Beautiful cottage in premier location on the Bay side of historic Bay View, MI. Almost every room has a “Bay View.” There is one cottage next door so the lake views are partial while being pretty and soothing. Relax on the covered wrap around porch while sipping a drink and watching the stunning Bay View sunsets over the water. This 3700 plus square foot cottage is so large that 15 people can have privacy and alone time in any number of the rooms, including the large TV/Living room, the back deck, the wrap around front porch, the dining rooms, the kitchen, several other porches on the top floor, or in any of the lovely bedrooms. Nicely decorated throughout. There is a wet bar off of the kitchen with a mini fridge. There is a back deck with a gas grill for your use. Almost every bedroom has its own sink, and all have clean linens, towels, heater, luggage rack and room fan provided. There is no air conditioning. The breezes off of the lake keep this home cool. It is the closest rental cottage to the beach, the recreation area and the tennis courts. Stunning sunsets! The 8 bedrooms include 2 king beds, 3 queen beds, 2 double beds and 1 twin bed. Downstairs has 1 king and 1 queen bedrooms which connect to each other, with a door that closes for privacy. There is a half bath in one of them and a full bath in the other. Upstairs has a king bedroom which connects to a sitting room so it is a suite, 2 queen bedrooms, 2 double bedrooms and 1 single bedroom. Two double bedrooms have connecting doors to each other. The twin bedroom has an outside porch. One upstairs queen bedroom has an outside porch. The other queen bedroom has a nice view of the tennis courts opposite the cottage and of the lake. All bedrooms have some view of the lake. Five of the six upstairs bedrooms have their own sinks in them. There is a full bath upstairs, a separate bath tub room and 2 rooms with toilets only that used to be telephone booths! This cottage was built in 1878 and is an historic site. It is one of the the largest cottages in Bay View and was one of the first to be built originally as a lodge, housing people while they built their cottages, so there are numbers on all the doors of the rooms. The woodwork throughout the cottage is stunning. If you like an historic cottage you will love this one! Bay View is noted for its beauty. There are parks, a Boys and Girls Club and the John M. Hall Auditorium located up on the hill which offers performances from music to films to plays to recitals. The Bay View Boys & Girls Club is the perfect way for your kids to engage with other kids during the day. And there are swimming, sailing and tennis lessons offered as well in the afternoons. Right next to the cottage is the northern Michigan bike path which leads in either direction to Petoskey, Charlevoix, Harbor Springs or further north. Mackinac Island is just a short trip away. There are many bike paths on the island that are both on the main road and off. Ice cream, fudge, any treat you can imagine. The fun is endless in this summer paradise! No pets, no smoking, no candles. 8 bedrooms, 2 full and 3 half baths, 1 tub room. Limited to 15 people. There is a Quiet Time Rule in Bay View after 10PM and before 8 AM. This rule means that people must go inside after 10:00PM or down to the beach or off premises to make noise. No tents allowed. No trailers, RVs or pop ups allowed on site. There is a parking area in the back of Bay View for those things.

$600 cleaning fee.

Truly enjoyed our stay
Loved the older house, so cozy and homey, loads of character, yet all the essentials. Great kitchen and wet bar/coffee area. Comfortable beds with lovely views of the bay and sky. Biking distance to everything. Of course being almost right on beautiful Lake Michigan was wonderful as well. Truly enjoyed our stay. Definitely would stay again. Also Judy is a top notch host😁

She uses a professional house cleaner but I don’t think she knows that they aren’t cleaning properly. Baseboards are very dusty,windows aren’t clean,walls need attention. Love the house and location but mostly the owner of the house is fantastic woman.

Extended family gathering
This is our first time in this lovely home, and we all agreed we would come back again! Welcoming and very comfortable. We loved the tennis courts and spent almost every evening playing. The kids enjoyed the beach and the adults loved spending time on the front porch. The noise from the road took a little getting used to. We found the kitchen spacious for an older home.

Wonderful Historic Home
Our family enjoyed this charming historic home, located a short walk from the shores of Little Traverse Bay. The house was clean and well equipped for our large group. We especially enjoyed the expansive porch, Bayview activities and the beach which was perfect for small children. The lack of AC made it uncomfortable on several atypical oppressive days however many fans were available for our use. Communication with the owner was excellent. This was a vacation to remember!

Fantastic Stay in Bay View
Our family had a wonderful week in Bay View at Judy’s home. Its location is amazing, basically right on the water. The home is huge-we didn’t even use all of the bedrooms. Bay View is a charming town-enjoyed walking and biking and seeing all the Victorians. We sailed and kayaked as well as rented a b for tubing. Tons of great restaurants in Petoskey. Our family loved it and was sorry to see the week end.

Love the location and size of the property. We returned for the second year in a row., with 3 families aged 75-11. You can ride your bike into town, 2 minutes walk to Bay View beach and enjoy a swim or rent paddle boards and kayaks. Perfect for families with all ages children. Judy is very responsive and accommodating- highly recommend!

Perfect location
We had a wonderful time at the house. We had about 14 family members stay and there was plenty room for everyone. The house is beautiful and 2 minute walk to the beach and boat house for kayak and paddle board rentals. We rode our bikes into town a few times and enjoyed walking around the bay view neighborhood admiring the homes. We had a great trip!

Bayview Cottage w/Character
This cottage has lots of character & lots of bedrooms. It is very spacious with a adequately equipped kitchen. It does have lovely views of Little Traverse Bay but is also near a busy, noisy road. The sunset each night on the giant L-shaped porch make this cottage a keeper.

Absolutely Perfect For Large Family Gatherings
Everything about this rental was perfect for accommodating a large family. The amenities were a delight for children and adults. The large lovely cottage provide plenty of space for our family. It was very close to the beach, the kiddie pool, boats that were available for rental and tennis courts. A short walk away was the campus of Bay View and all it has to provide, a library, playgrounds, performance venues, The Terrace Inn and much more. This cottage is also close drive to the shopping, dining and city life of Petoskey, Harbor Springs and Charlevoix. We will happily rent this home again and again, hopefully for years to come. Judy was always accessible to answer questions or to provide us with any guidance we required. We so appreciate your lovely cottage and the memories we made during our stay. Looking forward to working with you again soon.

Beautiful home.
The cottage was everything is was described to be. We had two problems, there were problems with the plumbing, very slow drainage, dripping tub, and 10 minute flush return, the other was there was a lot of dirt, surface cleaning was done but the window sills, screens and entry ways were all very dirty. All in all, everyone had a wonderful time and once the problems are fixed, we would love to come back.

Wonderful home with tremendous character. Felt right at home. Everyone had his own bedroom and bath accommodations were suitable. Great location, only down side is the noise from the traffic from the heavily traveled road which abuts the property.

We have rented this property several times and are planning to do so again. The cottage is updated and extremely comfortable including beds, linens, dishes, kitchen supplies, and overall furnishings. The owner takes great pride in the the cottage and grounds and, as renters, it is important to respect the property also. Bay View is a wonderful area offering many opportunities.

We loved this house!
This wonderful old house was so perfect for us, we hated to leave. All the rooms were beautiful and well cared for. As large as it is, it has a warm, cozy feeling that we all noticed. We spent hours just sitting around the table, talking and laughing. And the beds were so comfortable--we slept so well. Also, Judy thought of everything we might need in the way of dishes, cookware, coffee pots, etc. It was the best rental we've ever done! Thanks, Judy

A nice, kinda quirky place
This is a lovely and rambling Victorian. It is steps away from the beach and accommodates a large crowd easily. The kitchen and patio are especially notable in that regard. Bedrooms have their own sinks, but toilets are fewer and shared. The house has some eccentricities but is charming overall, and the landlord seemed very nice. Bay View is a delightful community. There aren't many like it.

Charming home in a beautiful location
My extended family recently stayed at Bay View Cottage for a week and had an absolutely wonderful time! The house accommodated all 17 of us, from my 5 year old son to my 91 year old grandmother, and was in a perfect location to enjoy the views, parks, walking paths and beaches of Little Traverse Bay. It was also a very easy drive to Sleeping Bear Dunes, Traverse City, Mackinac Island, and any number of other local attractions. We would definitely recommend this home to any large group looking to stay in the Petoskey area!

A Fabulous & wonderful Huge House! I'll be back!!!
I have stayed in this gorgeous Bay View house several times before! This time I took friends from Australia & they loved it! The house has bedrooms galore! We had a large group & the thing I love is that even though you may have many people in the house, you can also find a quiet place just to sit & read or snooze in the sun! The house is, like all the historic Bay View houses, truly charming. The owners have taken superb care to retain the heritage. It is welcoming & a delight to entertain in. From the spacious, spotless kitchen - fully equipped - to the full-sized dining room & living area, there is plenty of room to cook & dine with ease. Each bedroom has it's own flavor or theme - I love this. I have my favorite but I always delight in who picks which room - again, the owners have taken such care to give guests a treat of the unexpected! Thank you!! Leaving the best till last...I must rave about the porch! We had most of our dinners on it, watched fantastic sunsets from it, & chatted the night away sipping after dinner delights in the gorgeous northern Michigan air. The water view makes me smile & there is an easy stroll to the waters' edge. Walk the historic Bay View area, bike the lovely & well maintained bike paths, wander to downtown Petoskey, kayak the crystal clear Little Traverse Bay, swim & enjoy the sandy beach....there is much to do! This is one of my favorite places to vacation. It has never disappointed & I recommend it with gusto!! Enjoy!

Charming Vacation Home
This was our second stay at this fantastic home in Bay View! We stayed in Upstairs room 1 and enjoyed waking up to the view of the bay. If we wanted to we could have watched the sunset from our bed, but we were called to the shore each evening to view the most incredible sunsets we've ever seen! This place is huge and has everything you need and want to feel like you are home. The kitchen has it all, really everything you need-from a great assortment of knives to pans and serving dishes. What really tickled my fancy was the charm this place has, it's old- but sturdy, clean and historic and the porch is just fantastic for sitting with friends, enjoying a meal, playing games, or taking nap in the swing. The awesome state park is close by with a nice beach. There is a nearby full size grocery store which has all the organic and high quality foods you find in more populated cities-and the prices were surprisingly reasonable, even sometimes cheaper than back home in my big city! We will return every summer to this wonderful charming awesome place!

Big House - Big Memories!
For a large group of friends, this amazing home has been the selected destination for two years in a row, and we already cannot wait for next summer. It is in a prime location - easy (walking) access to the beautiful bay, a community beach with boat rentals, a pool, and tennis courts. So many things to do in a friendly, vibrant community. It has sort of a "Dirty Dancing" resort vibe! The home itself is enormous with bedrooms upstairs and down. The history of the place fascinates me - as it served as lodging for families as they built there homes in Bay View...I love to think about that as I appreciate the character of this historic building. They don't build things like this anymore. It's spacious, super clean, and cute as a button. Each room is unique and inviting. The kitchen is well-equipped and easily handled our swarm of "foodies!" My favorite part is the porch that seems to go on forever and has a lovely view of the water - so you can sip on wine and anticipate when to walk down to the beach to watch the kicka*s sunsets! I wish I could stay for two weeks, rather than one.

BEWARE THE GREEN BINDER
On August 14 my sister and I moved into this property. The property was in such poor condition that we moved out after two days. We were lucky to find a lovely rental in the same area. This move was both expensive and inconvenient. When we arrived there was a green binder with all the rules and prohibitions concerning the cottage. Had this information been disclosed in the listing we never would have considered renting. Thus far VRBO has been no help in trying to recoup any of our rent. It is clear that these properties are not vetted so it is renter beware. I will try to list of the few of the problems we encountered in our two day stay. A 40 gallon for a house for 15 people--only one person could shower at a time, only one blow dryer could be used at the same time, front of dishwasher taped on, disposal had so many restriction that it was useless, linoleum lifted in several places, table legs were not attached to the top (very dangerous) a window pane in one of the doors was held in with packing tape, all windows had to be held up with wooden strips, dirty throw rugs, shower light filled with dead bugs. I feel if this property had a safety inspection it would not pass. I urge any person considering this cottage to look further. There certainly have to besically better, cleaner, safer properties available. It seems that once your check is cashed you have no remedies--you are basically powerless.

Tons of charm and lots of room
I've stayed at this one-time inn several years now, and always find it clean and welcoming. I like to cook, so I appreciate the well stocked kitchen and bar area that make cooking dinner for all 9 of us no problem. The best part of the house is the wrap around porch with lots of seating and a view of the charming yard and sunsets over the water. No streets have to be crossed on way to the swimming area and walk ways along the Bay. Can't wait to go back in 2018!

Wonderful Lodgelike Cottage in Bayview
Huge. Great for kids and you can sprawl out as a family and have privacy if you need it. Super access to Bay View amenities with exception of Woodland Ave traffic.Owner has done her best growing shrubs for privacy from on the street side. However, it is an exaggeration to say it has views of the Bay from every room. There is a smidgen of a view from some rooms over the small building in back of the cottage.That was a disappointment to find out when we arrived. There is a nice view from Master bedroom and living room and the charming wrap around porch. Front fenced in yard, safe for kids.Easy walk to Bay View beach.

Great for big families
A beautiful old large home. The historic home is in an Association with other historical homes. This house is very large and plenty of seating for everyone. We came for the first 4 nights with my husband and 3 children and didn't even touch half the house. Later our extended family joined us bringing 5 more adults and 5 more children. We went some times without even seeing everyone in the house! The Association has a lot of amenities to enjoy. There is a baby pool that is 18 inches to 42 inches for children 0-8 complete with a lifeguard, there is a roped off swimming area with a sandy beach along with 2 more lifeguards, there are 5 tennis courts directly across from the house, and also there are fire pits at the beach that can be reserved for nightly use. Close to stores, restaurants, and State Parks. The only surprise we encountered was that there was not a propane tank for the gas grill located on the back deck. The owner is very good with answering any questions you may have and answers emails in a timely manner. Overall we throughly enjoyed ourselves and couldn't have asked for a better home and location to spend our vacation.

I lived in our family cottage every summer of my life until I was 19 years old. Since then I spend time there every summer. It is my favorite place to be. In the picture I am in the middle between two friends cooking in the kitchen.

Why they chose this property

My grandmother bought this home for our family in 1956. We inherited it and have loved it all this time! It is one of the very first homes built in 1878, originally as a lodge to house others while they were building their own cottages. Hence the over 3700 square feet! Later on, when we owned it, it became a lodge for travelers, newlyweds, and college boys. My family stopped renting it that way in 1972, and I now rent it as a very large home for others to enjoy.

What makes this property unique

I enjoy walking along the bluff above the beach every day and riding on the amazing bike path that runs either way from our cottage to Charlevoix or Petoskey State Park and beyond. I love to sit on the rocks at the beach and listen to the waves while watching the most amazing sunsets. And I always go to Mackinac Island each year and ride bikes around the island, eat fudge and be a tourist!
