The dining table with seating for 10-12 (with extra chairs from game room and table leaf extension) is perfect for large families and friend groups over a home-cooked meal.

Bedroom 4: lower level, full over full bunk bed with a twin trundle, and a twin over twin bunk bed, there is no air conditioning on this level but we have extra fans for this room

IMPORTANT TO NOTE:
* Noise must be respectful at all times, especially at night
* The lower level doesn't have stairs but there are stairs to the main and upper levels.

* No street parking (ask us about extra parking if needed)
* 4 vehicles MAX - No exception. No street parking per county ordinance - could result in towing and major fines
* Please put trash in the garage or at the curb during garbage day
* Smoking only outside, at least 10-20' from the home. No smoking anywhere in the house whatsoever, including in the garage. All butts must be properly distinguished and disposed of.
* Surveillance: may have camera for monitoring the driveway and exterior of the home for safety and security purposes. No monitoring inside. May also have decibel monitoring devices (nothing decreeable) to ensure we're in compliance with the local noise ordenance. See NoiseAware's website for more information on these.
* Early checkins / late checkouts may be allowed with authorization (extra fees likely apply).
* The pool is not heated, and is very cold in the winter.
We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 20 people into a house and party hard, this is not it. Please no celebratory parties like bachelor, bachelorette, etc. This is a family oriented, tasteful, and well appointed home - please treat it as your own.
This said, we are open to mature individuals who want to party but know how to treat other people and their things with respect. NO LOUD or LATE PARTIES.
Guests agree to comply with South Padre Island's Vacation Home Rental ordinances and our rental agreement (emailed separately), and failing to do so, or violation of home rules in the listing, may result in egregious penalties, forfeiture of security deposit, and even eviction.
