Exceptional 3-bedroom 3-bathroom updated townhome with a south-facing private patio and dip pool, a large balcony and pond views. Stylish and luxurious with all-new decor, furnishings and paint! Located on a small and peaceful community with a clubhouse, communal pool, gym and games room and just 10 miles to Disney World!
This gorgeous newly furnished end-of-row townhome has a stylish décor throughout. It features a private south-facing dip pool with retention pond views, a large balcony, 3 bedrooms all with en suite bathrooms and SMART TVs, plus a spacious, open-plan layout.
This end-of-row townhome has a beautiful open-plan living area with a large corner sofa, a fantastic 75-inch Smart TV and sliding doors out to the south-facing pool deck.
The contemporary open-plan kitchen has granite counter tops, stainless steel appliances and a breakfast bar with bar stools. It is fully equipped with a dishwasher, oven/hob, microwave, coffee maker (jug and K-cup), kettle, toaster, blender etc.
The beautiful dining area seats 6 and is conveniently located next to the kitchen.
Also on the ground level, you will find an attractive queen bedroom with a Smart TV and direct access to a beach-themed en suite bathroom with a large shower, sink and toilet.
On the upper floor you will find the spacious primary suite decorated in neutral tones with a king bed, Smart TV, walk-in wardrobe and a lovely private balcony with views over a peaceful retention pond. The en suite bathroom is luxurious and spacious with granite counters, twin sinks, a large shower and toilet.
The third bedroom has a tropical palm-print theme, a Smart TV and sleeps two guests. The palm print theme continues in the en suite bathroom which has a tub/shower, sink and toilet.
After a long day at the attractions, you will love heading home to enjoy your own private south-facing dip pool! The pool deck has the benefit of new privacy screening on the entire left side of the lanai, giving this home an extra dose of privacy. The pool deck is equipped with a table and chairs set for outdoor dining, plus two sun loungers.
The dip pool can be heated (pre-bookable optional extra) and a pool safety fence is also provided for families with small children.
On the upper level you will find a laundry closet with a washer, dryer plus ironing equipment. This property has air conditioning throughout, Wifi and free local calls. There is also complimentary use of a highchair and travel cot (pack and play).
There is an assigned parking space in front of the home for one vehicle, a second vehicle may also park in any unnumbered space on the community.
IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
CANCELLATION POLICY:
The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT:
The pool can be heated and is an additional $35 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
