◆◆◆Staying in the Pocono Mountains◆◆◆
If this is your first time visiting the Poconos, we want to ensure you understand what staying in the mountains entails. This house is nestled in the mountains, surrounded by trees and nature. As a result, you may encounter wildlife, as this is their home and we are merely guests. Wildlife may include flying insects, spiders, ants, squirrels, flying squirrels, mice, foxes, raccoons, opossums, skunks, snakes, turtles, coyotes, and black bears. Smaller creatures and insects can occasionally find their way inside depending on the outside conditions. We have monthly exterminator visits to minimize this, but being in the mountains, anything is possible.

Additionally, the mountain infrastructure differs from that of the city. Small wind or rain storms can occasionally cause power or internet outages in specific areas, including our home. Power outages may affect the water supply as we are on wells and the well pumps need power to work. Usually, these outages are restored within 8-10 hours, which is a quick turnaround given the weather conditions. For outages lasting less than 24 hours, no refund or compensation will be provided. For outages exceeding 24 hours, compensation will be issued on a case-by-case basis.

Lastly, please be aware that extreme heat or cold waves can put stress on the house's heating or cooling systems, and these systems may struggle to keep up during very high or very low temperatures.

◆◆◆Winter Bookings◆◆◆
During winter months, it is highly recommended to have a vehicle with All-Wheel Drive (AWD) or 4x4 capabilities due to potential heavy snowfall.

◆◆◆Supplies◆◆◆
We provide a starter pack of household essentials (paper towels, toilet paper, garbage bags, dish detergent). If the property includes a dishwasher, washer, and dryer, we also provide cleaning agents for those. Guests staying for longer durations or with larger groups should bring additional supplies. Personal toiletries (shampoo, conditioner, body wash), q-tips, deodorants, or other personal care products are not provided.

The house includes cooking ware (pots, pans, plates, utensils, baking dishes), but guests need to bring personal grocery items (seasonings, flour, sugar).

We are located in a private gated community that requires a guest registration form for security and emergency purposes. The form will ask for full names and ages of each guest, as well as vehicle and driver information, including the main registrant's license ID number and the plate numbers of all vehicles entering the community. Names on the forms must match the legal ID of the driver.

Keep Dogs Leashed: Dogs must be leashed at all times while outside.
No Overnight Outdoor Stays: Do not leave your dog outside overnight.
Clean Up After Your Dog: Please pick up after your dog when it goes potty.

✦The community features two lakes, multiple swimming pools, basketball courts, tennis courts, a playground, mini golf, and more.
✦ The pools and beaches are open from Memorial Day to Labor Day.

✦Amenity badges are required to access any public amenities and can be purchased at the Main Administration Building for $12 per person, per day. Purchase is optional based on if you are going to use them.

✦We cannot guarantee that community amenities will be available during your stay. Availability and operating hours are determined by the association and may vary. Refunds will not be issued if amenities are unavailable due to reasons beyond our control, such as weather, staffing, or other circumstances.

Our property offers direct access to the water for your enjoyment. Please note that use of the waterfront and any boats is at your own risk. There is no lifeguard on duty, and life jackets are not provided.

Please note that outdoor fires may be restricted during local fire bans, which can be enacted at any time due to weather conditions such as high winds or dry spells without notice. Guests are responsible for checking current fire regulations and adhering to all posted signage during their stay. During an active fire ban, use of the fire pit, outdoor fireplace, or any open flame is strictly prohibited. Violations may result in fines and immediate cancellation of your reservation without refund. We appreciate your cooperation in keeping the area safe from wildfire risks.

A. Early check-in or late check-out possibility is determined the day before arrival. If granted, early check-in is at 3 PM, and late check-out is at 1 PM at no cost. For earlier arrival or later departure, a $75 fee per 2 hours applies. Booking the day before or after your desired stay ensures the ability to check in early or check out late.

◆Q. Do you offer any discounts or additional discounts?

A. Our listed price is the best available.

◆Q. Do you supply firewood?

A. No, firewood is not supplied.

◆Q. What's the latest we can check in?

A. Check-in is anytime after 5 PM, with no cutoff time.

A. No, propane is provided.

A. All beds will be made with linens prior to check-in. Bath towels are provided for the number of guests in your reservation up to the max guest count allowed in the house.

A: Yes, the property has high-speed internet that supports streaming, video calls, and remote work.

Much Needed Vacation

This was our first experience with VRBO. It has been 11 years since our last stay in the Poconos, and we have stayed in this community in the past. The experience was seamless, and the property was exactly as advertised. Everything was in great shape and made the stay very pleasant. The house was wonderful and appointed well for a vacation. The community is quiet, and amenities are great. The host was always available, and communication was great. Needless to say, the lake was spectacular. Can't imagine staying anywhere else next vacation. Highly recommend.

Could not have made a better selection!

This site was amazing! We were so pleased with the privacy, having a bit of space to the left of the home and a couple large lots to the right. We had direct access to the water, just as described. We enjoyed breakfast on the deck, cool mornings in the back yard underneath and encountered several deer; the most enjoyable a doe and her two fawns frolicked past the porch where we sat! The sunsets were splendid. The hosts were available for any question we had, which were a few since we were first timers. We had taken supplies but needed for nothing, everything you need is supplied. Thank you SO much for this beautiful place!

A lovely spot, great fireplace!

We had a great stay and will definitely return. It's exactly as listed. It's spotless and very well stocked. Great deck and backyard right on the water. Fantastic windows fantastic light and views. While we never saw any critters, we saw their tracks in the snow. There was quite a variety. I would definitely keep any dogs on a leash. It really is a great house in a great location, feels very private yet is close to anything you could need.We did have some bad luck considering we had a long drawn out cold spell. Pipes froze even though they took all the normal precautions. Their communication was solidly reliable. They responded immediately and the problem was as solved as that can be before we went to bed. Other than that, I would say anything more than 6 people would feel cramped and put a strain on the shower scheduling chart. If you do not like a chilly house, I would avoid deep freeze times. However, that fireplace keeps the place very warm so for us, the chill wasn't a big deal. The beds are soft but so are all the lovely linens. And there are no hooks for coats in the mudroom or towels in the bathrooms. That's the worst I can say. So go for it! Rent it! Enjoy your time with your friends and family!
