds, so I started my vacation with loads of laundry. The futon is not a usable sleeping surface. Bring an air mattress or something to put on it . The twin room was OK. One other big issue for our family was the holes and gaps in the screens. I would say half the screens had holes in them, and many had large gaps because of bent screen frames. With no a/c, having windows open is necessary in 80-90 degree humid weather. I don't want our family covered in mosquito bites. My solution was to purchase painter's tape to cover all of the holes and gaps. Again, something I shouldn't spend my vacation time doing. Our family still had a fantastic week, but want to share our observations with future renters, so you can be aware of the current shortcomings of the property.

Perfect location

The house is in a great location on the lake, near town, 30 minutes to great hiking, etc. The house has a fantastic view especially since the front room with all the windows makes it feel like you're sitting right on the water. Loved being able to walk right out on the dock early mornings and throughout the day and take in the mountains, the lake, and all the foliage. We used the dock and the firepit daily. One thing to consider is that when it is said that this property is shared, it is actually shared with 2 other homes. The dock and firepit are all shared. This didn't become an issue at all for us, as our neighbors were friendly and only stayed for 2 days. But I will say that the other homes are closer than expected. The two homes on the water have what seems to be about 50 feet between them, with the firepit right in the center of the two. Despite this, we thoroughly loved the location, the dock and the firepit and would stay again. I would say that the house is in need of some attention. It just didn't really seem like any preparations were made to have guests in the home. The kitchen had pots, pans, utensils, cups, plates, etc. spread out all over the place. The laundry equipment was falling well into the bathroom space. We wiped down all surfaces upon entry because it just felt like the house had not been entered in some time. We weren't expecting a 5-star hotel, but for what the home is, it certainly could have been presented in a much more inviting manner. The host was great! Quick responses to all our questions without issue. She did hesitate on a question regarding Covid-related return/cancelation policy, forcing us to book without an answer. But aside from that, very easy process to check in and Cathy was great to work with! As I said, I would certainly stay here again, perhaps finding a way to bring more friends and family to rent the other two homes at the same time!

Sanbornton Winnisquam Property 363369

The house sits right on the water with a dock & that makes it awesome. We had terrible weather last week rainy , hot & muggy so not having any air conditioning plus the beds are not good at all made sleeping very difficult. The day bed was was sleeping with a pipe up your back . So because of those reasons I have to give a lower review rating.

Unkept and dirty

The location of the property is lovely HOWEVER, we had issues with ants crawling in the cabinets, a filthy grill that we would never use, black filth in all of the windows, broken rusty lounge chairs on the dock. Luckily we had relatives down the road where we ended up cooking and spending our time there. Overall, we did not feel that the high price we paid was worth it. We've stayed in many other houses that offer better amenities for the same price. Perhaps if an investment of new furniture including beds and linens and kitchenware was made if would be worth the money we spent. Million dollar views maybe but less than million dollar feeling.

Best vacation ever!!

Dear Catherine..Sorry it took so long to write our review about our amazing vacation at your very special water front home with the boat house underneath! The wide open living room offering the breath taking views of Gunstock mountain and complete open water views. The futons in the living room really came in handy when our daughter arrived with a friend. They found them to be spacious and comfortable and for us we had the back bedrooms which were perfect for our needs. The sunrise and sets were simply priceless! Honestly you really could not be any closer to the water.. It was so relaxing especially hearing the waves splashing against the home.. Next time we will be renting a boat.. Our neighbors next door were wonderful and shared their water activities with us. We enjoyed the large dock too. We took nice little joints to the beach which was perfect off the country road only a few homes away. We have already been talking of our return trip! Thanks again Maria!!

A MAGICAL Place!!

My stay at the boat house was amazing!! Perfect location for a quick getaway, couple's retreat, or a family vacation. The views are breathtaking and there is something to do for the entire family. The house was very clean when we arrived and the beds were SUPER comfortable. Plenty of natural light from the windows in the main living room. The house is equipped with all necessary amenities (including a washer and dryer which was a HUGE plus). Very spacious as well. Highly recommend to any family. Thank for everything Cathy!

Out of this world! Pure Heaven

Impressive! Wow, last year we stayed at the cottage in the woods (3809101) and this year we stayed in one of the main house right on the water (363369). Staying at the cabin in the woods is so much better than any camp site we have ever stayed at, so rustic. This year we wanted to stay right on the lake and was it beautiful. The lake is all around you, and made you feel like you were living on a cruise ship. There are three houses on the lot and we had our own space but meeting the other renters, I feel we have made friends for life. The house is impeccable. It is equipped with everything one would need. The boat slip was right at our front door. Although it had a great kitchen, we spent our time cooking outdoors on the BBQ grills that are supplied by Ms. Owen. My family felt like we were in heaven. We could not find a better spot to vacation and dealing with Ms. Owen was a pleasure. We will be back, but perhaps for a longer stay. We loved everything about it, the house, the location, the lake, the boat docks, just perfect. Thank you for allowing us to enjoy your home.

Great Place for Great Friends

Our group cannot stop talking about our trip up to Winnisquam. We planned a (very) last minute Labor Day getaway and with Cathy's help we were able to pull it off! From the minute we arrived we enjoyed beautiful views from all cabins looking over the lake. Everyone was so comfortable with ample places to sleep and beautiful arrangements. The cabins were very clean and having the three houses allowed our large group to spread out. We enjoyed every minute on the docks, sitting at the tables on the lawn, grilling, and swimming. We rented a boat for two days and it was so great to be able to pull it up to our own docks. Our group had one day of rain but with the board games provided in the houses and with the screened in porch, we kept ourselves happy and busy. We have already booked our vacation for next year and are so excited to return! With linens provided and a washer/dryer, keeping everyone clean and organized was a breeze. Thank you again for our amazing stay up at the lake - great memories made with old high school friends on an amazing piece of property. Couldn't have asked for anything better.

NOT A 3 BEDROOM

This property is waterfront. You share the docks with 2 other cabins. It is NOT a three bedroom !!!! A futon in the living room is NOT a bedroom!!! Living room has two other futons and none of them are comfortable! The place was ok, but not enough for a return visit, especially with the dishonest claim of 3 bedrooms.

Can't get any cl oser to the water !!!

Been staying here since 2005 every summer for two weeks in August every year.. Its our home away from home! We bring our boat and park it right out front.. Is a great to start our day watching the sunrise while sitting inside having our coffee.. The views of lake and gunstock mountain are beautiful from every window. Wish the house was available during the winter as we also enjoy skiing! This home is spotless every time as that is such an important factor for us! We love to stay in and cook or have bbq's its all right there. We love the cozy beach just a short walk or we just swim and fish right out front. See you in August.. Can't wait. Thanks so much for all you do for us to make our vacation time so special Catherine.. Sincerely The Licciardi's

CAN'T GET ANY CLOSER TO THE WATER!! AMAZING VIEWS!

Hello again Catherine! Now is the time to think about our next vaction for 2016. My husband and I had such a wonderful time we want to be the first to book not one week but two this year. The set up was just perfect for our needs. We loved having the two bedrooms set back with the full bath in the middle. When our grandchildren came there was plenty of extra sleeping areas. The 3 futons really came in handy. We loved sitting at the cute pier 1 high top chairs by the fire place mantel admiring the amazing views. The private deck off the living room was ideal to hide away and just take a private moment and enjoy the loons swimming by. Having everything on one floor was also a blessing for my mother in law who is in a wheelchair to enjoy all the festivites from all of your water front window's. I personally liked the cute bar stools in the kicten area to watch my husband prepare our meals for the family bbq's we had almost evey night. Our neighbors were amazing... They had kayaks, jet skis and a platoon boat that they shared with our family. Just loved going out for a m oonlight cruise .. We have never been so close to the water and can't wait to come back.. My husband and grandson's were so excited to catch the bass right out front! We found everything neat and tidy and thanks for letting us use extra bedding that really came in handy. Thanks again for the prompted refund too. Will be in touch with our next vacation dates. What a quiet clean beach! Thanks for sharing your beautiful home with us.

Beautiful location, but the house...

We rented House #2 for two weeks. We used the dock to enter for swimming via a ladder provided, and you could shallow dive off the end of the dock. There is a nearby beach, apparently with a lifeguard, for guests who prefer more sand and a gentle entry for small children. Two other houses are close, and one shares the dock and its tables/chairs with them. Noise could be a problem (it was for us for one week), and one has to hope for nice neighbors. Despite the beautiful setting, the house is not well cared for and is definitely not worth the price charged. House #2 had two bedrooms, one with a double bed and the other with two twin beds; there were three futon/sofas in the living area if you wish to sleep all together like that! Beds and mattresses are the cheapest available, and two critical slats in mine were broken, so that by the end of the week, I could barely walk. I had been told in writing what bedding would be provided and that the bedding would be clean, but one mattress, two futons, several pillows and bedding smelled very bad from prior tenants and from general mildew and dampness. When I called to ask the owner to have someone take the bedding we would be using away to wash it, she declined; I spent two days washing and drying them in a washer/dryer in the house, and replaced two of the pillows. There also are no dressers in the house, so we lived out of our suitcases. We found the “futons as sofas” not a comfortable solution for seating, and my family felt there was not a single place to sit in the house that was comfortable. The housecleaning staff were also not committed; I found popcorn and sausages behind the microwave, our dog found a potato chip under a bed, there was plenty of aging dust on the bedsteads, and a broken chair had not been repaired and was just left there instead of being removed. The gas grill was filthy and barely functional; we were left with an empty tank, which was easy enough to fill up. It’s a pity. I would encourage the owners to rethink their management strategy.

Perfect location for a memorable holiday!

My family had a fantastic time at this rental, and if our schedule allows, we will definitely be back to enjoy it next year! The spot on Winnisquam is close to perfect. It was quiet at night but close to plenty of areas to explore, including the farm neighborhoods to the north (where there's a great breakfast place) and the sand bar to the south where you can park your boat and go swimming. Of course, the docks right outside our cabin were essential. We parked two boats and tied up a few kayaks for easy access while we spent most days and early evenings swimming and fishing steps from the cabin. The grounds were expansive, and there was plenty of room for parking when guests arrived and a nice yard to play games and have cookouts. Catherine was very accommodating and was available anytime we had an issue or question. When we arrived, the cabin was clean, but didn't really seem like it had been deep-cleaned to our expectation, so Catherine offered to have the cleaning crew come back immediately. We did not feel that was necessary and went on with our fantastic week. Sitting dockside with family and friends for a week in August on a beautiful lake is a memory that we will cherish forever.

Perfect Classic NH Lakefront Cottage

This cottage is as described. It's frilly, comfortable and absolutely perfect for a small family (2 adults 2 kids). The layout has a decent-sized kitchen that has what you'd need for simple cooking: a skillet, a couple of pots along with a ton of utensils and a block of knives. There's a gas range and oven with a double sink. Coffee pot is programmable! No dishwasher, but a ton of dishware and various glassware/mugs. The living/dining area is tiled, all open and windows line the walls facing the water. The bedrooms are in the back and are small - bathroom is between the bedrooms and has a skylight for natural light. The house is situated ON the water - as in - there's a boat "garage" under the house. On quiet nights you can hear the water lapping the foundation. There's a wide deck over the water and a dock for your boat. You can jump off it but shallow dives only and probably not advisable even those as the dock is pretty high off the water's surface. The bottom is sandy and our toddler could stand. The view is beautiful. The gas grill works like a charm. A couple of warnings for those who've never rented lakefront cottages: 1. Space is at a premium, so your neighbors are very close. NH has few fireworks regulations so it's possible your neighbors are shooting them off. This particular cottage has its twin that shares the deck and yard, and a cottage behind these two that also shares the yard, deck and docks. We had no issues but it's not private (if that's what you're looking for) - actually, the guys in the twin cottage were great fun. 2. This is a lake cottage, and yes, there will be spiders as there are bugs. No matter how much cleaning you do there will likely be some multi-legged critters. This cottage probably has a couple of places that the cleaning rag has missed, but overall we found it VERY clean. If you're picky, though, about some overlooked places... well, good luck to you. We've rented some very expensive places with foot-long dustbunnies under the couches. 3. The beach described here is indeed .25 miles from the house - as another renter complained. That's a 5-minute walk for most people (!!) and you can park if you're so inclined to make the 15-second drive. The beach is sandy and the water is roped off with a great sandy bottom. There are a couple of picnic tables too. Overall, Cathy (the owner) is a love to work with and extremely flexible. We would definitely return for a quick get-away!

Home Away from Home -- A long way from NYC

Wow! I loved this waterfront home with a nautical feeling throughout. We enjoyed watching the loons, listening to crickets, and just feeling at one with nature. I couldn't believe the beautiful views of Gunstock Mountain and the proximity to the beach. I am so appreciative that my friends included me in their family vacation. Next year, I will return the favor and invite them. I've already booked both the cabin and this waterfront home for family and friends!!! FYI: We rented a boat and parked it out front at the boat slip. Our jet skiis were stored right under the boat house. The weather was gorgeous and we bar-b qued every night. Thanks, Catherine and Clan

Very, very disappointing. Misleading marketing.

We were very disappointed with the house. So disappointed that we would not rent this property again. Our list of concerns are below: - Our lakehouse, #2, was smaller than the one next door (2 bedrooms as opposed to three) and did not have Dish or Direct TV as that house did yet I paid hundreds more for house #2. The neighbors showed me their home and TV channels. This is not fair practice at all. - The advertisement would lead anyone to believe there is a sandy beach at this lakehouse. In fact, you include a picture of a sandy beach in with pictures of the lakehouse and in the description it states "steps to beach". This is in fact not true at all. There is no beach. The nearest sandy beach is about a quarter mile down the road and is a public beach. We had our grandchildren visit us and were fully expecting they would have a sandy beach to enjoy. - Your advertisement and your written emails to me explained there was a boat house to be used. We could not use the boat house. The garage door opener is unplugged, you cannot plug it in as there is a birds nest that has obviously been there for a long time which blocked access to the outlet. Even if I could have plugged it in, there is no remote to open the door and the boat house itself is filled with junk and is so shallow my boat would have been on dry land. Additionally, there are birds nests all over the place in the boat house with birds flying all over. Even if I felt like working my way around all the flying birds, my boat would have been covered in bird poop. - The house itself was not clean at all. The floors were very dirty, there were spider webs all over the interior, and there were very large spiders and webs inside the screens of all but two windows rendering them unusable. - The VCR in the living room is broken. We attempted to let our grandchildren watch a movie and the VCR player "ate" the tape ruining it and leaving the kids without any shows to watch (we didn't find the tiny TV with VCR until after the kids had left. - We found a broken bottle of Grey Goose Vodka near the refrigerator and the outdoor grill was disgusting.
